they massed so worst the costruction of building on asking someemployee say its normal in todays market,
they took mseb amount saying for electricity, water & club house
but at last they now say water was only for 5year, now u guys have to renew from irrigation department .
they took maintaince regular, but gone for walling problem, they say inside wall are made for display so u take care
so don't go on ads, think before investing in flats

After payment of final demand Rs. 2, 70, 931 paid on 20-Dec-2015, I received letter a from developer stating additional payment of Rs.48, 082/- as penal due to delay in demand payment. I made all my payment on time, there is only single delay in payment from ICICI Bank, on my investigation I discovered that payment delayed by ICICI Bank was due to incomplete construction, as per banks policy developer was not completely liable for the mentioned amount. There are many errors and discrepancies in the calculation provided by the developer, when I insisted for clarification I was denied for the same. When I requested them to waive the penal levied in absence of satisfactory calculation, they offered me a discount of Rs.10, 000/- and insisted me to pay balance Rs.38082/-
There are too many loopholes and flaws in the calculation provided, I would like to mention few instances.
1.) My property got registered on 16th December, 2013, where as I got my demand letter stating my first instalment is due on 25th Novmeber, 2013. How can demand is due before registration of the property. I called the sales executive Mr Dheeraj and asked him regarding the demand date correction, he assured me that nothing will happen and they will correct the demand date in their future records.
2.) My second demand letter I received on 05th February, 2014 but there is no due date mentioned on the demand letter. How will I or Bank come to know till what date disbursement need to be done ?. Whereas in the calculation provided by developer they have charged the penal interest from 28th December 2013.
3.) Developer has collected additional charges for “Fabricated safety Grill” for windows but as per agreement I am not suppose to pay these charges, all these charges where inclusive at the time of agreement. Agreement does not states anything about “Window Grill” charges.
I had already made all the payment on time from my side, if there is some delay in disbursement from bank side on account of incomplete construction, then how I am at fault ? Why I should bear this additional charges of Rs.48082/- ?
