7/12 Not Being Transferred — 7/12 not being transferred to my wife name

Hi sir,

I have purchased 1614 sqr fit land in maza rui nagpur. Registry is already done before 3 years but broker is holding 7/12 transfer to my wife name.
For last 3 years he has been saying that "ab ho jayega, tab ho jayega".
Ek baar to usne registry ki copy and 2500 rupees bhi le liya and kahne laga ki is baar ho jayega per abhi bhi nahi hua.
Land owner ka ghar bhi malum nahi hai ki unse mand saku jo bhi jaruri document hai 7/12 ke liye.
Ab broker kahta hai ki land ka tax baaki hai and owner ke paas abhi paisa nahi hai tax dene ke liye (Actually it is a group of 20-30 plots).

Q. Pleas suggest me in details how to get 7/12 of my land. I am ready to pay tax for my plot. I have original registry copy as well.
Please help me, i would really be thankful to you.
