Bptp ltd has and is constructing residential flats in faridabad, gurgaon, noida. While dealing with company beware of following -
1/ don't sign flat buyer agreement without reading and understanding the contents. If some objection able clause is there, protest against it and get it removed
2./the demands made by company be checked and be calculated as per booking terms, so that no excess amount is collected.
3/don't give undertaking to company that no claim whatsoever for excess money collected or liable to be paid by co. Against terms of buyer agreement will not be made.
4/at time of final payment, ask the company to give credit for penality for delay, as after that co. Will not give the same.
5/ please be sure that amounts collected for edc /eedc, service tax etc are paid to govt. After collection. After giving payment seek proof of payment to govt. Check if licence fees has been paid to govt uptodate.
6. Don't take possession unless all works in flat and in common areas like parking etc are completed. Check the location of covered parking and choose as per your preference. Check the occupation certificate before taking possession.
7./while paying stamp duty to company, make sure that extra amount of stamp duty is not collected.
8/ once the possession document is signed, company will not respond even for any concerns and thus make sure of everything before possession.
9/mind it if any extra money is collected by company. Hardly there are any chances of refund.
10./ for maintenance charges please make sure that not any charges are collected from advance payment of maintenance for the period the flat was in possession of the bptp.
11/ don't pay for extra built up area without asking the company to satisfy about area of flat.
12./check the bills for electric charges thru dg set and see if same is as per agreement. Protest against unreasonable dg set charges or any unreasonable action/demand by company along with other flat buyers at the earliest.
Any other thing which you as buyer find to be incorrect and unjustified.
