I have a flat in Panchsheel Greens, Greater Noida. We are facing serious issues pertaining to the NOC while reselling our Flats, and want your help.
Would like to explain the same through an example of builder "Panchsheel Greens, Greater Noida, Sector-16".
We want to bring it to your notice that the Builder & Maintenance department is giving us WORST Services, because of which we are bound to sell our properties and find better places.
For the resale of our property, GNIDA needs a "No Objection Certificate" from us. The Builder (Panchsheel) is charging a hefty amount of Rs.2.50 Lakhs for issuing a simple piece of paper that only talks about the pending payments of the flat owner if any.
2-3 Months back, Builder had set these charges as Rs.60, 000 which the builder has suddenly increased to 2.50 Lakhs seeking there are No Govt laws/Rules/Regulations on this. We feel looted and cheated in absence of any support from the Government.
When we are the owners, and we have already spent a lot on the registry, then why this unnecessary amount of Rs.2.50 Lakhs.
Our humble request is to help us in highlighting this issue. Govt should either make a rule/guideline/law on how much a builder can charge for NOC or completely stop making NOC documents mandatory while Transfer of Ownership.
Anyways, the builder would not allow the resident to move out of the society without paying the dues.
