[Resolved]  Neptune Builder at Ambivali(Swarajya Project) — Registration Fees & Stamp Duty Increase

I request every one to share their Email ID or contact No. so that we can execute further course of action regarding to Sector - 2C and 2D fraud . Kishor -[protected], Sachin:[protected] & Bhupendra: [protected]. If we will go as group of 50-100 then law will definitely listen our point genuinely.

This is Vijay here, I have also booked a flat in same project in 2010 and I had also got the same response from authorities over there. Don't know what to do next as I don't have any registration documents as such. And I also feel that there is something fishy about this project.

Registration Fees & Stamp Duty Increase
Respected Sir/Mam,

My self amit ambolkar from mumbai Bhandup...

The main subject is that i have submitted registration & stamp duty Demand Drafts before 1 year ago & that was cleared in Sep11 & from 1 year i have not received registration document or any details. Now suddenly i got a call from Neptune & they were asking to pay us again revised Demand Drafts for the revised fee of 72, 680 INR.

We have asked them about previous amount i.e 25760 & the reply is check with government.

Secondly this project supposed to completed before 2 years ago & not yet completed & without registration they were send us notice to pay remaining amount in one installment..

I feel something is wrong going with this project & someone has to verify this matter before any big scandal.

Hopefully i will get some positive answer.

i am sagar, i also booked flat in ambiwali project however i got all the registration document and on the base of same i was took the home loan, however if this happens with u please take seriously and meet to their head office, but my problem is completion of project, they was committed dec-10 then 11 after that 12 but till it is not completed. i think we all should be meet at their office and ask them the Questions

Hi,

I am rajesh, I booked flat in Sec-2 in June - 2009 but even after 4 yrs, the building is still under construction. I have checked its current status and there is no way that they will be able to give possession by Dec - 2013 for Sec-2.
They have been promising customers that possession will be given in next 6 months and they have been doing this for past 2 yrs.
These people have been taking customers for granted and are not concerned about delivering Sec - 1 & Sec - 2 instead they have launched new phases which they are busy selling.
We should all come together and put this matter before concerned person.

This is totally Fraud by Neptune Builder .Neptune Builder many time given false commitment about possession DT.

We are common people who booked flat in Neptune swarajya, Ambivali in 2011 and they commited that we would have possession in 1-2 yrs but still there is no progress or status we have received from builder or their office every time they just provide fake commitment to us that it will get in may or sometime in dec end.they have not mentioned on portal that project delivery is 2015.

i always get one answer that constuction is going on. Enough of this discussion, Lets decide time and date. When we all can meet? Lets form a group of people. If we approach in single person, they would never listen to us.

Hi all,

I am Ratnakar Bhandary, I have also booked 1BHK Flat in Neptune Swarajya, Sector - II, Project, in Bldg. No. 22A in September, 2009 but till date they have not yet started commence of work on this Bldg. Every time I go to their Ambivali Site Office, they just gives one answer - CC NOT RECEIVED FROM KDMC. The same message they have been telling since 4 YEARS.

As I am staying in Mumbai on Rental basis for last 18 years and nowadays Rent in Mumbai/Beyond Thane has increased sky high we I cannot afford to pay as I am working in a Pvt. Office and my salary is very meagre.

As per the Government of India's New Rules, Builder has to obtain all the necessary Approvals before launch of the Project. But this Neptune Delelopers Ltd (Builder) at the time booking the Flat in September, 2009 informed me that they have already obtained the necessary Approvals from KDMC but now they keep on saying since 4 Years CC NOT RECEIVED from KDMC.

Whenever, I enquire the status of my Flat they keep on saying me that CC not received and will be received in 3 months / 6 months, 1 year time. This is happening since last 4 years. I don't know how to take up the matter with this CHEATING BUILDER. I suggest all of you (those who have booked flat in Ambivali Project) come together unitedly and take out strategy to take necessary action viz. bring this matter to the attention of MEDIA OR Publish the matter in Mumbai all the leading News Papers and take up the matter with the Chief Minister of Maharashtra or with Mrs. Sonia Gandhi at New Delhi.

I hope you all agree with the above and take necessary action on this builder for not giving Possession of the Flat for more than 4 years/not commencement of the work for more than 4 years.
