I completely agree. The quality is very poor. i have got the key from builder on 2007, This flat has a entire ceiling leakage and don't know whether the builder has processed the completion certificate for this SOWNAK FLATS which is resides in 49 New india colony 2nd street, Ullagaram puzhuthivakkam, Chennai -600091., As said above no proper drainage, Wood work and EB Boards are not properly closed, Also on september 2007 i have informed to the builder to recitify my bathroom work which was not made properly and they have agreed there mistake at that time verbally and promised me to finish the work, Now three years is going to elapse and no solution for that.
From the 1st year itself Celing leackage started for entire in my home and no one can stay during the rainy season, Due to this myself and my family members are mentally upset.
Please think twice before you buy any property from ABHIRAJ CONSTRUCTIONS to avoid dispute.

I wholly agree with their comments. He not even have the guts to say that he made a construction in Puzhuthivakkam. THe Flat name is "SOWNAK". The prospect will show one specification and the work done will be of other. Any one wants to purchase flat from him, please visit our site then you decide.
Before Going to the Construction, please come and see the sownak flat and discuss with all owners and decide it. If you need it i will paste the celing leackage picture and other disputes.

Is this the only flat (Sownak Flats) having problems or is there any other flats constructed by ABHIRAJ constructions having similar problems (Celining leakage etc). I think, there are few more flats at west tambaram and urpammam. Any idea about those flats?
Yes Flats in Urapakkam also has lot of problems .
Those who are planning to buy flat from this builder please spend time in reading it and decide.

I have bought a flat from him and have been facing lot of problem from the day of purchase. let me list out one by one.
1. Cracks in the wall - these are not air crack, these are cracks due to structural and material defect. they dont have a proper mixer of
materials. in my home i have these kind of crack all over the places. i tried to fix it but still its extending. still i dont know what to do. this doesnt
stops in my home, cracks are available all over the buliding (again I am mentioning here that these are NOT AIR CRACK !!)
2. Low cost materials in Bathoom & Kitchen: you will see very low cost materials in bathroom and kitchen. materials get rust in few days. Wall
Tiles that will be used in bathroom and kitchen will be breaking soon after the handover (sometime before handover you can see the tiles
breaking). taps will mostly will cost around 90 - 120 rs.
3. shaking floor tiles : floor tiles will be shaking which will cause other floor tiles to shake one by one.
4. poor doors : very low cost doors which will be spoiled in a few days of handover.
5. worst carpentry works : in our flat none of the windows can be locked without probelm. none fits properly.
6. poor customer service : when we explained all these probelm and asked the builder to take care, none of them are taken care properly and
some of them are never taken care.
they will respect you only till they get the money, once they get all the money they will not consider the customers. all these problem happened in
the few months of purchace . so dont even think to buy from him.
we are looking to gather all the flat owners and file a case against him and blacklist him. so never ever buy from this builder and suffer for ever.
if you would like to visit the flat you can very well come and talk to any flat owners. I mean you can talk to any owner, becuase everyone will give
the same comment about him.

We are the Flat owners association of the " Koushik Flats" constcructed by ARC, Abhirak Constructions run by Shankar Subramaniam
We all purchased the flats from him during the years[protected] and right from that very day, we have hell a lot of problems

There is NO need to come inside each and everyflat.
The very car park itself will show that is HAS NOT been plastered
All the flat walls are damp and wet during rainy time ( just stand on the street and look at the walls, you will find that the paints have gone)
The lift is damaged/rotting/unusable because the lift column has not been plastered and because of rain-water sepage, there is eleclectrical shortage
Alreadty one owner has sold the flat
Many others are thinking of the same
Just come and pay a casual visit
You will be OFF RUNNING very soon

Thanks for your valuable suggestion sir.. Is there no way that you all can file a case against him. I know that he is a builder and he can spend money under the table for his business but ultimately it is due to his negligence that all innocent people are suffering.. I have checked his sale deed also.. All the clauses mentioned there are mended according to his convenience.. None of the clause goes against him..This indicated me not to go ahead with him. I will surely come and visit your mentioned site..

apart from pammal apartment, is there problem in any other locations too.. he has shown all the clear documents to us.. spoke very politely.
Shakara Subramaniam
Shakara Subramaniam earning alot by cheating the people. He will committed by oral before sale the property. After sales and got all the money. His behavior will be totally changed. Also who have been working under him for a long years, a very loyal person also left the company. because of his attitude. You will not win over him, if you speak like you wanted to go to court, he will threatening you. So you will end up with his poor quality and you use to have it.

1. He will not even surrender the mother document to any house owners.
2. He will commit something before sale the property, once sold out to you, the
treatment will be different.
3. He will threatening you, if you ask whatever he mentioned in the agreement,
Since he will not be able to do it.
4. He will give with certain quality but not that much standard (example-
ceiling seepage during rainy season, Poor piping work, drainage not been
connected properly.
5. He will do lot of modifying work, after painting is done :-)
6. Normally all the builders are finishing (Plastering) from terrace, but he
will do reverse :-)
7. He will not pick the call, if you call for any complaints.
8. He is not appointed the supervisor, So you will not even interact with
anyone.
9. Finally its your wish to buy the flat. Its called fate.
