SUB : COMPLAINT AGAINST BUILDER REGARDING FRAUD AND POOR QUALITY OF CONSTRUCTION

Dear Sir,

We have purchased flat one year back at Ujwal Regalia (by Bhuwan Builder) newly constructed apartment at Ujwal Regalia, Near Prabhavi Tech Park, Pune from builder Mr. Amit Sadawarte.

Builder has cheated to all flat/row house owners by showing false documents at the time of purchasing flat/row houses. But in actual, title of property was not clear and court case is going on the same property. Unfortunately State Bank of India who approved the loan did not informed anything about property of title and approved the loan. He is still selling some of remaining flat and cheating new buyers.

There were many other problems regarding construction like

1) Due to third grade construction quality, roof and wall leakage in almost all apartments.
2) Low Quality of Brickwork & Plaster work as a result broad cracks had been arrived at many flats, after making complaints for so many times he is not taking care.
3) Builder has not yet provided Corporation Completion Certificate.
4) Builder has not yet provided corporation water even if corporation water line is available in this area.
5) Builder had promised to provide amenities like Club house, Children play area but it is not yet completed and not handed over to flat owner even after 2 years possession in flat. Play structure is getting put into place but without sand floor and quality of the material is really poor can cause an accident with any one child who is playing on it.
6) Builder has promised to provide 4 meter access road from Main road to building but he has provided very narrow road (less than 4 meter) with risky accident place having the coaching classes and all those people living, washing clothes and dishes on access road is a huge hazard with a bad accident just waiting to happen.
7) Builder has promised to provided lift and generator back for lift. He has provided lift but no generator backup even i[censored]se of lift is started. The flat owners many time faced issue when power is down. All Flat owners maximum suffer and use lift with a fear.
8) Builder did not give accounts for the expenses against which the builder has collected money, i.e. maintenance, electrical installations (transformer), etc.
9) Builder did not provide letter box even he committed so many times.

We have verbally complained via mobile phone to builder for repairing of the same. They always agree to repair but not repaired the same till today. Many times we have written complaint send to him by post but they did not receive the same.
