thank you for writing sir. I was just checking Durga website for their new venture in doddanekundi (which is not even put for sale yet) Wantd to pre-book. But after your comments about Durga Rainbow. I do not want to go ahead with Durga projects. Thanks again.

Thanks for writing. Is the above mentioned quality related issues, demand cycle, interest for demand and etc will continue to be same for Durga Petals? Durga Projects and Infrastructure Pvt Ltd - Durga Petals Project team... Please confirm.
Please note every builder can be seen as problematic when seen by multiple..
things like tiles etc can be settled pretty easily.. after talking to builder one-one..

Was this ever resolved? Is it worth getting into their Durga - Petals project?
I am impressed by the location and amenities of Durga Petals. I work in Electronic City and my wife in Manyata tech park and this location seems to be the best as both o[censored]s can travel easily. One of my friends has an apartment in Durga Saffron Square and she is very happy with the project and does not have any complaints. I guess every building has some or the other issues but as long as it is resolved responsibly it is fine. I am seriously evaluating the project, will decide by Diwali..hopefully they will have some offers for Diwali!

Anybody noticed the clause on the Sale agreement. It says that the builder has the absolute right to develop the adjacent plots and merge it with Durga Petals. On doing so the towers that are going to come up will have full rights to use the common amenties, the access road etc. What if the new towers going to come up doesn't have any amenities. Then as of now 40 amenities shared by 500 flats will tomorrow become same shared by 800 flats. Any body checked on this?
Also there is another clause which says that the right s of the land excluding the area of temporary structures (where they have the Durga office now) will be handed over to the owners. So what about the land in which temporty structures are present now. Thats where the club house is going to home.

I finally purchased an apartment in Durga Petals too and discussed the above concern with the developer directly.
They do not seem to have additional plans as of now. However, in case any additional development happens then it will have it's own amenities and it shall automatically be available to present residents and vice versa and thus all the people shall be able to share all the amenities.
Also, the Club House is in Tower H and the same is sanctioned by BBMP in the Plan sanction which is on display in the Exhibition Centre and in addition to that the Developer confirms that, “ Occupancy Certificate “ shall be provided, and the same is mentioned in the AOS (Agreement of Sale). Also, all prior Projects “ Occupancy Certificate “ is also available and the same is on display in the exhibition Centre.
The developer so far has been very open and transparent with all the dealings so I am hoping that is how it will be in future too! Also, I would suggest Vinu to also to talk to the builder directly for any concerns.

OC is not related to any of this. Even if they dont transfer the rights of some portion of the land, we will still get OC. Only thing is that our UDS will be less. But the catch is that builder can still construct additional floors and use this extra land rights with them to distribute UDS (undivided share) for these flats.
Another thing is that there is a vacant plot behind Durga Petals (right side of Ferns gated layout). If they plan to develop it, probably after 2 yrs or more, still they can provide our access path amenities etc to them as well (something like Durga Petals Phase-2). The issue is we have paid so much and waited for 2-3 yrs for this project to complete and when we are about to move in, the next construction (of phase-2) will begin and all the heavy vehicles (lorries etc) and labourers will still be using the approach road with in Durga petals.

Hi - could anyone comment on developing the adjacent plot mentioned in the sale agreement? it says the other community will have access to the amenities in Durga Petals and the approach will be provided as needed.
