[Resolved]  Ganga Constella Society, Kharadi, Pune — Tenants Being Harrassed

I stay in a rented apartment in Ganga Constella society, the builder is GOEL GANGA GROUP, Near EON, Kharadi Pune- 400014. recently the society got formed and the new society is making things difficult for tenants. My complaint is against the use of club house. As per new society rules, the tenants are required to pay additional every month to use the club services. However as a owner there is no additional charge. The monthly charge for tenants is Rs. 500 and even there, for tenants they had to pay 12 montsh advance and then they would be allowed to use the club house. Now the society is asking for a 3 months advance if a tenant wants to use the services. I have been to different cities and have rented apartments in different societies, i have never come across any rule like this and i feel this is an ARISTOCRATIC behavior of the society and they purposely dont want the tenants to use the club house, which is a cheap trick as i am sure these society members have become the home owners for the first time in their life or have come from some village and have seen a nice society first time.

I would like to know whether a society can have different charges for services for owners and tenants and more so, can the difference be so much that owners are allowed to use the club house for free and the tenants to pay for 3 months in advamce even if they have to use it for a month or two.

I would also like to know , can i go ahead and make a compliant against the society in the society registrar and how good are the chances of this being revoked.

I totally agree on this. I am living in Ganga Constella for around a year. Earlier facilities like swimming pool/badminton court was open for all, but around 6 months back they stopped tenants from using the facilities, asking for Rs. 1500 per quarter per person. Most of the ppl stopped using these facilities as no one would like to pay for facilities in society they r living.
When the society guys didn't earned much in this way - they went ahead further one step & they are now asking for admin charges - to be paid by tenants.

This is simply loot. A tenant is liable only for the rent & not any other charges. Two owners - one who has given his flat on rent - & another who is staying himself in premises - both have paid equal amount of taxes like maintenance charges, PMC taxes, etc, - with non occupying owner paying MORE - the Non Occupancy charges. Still putting pressure on tenants for paying anything extra - totally absurd.

I think that none tenant should pay the charge - while take this matter to their owner. There is no end for this path - first club charges & now admin charges, tomorrow what next. The society members simply snatching money from tenants - any such charge should be paid by owner only; the rent should be one & only charge a tenant should pay.

I also came to know that society' committee members' behaviour is very biased against tenants. In their notice - they have threatened get the flats vacated from tenants if charges not paid.

Better the owners pay attention to this issue here & now - else with increasing problems for tenants with every new (so called) rule - no one is ever going to recommend this society to anyone - also not much ppl would be willing to live here in long run.

So non occupying owners - either deal with this now - or start looking for a prospective buyer.
This Society is no more good for (tenants & hence) your steady monthly cash inflow !
I totally agree. By law Tenants are acting owners of flat by paying Rent.

I totally agree with all of you. Even I have been living here in this society and have felt ill treated many times. I feel the urgent need to form a body of tenants to raise their voice.
How true this is.. Can we all meet on this and get our owners to bring all these things to soceity's attention.. I am going thru the same problems here..
Yes, this is really getting irritating. Society committee is getting useless day by day. They have installed another security gate just after main security gate, which is completely waste of money. This is all the money from tenants.
I suggest do not take a flat on rent in Ganga constella. The soc. member are very interested in filling their pocket. they never take care of soc. problem.
like.
1. sewage problem
2. Drinking water.
3. worste case is i[censored] are tanent then forget that u will get any help from soc.
4. Soc. member ready make a Q for 1000 Rs for yearly charges for fastival organization.

During the fastival if all soc. member are not there then they will not start the pray once they came then only they start pray (Like Platinum customer).
People there is no use of writing here, it will be better if you all come in unity and file a complient in police and in consumer court and take these things to an end because I have did the same and now they dare not to say a word to me or you can just shut up and continue to be harased...
Ganga Constella Builder (Society & security guys) were before used to loot tenants (now also) Now they started Looting there flats months back 3flats got robbery now in Diwali holidays 7 flats got robed in one day, if you ask about robbery to society engineers they simply smile on us
There was robbery even yestarday in Ganga Constella in D2 wing, inspite of security personal being placed near parking area there was robbery in second floor.

We can start helding meeting seperately for tenants who are on rent in Ganga Constella, i beleive the number of rented flats would be more then house owners.
This Society is the worst society i have ever lived in. The Society has water problems every damn month.Every month they give the excuse that the pump is not working and repairing is going on or the water tank is being washed and all sort of crap.Believe me i have stayed in a lot of societies but this is the worst one.If you are planning to come to kharadi pls dont look at ganga constella as the construction is very bad and the walls are very thin.The harvested water stinks and if you go for a walk in the campus you will realize that the whole society stinks.These flats should be sold at a very low price.I would prefer Bramha builders any time over this society
I am fully agree to this. This kind of attitude id ridiculous and double standard. A step motherly behavior. And this should be resolved
I think ideas like not renting flat from Such a well maintained and nice society is not good idea.
I do agree with the selfish nature from Society Committee members; and for that all Owners who are renting the flat in the society should come together and fight for the same.

But somehow; these kind of attitude would be found everywhere.
I have just paid my token amount to an owner at Ganga constella. After reading all these comments, I am little disappointed and not much enthusiastic in living there. Is the condition still same? I hope things have changed in years (as I could see comments started off from 2011 and coming less towards 2014). Well, charging 500/- to use amenities is in Megapolis also. Yes, they take lumpsum 3months charges and dont accept less than that. So, may be many of the societies will have suc'k' (such) rules for tenants. Doesnt mean tenants never bought a home or never saw a society, but this is real crap.

I took flat on rent by J.K Properties, by, (Ankush Agarwal)...

He is the Money Minded Broker, please don't take any property from this agent. J.K Properties, by Mr. Ankush Agarwal.

Once you give him his commission, he is least bother about tenants.

you live almost 1 year and got best service but u never complain anything and after u left the flat u started complaining. still i[censored] have any issues you can come to my office we will sit and try to resolve the issue.

Secretary is so illiterate that she doesn't know how to behave.how can they behave so bad with tenants .she says your problems I'll resolve only after 24 hrs. Her name is sheetal. Poor quality of water supply.t hey first check you are tenant or owner accordingly they I'll talk to u.
I don't there is a difference between owners and tenants in GC..there is a genuine problem of water and electricity in kharadi and GC (Ganga Constella) is part of kharadi..we should be thankful at least we are getting water and there was no water cut problem throughout summer what was decided was rationalising of water fr optimum use ...I know societies where water use to come twice in a week and those are reputed societies o[censored]ndri..our problem is we never take efforts to appreciate anyone but make sure to condemn someone ...I have shifted to kharadi about a month ago before that my tenant used to stay and he got utmost respect and his problems were solved at par with the owners..
If the comments were inappropriate what instigated her to say so..I think we need to introspect ourselves as well of our behaviour as I have seen in d past of rude behaviour of few people towards the office staff

This is Ganga Constella Chairman. I've read through each comment and understand that some guys are facing issues with the setup. I am trying to understand the mindset of people who have posted descriptive comments, as it would have been much easier to discuss it with Managing Committee to sort out the issue, instead of posting it at social media, especially when you take names categorically. Hope you understand the repercussions of the same.
Anyway, going to the concern area, if anyone has any sort of concern, please feel free to reach out to Society Office, and give a written complaint to be marked to Chairman/Secretary, and we'll get to the problem area, to sort out the matter amicably. To my dismay, people stay here for good length of time as owner/tenant, keep on cribbing, and then leave one day, and then start cribbing more. Does that help anyone? GC is one of the biggest societies in Kharadi, near EON, and we have ~ 40% tenant occupancy at any given point of time. Let's respect each other and save ourselves from untoward situation, as social media post can be considered under defamation and may attract bigger problems.
To conclude, please refrain from posting derogatory comments, and feel free to submit written complaints at Society Office, that shall be addressed to take it to closure. This is my first and last post on this link, and would appreciate, if things move towards positive direction.
I have been staying in Ganga Constella since last 6 years. Any community or society has issues and very few people willing to resolve and lot crying and cribbing. I have stayed here as tenant and now owner. The current managing Committee is working selflessly and sincerely for making it a better place. People who are taking names of Committee members to defame them are showing their immaturity. Talking about charges, we are paying the maintenance charges which is less than many other societies in Kharadi area.
