Hello,
I booked a flat at the Ittina Mahavir project during July / August 2005, with the promised ( and mentioned in the Sale Agreement) completion date of June 2006.
After waiting for 4 years + I got the possession only last month and that too with no permanent electricity, water and no lifts.
The builder has not agreed to re=pay the Pre-EMI amount , as agreed at the time of sale ( separate agreement on ITTINA letterhead was signed by the current MD of the company), and they are also not ready to pay the compensation for the delay ( this was also a clause in the Sale Agreements.
The project has 800 + flats and only a handful of the flats are 100% complete and handed over. there are 100s oe people like me who have paid the full amount to the builder but have not got the possession of the flats or if they have the possession the work was not completed as per the agreement.
Common areas are still not developed and the project has no permanent power, water supplies and the building have not been installed with the lifts.
In these years the builder family have started new businesses for which the money must have come from the flat buyers like us, but we have not get the worth of money back from the builder.

THE PRESENT CONDITION OF ITTINA MAHAVIR IS THIS "IN ALL BLOCKS 24HOURS WATER IS LEAKING AND MAINTENANCE GUY DR. RAMANAN (PHD) & NAGRAJ (WATER MAINTAINANCE) ARE NOT BOTHERED ABOUT IT. I M AFARAID WAHEN OUR FLAT WILL FALL DOWN . AND NAGARAG IS A PURE BROKER AND UNFIT FOR MAINTANANCE.. EVEN SECURITY PEOPLE ARE ALSO INVOLVED WITH NAGRAJ AND RAMANAN. PER MONTH A LOSS OF RS 2 LACK IS BEARING BY RESIDENTS OF MAHAVIR."
SO ITS BETTER TO SELL IT OUT YOUR PROPERTY.
