Dear friends,
I am posting an interesting case where i lost money on booking of two flats with a builder named landcraft pvt ltd (also carol infrastrucure pvt limited) for river heights project on nh-58 ghaziababd. be careful of these builders and their middlemen

1. i visited the site in search of an hig flat on construction linked plan basis. however none was available and i was coming back. however one mr vikash sharma who itroduced me as an associate of the company offered me a poolfacing combination of mig and lig flat which could be combined to be a better option and will be equivalent to an hig when joined together. he shown me the model and explained me without any floor plan that my flat will be poolside.
2. i was then introduced to mr hemant sharma as md of the company by mr vikash sharma which i took on the face value.
3. since i was in a dilemma to book the flats he advised me to deposit a token amount of rs 10000 which will be refunded should i opt not to buy the flats. i was also told that landcraft is a big and reputed group which owns a number of engineering colleges and medical colleges. little did i realize that i was in a systematic trap.
4. i was then made to fill up a form and was told that after the full booking amount was deposited an agreement will be signed and i will be given a copy of that. the signing was done in presence of one mr santosh who was introduced as manager of the company. i told them to collect the cheque from my residence and after discussing with my family members i will let them know my decision.
5. accordingly mr vikash and mr hemant collected the cheques from my residence. however i asked them for floor map which they promised to provide the next day. i was provided the floor map on 2nd oct 2009 and i then realized that my flats can neither be combined to make equivalent to hig and nor are facing poolside. meanwhile they deposited and encashed the cheques before providing me the floor plans.
6. i thus decided to cancel my booking and submitted an application for refund. now i am being told by mr santosh kumar that mr hemant is not and employee of the company and landcraft is not responsible for their commitments. the amount will not be refunded.
7. i was shocked to learn this from such a reputed builder.
May i request you all to sign the floor plans and verify with the actual allotment. the agreement should be made and booking amount should be made only after allotment along with the floor plans duely signed by the builder.
I have lost my money but learnt valueavble lesson: doniot trust builders and their associates and donot shell out any money before getting all the commitments and sanctioned floor plans duly signed by the builder.
Also remeber the builders want to somegow grab your money to complete their projects or clear their loans. majority of the builders even in construction linked payments will take app 50% of the payments within 30 days and will not start the construction. you may have to pay emi as well as rent till next at least five years.
They will also trap you by offering a penalty clause on delay. it hardly comes to rs 5000 as against your emi of 15, 000 for a flat worth 15-20 lakhs.

Landcraft builders are total thugs with zero ethical value. Their sales people have sweet mouth and the moment you fall in their trap with booking amount, you are gone and assured of being looted by those garg and family. They are famous for delay in delivery of falts. They even delay the projects more than 3 years in some cases. No penalties are paid. The construction wings are pathetic. The other day i was surprized to see their construction head (Newly appointed) for the project, who is a known thug in the industry. That fellow has looted ijm (Malaysian construction co) company crores of rupees and one of their tower in prestige grs. Project in bangalore had to be demolised in full for the kind of bad work done by him. He was thrown out of ijm afterwards for multicrore scam he had done in connivance with contractors. It is surprizing that landcraft appoints that kind of known devils in their project that too in construction team. Landcraft is playing with the life of its customers.
Please beware and keep out of landcraft projects.

Landcraft Golflinks NH 24 is polluted area

LANDCRAFT DEVELOPERS is one of the most corrupt and unethical builders in NCR. My experience with them has been horrible. They are very good in the initial stages when you pay a visit to their site for the first time but once u have paid the booking amount they treat customers like slaves.

Anyone who does not believe this can go and pay a visit to their corporate office in Rajnagar. There are always more than 50 customers who would be waiting at the reception with complaints against their corrupt means of fleecing customers.

I paid them booking amount and was delayed in paying them my second installment by just a few days and they charged me more than a lakh as interest citing variosu reasons which they never told me earlier

After investing i have also realised their projects are horrible. Landcraft Golflinks at NH 24. This property is located next to an industrial belt just next door. Forget about greenery, this entire area is full of black smoke all the time. They promise you green environment but what green environement next to an industrial belt. Its a horrible project to invest in but now they are not returning my booking amount.

I advise everyone not to buy property in Landcraft Golflinks at NH 24. Landcraft Golflinks NH 24 is very polluted area next to a industries with black smoke in the evenings things get horrible. Landcraft Golflinks NH 24 is not green living but black smoke living
they cheat because we always perform individualistic approach.Both Hemant and Santosh are employee of landcraft.I met the team comprises of Dharmender Ojha, Hemant and Santosh.Santosh was that time marketing manager.At the time of deal to grab they promise me to refund Rs.20, 000 from the commission.I carry on reminding, the replied all the time that they will fulfill the assurance. At the end i got the news that Dharmender Ojha left the job and all the concerned information is with me.Santosh still giving the assurance but subjected too... The same happened to you, because Hemant also left the job.We have to find a way to deal with builders post payment dealing.

i have also been duped by this builder. ( project Golflink )
but I dont have anyone else to blame but myself. We as customers forget to check basics or fundamentals which are repeatedly informed by consumer rights team and are enticed by the glitz of these builders, their show offices, the flavory treatment at the time of signing the deal.

I am sure like me, all of the current buyers were promised many things by their erstwhile employees and nothing was given i nwriting.
I was also made to pay an interest of 1 lakh rupees for delay wherein it was the builder whose property wasnt getting financed under down payment plan. the bigger problem is, we have banks also denying help to end customers if they want evidence to take such builders to law.

its time for possession of this property and i m sure they wud again demand money in advance for a lot of things that they wud not offer immediately.

I urge all prospective residents of golflink to join hands and stand against any such demands.

My Complaint Against Dinesh Nagar Sale's Staff(Kapil Kumar), (sister concern of Landcraft, Gzb.)

On Nov.2, 2012, My family & I visited dinesh nagar, pilkhua regarding the 2 bhk flat.Their sales person named above offered me tea 2 times.I asked some questions, but he was unansred, He told me that he will make a phone to me tomorrow & connect me with senior person.Today in the evening he called but the situation was the same, He didnot reply for the technical questions asked the day before.When I requested again to connect me with asenior.he started speaking with abusive language(HARAMZADE, MADARCHODE)JAB FLAT

I agree fully by the complaints and reviews against Landcraft developers, Ghaziabad.I am fighting a case against them in consumer forum for the last three years.I booked a flat in Golflink project in May, 2008 and still possession has not been given.They charged from me PLC(preferential location charges) for pool/park facing and later on the site promised for pool/park was sold to another builder and PLC charges paid were not adjusted.The built up area of the incomplete flat offered to me was much less than that in the agreement and still the builder was not ready to adjust the cost.Initially I paid ECC(electrical connection charges) and later on was asked to deposit EMCC( electric meter connection charges), the one and same thing.There were several other charges out of the agreement asked to be deposited from me.Ultimately I decided to go to consumer court and still fighting the legal battle for justice.So I earnestly apeal all the sufferers to get united.
