REQUESTING IMMEDIATE ACTION ON THE MATTER
SUBJECT: UNAUTHORISED CONSTRUCTION IN SFS FLAT No. 198 ASHOK VIHAR PHASE-IV DELHI AFFECTING THE STRUCTURE OF THE BLOCK
I wish to bring to your kind notice a case o[censored]nauthorized construction being presently carried out by the owner Sh. R.K.TULI in the Flat No. 198 in SFS flats , Ashok Vihar Phase-IV, Delhi-10052, for the favour of immediate action to stop the same.
The salient points of the damages caused / being caused by him are listed at the end of this letter
This is a flat on the ground floor and any structural changes done by him are bound to adversally affect the safety of the flats on the upper floors . My flat No. 202 is directly above the flat under complaint and is under the risk of such damage.
Our efforts to persuade the owner of the flat for stopping / abandoning the work due to imminent danger to the structure of the block of flats have had no effect and he is continuing with the construction activity , which if not immediately stopped will lead to risk to all the flats in the block. .
I may also bring it for your kind necessary action the unauthorized structural changes made by him in the earlier affecting the structural safety of the his flat and consequently of the flats constructed above.
I therefore request you to immediately take necessary action to stop this unauthorized construction in flat No. 198 and also ask the owner to dismantle the preparations already done.
In view of the risk of his reaching the stage of making an irreparable damage to the structure any time now the same is to be stopped immediately.

SALIENT POINTS OF DEVIATIONS / ALTERATIONS / DAMAGES CAUSED / BEING CAUSED BY THE FLAT OWNER IN 198 SFS FLAT ASHOK VIHAR PHASE - IV
- He has first un-authorisedly occupied more than 500 sq. ft. of the common space into his own area by constructing a boundary fence made of steel grill in the front side of the flat
- He has constructed about 10 ft. x 10 ft supposedly a bath room in this space which is towards the front face which is on the MCD common area of the flats. He is constructing a water tank on top of the unauthorized bathroom constructed by him right on the front of the flat, which is going to spoil the view of my first floor flat.
- He has extended the drawing room by another 10 feet in length thus taking about 120 sq. feet into the covered area of the flat
- He has arbitrarily cut the common drain pipes coming from the roof and upper floor flats and diverted them by 2 feet. He has also shifted the gutter. Thus he has occupied and the 50 sq. feet of area to include into his own bath rooms, kitchen etc.
- This way he has increased the covered area of the flat by about 300 Sq. Ft.
- He has disturbed the load bearing beams and columns and walls for making alterations in the interior of the flat which has certainly weakened the structure on which flats on 1st 2nd and 3rd floor are resting and are likely to suffer damage.
- He has arbitrarily shifted the wall of the flat on the back side which is in the service lane by 2 feet at his level thus effecting the structural safety of the flats on the higher floors including mine Flat No.202 on the first floor.
- He has been making changes in the interior structures almost every 2 to 3 years and this time he is doing for the fourth time. Every time he makes changes in lay out opens certain new windows, closes some others without caring about the super structure on the new openings being made by him.
- All this he has been doing in spite of objections from RWA and without consideration of the structural safety of the building and of the fellow residents in the block.
- Since he has moved out of the flat temporarily because of major work and alterations in the flat he makes himself inaccessible to any kind of contact by not answering phones.
- Since the flat is just facing the main gate No. 2 of the SFS Flats pocket of Ashok Vihar Phase-IV, the MCD Officials making even the routine survey/inspection of the area cannot afford to miss. This leads to the suspicion that this is with the connicvance of the concerned MCD Engg. Officials.
