Caution : yeah its really extortion for innocent buyers and please do check layout approved plans of all projects in original before u purchase the property, its must to safe guard your hard earn money otherwise this company is forging the layout plan by converting sites from CA and park area which is meant for concerned authority.
Nirman Shelters: Today I had a long argument at Nirman Shelters regarding my site at Nandanavana where they are illegally demanding NOC of Rs. 10/Sft. While I asked them to give in writing, thier demand, they are not willing to do so. Which clearly shows that they are collecting this fee illegally.
Now they have started charging Maintainance again from new buyers although they have collected the so-called "Life Time Maintainence" from the original buyer. I also had a chat with the MD, who is arrogantly claiming to have published the article about his NOC with many newspapers. He feels thathe has every right to charge the same, however he is not willing to give in writing. We (a big group of buyers who feel cheated) are planning to file a legal suit and also make the media aware of this.

Absolutely right Sam / Prashanth - we need to take this up legally and the media. These builders after having sold the land have devised a new way to extort money from the original buyers. They cant just keep coming up with new rules and we have to be at their mercy and agree to their conditions when we have to sell our land. We also have lost out on a couple of deals because of this clause.

I am too one of the property owner facing similar issue with Nirman. Looks like there are quite a big number o[censored]s fighting for the same cause. Let us fight together which will have bigger impact.

I am planning to buy one plot in Nirman (one on the left hand side off koppa gate while heading from dairy circle)

I have faced a problem with Nirman Shelters where they have been claiming that i have not paid maintenance fee inspite of showing them the ID card issued by Nirman Maintenance organisation. I am meeting the MD today and I will let you know the result.
My opinion is that everyone should take up your rights and refuse to yield to pressure tactics and harrassment.

I am yet another original buyer of 80 x 50 site from Nirman Shelters in 2002. Now that I want to sell, I was totally surprised by this NOC stuff. Has anyone so far been successful in selling without NOC from the company?
I feel that this does not have any legal stand and the company cannot add any additional clauses and extract money like this at their own whims and fancies just because the land price has appreciated tremendously from 2002 through 2017.

They are also taking 10, 000 Rs for eKatha - Nirman shelters advocate has made a deal with Panchayath Tax inspector and making money.
They are looting money from public.

I have lost a deal because of this. I am going to demand compensation for the same.
These real-estate people think they are still in the age where they can arm twist illiterate/ignorant people. They forget that they will be dealing with people who know the law.
