builder is big fraud.
The builder Rajiv Jain is a clear cheat and a fraud because when we went to him for this same property he told us that this is his 100th residential project and all those earlier projects were the landmarks in the each location and this Fantasy Garden will be another mile stone for him again in Bangalore and that’s why he kept the name as Fantasy Garden( later we got to know that the landlord wanted to retain the same name because there were a club in the same name by landlord earlier)
It was a great lecture by him where he was almost reached a level we were about to close the deal and then we asked him to share some of his earlier project details there he interestingly started shivering and then said all that has done in different names earlier because of the various IT issue and here we are formed a new company and the investors are like Sahara’s and also the big IT Heads in Bangalore who has invested in this project, and he also mentioned that his property’s are in Bangalore are the Multiplex theater at Marthahalli and the Film city at Bidadi and I have gone to the property recently as a potential customer and met his sales manager, amazing stuff he also, looks like he choose his staff also like his kind, it was reached a level were we wanted to get rid of him asap because we were loosing our patience on his nonsense talks like his builder.
I feel sorry for the people who brought this property as its looks like a Govt flats for the common man, also am surprise how all could fall on his lousy tricks & talks !!! with out even verifying the credential of this builder. It was my hard earned money so I did do so, so I was kind of lucky to get away from his trap.

Whoever you are, I am really surprised to see complaints here. According to my experience of living here in RAKESH FANTASY GARDEN, its really a nice place to live in. I am really satisfied as well as honored. I feel great at the time i receive guests and they start praising this apartment and my house.

Yes you are right, I don't know your name but totally agree with you. Builder has used good quality and securities measures, if we compare to other properties our building is far ahead.People whom apartments i have visited, i found it worse, even of well name names in construction Industry. In Rakesh Fantasy Garden few points are really remarkable, like --- 1) Builder has putted big slab allover the land so that our children can play safely all around the project. 2) In case of electricity and water supply we never faced any problem.3) Just for 3 floor building we have lift of 10 passenger capacity in every block. 4) Fittings which we got in our flats are of very good quality.5) We have all over granite flooring in corridor and staircase in common areas. 6) STP and WTP was not in specification but we have it. 7) We have musical Jogging track all around with full greenery. 8) Most of the flats including mine is having 3 phase meter, its amazing.
According to my view Rakesh Fantasy Garden is really a good place even among the finest place in Bangalore. The location as well as view of building is really awesome. I feel proud to live here in RAKESH FANTASY GARDEN

Glad somebody is at least happy on the Quality of this project, really need to appreciate you, and I agree since you are living over there, you might be having a better vision on the work, we were just walk-in on the projects so our view’s may not be the same like you and more over this was around two year old story but here is what we have noticed may be you have a better view now.
1. We live in Shobha ( this we have brought it after visiting “FANTASY Garden”) and found where we are living has few advantage like:
2. Our compound wall doesn’t have the Water leakage like what we have noticed over there,
3. Our basement slabs are waterproofed so NO WATER SEAPAGE anywhere, what was shocking to us was to notice the biggest water leakage is right next to your Electrical Panel Room!!!. And many more there on almost Every Car park of one side of your property.
4. We required the sanction plan so we have asked the Project guy to help us and he directed us to the Promoter and what we realize is that there is entire difference in the Actual Drawing and in the project, I would advise pl check the same.
5. The Project was coming up ( according to the Promoter everything is fully done) and we have visited few flats over there with one of the sales man who had a loud mouth on” QUALITY& ADVANTAGE” of the Project, when we asked him about the Water Seepage on many of the internal walls of the Flats, different color of Tiles, Various Cable’s hanging all over the Building, Unplanned Electrical Points( most of it was not even working) even the Corridor’s lights were no use for anyone, no Proper ventilation’s, the Pent houses were so unplanned design, the Lifts were the one’s which was used decade ago etc.
6. The Garden’s were done without Waterproofing, so there was Structure damage in some space and water was everywhere.
7. So called Jogging track was more interesting, Pipe Music/Speaker fixed like “cage” and the wire’s were on the casing cable and Lights were there in the entire building was the Street light Tubes, it all clearly evident that the Serious PLAN of the Building.
8. We have seen individual gardens in the Building, but none of those were in the Original Plan. which means to me at least that those Garden’s were done from the Set-back area, which meant for everyone in the Building and let me remind you that SETBACK area’s are meant to be kept fully opened.
9. Pl do count the number of Floors of each block’s once again and check pl do check your sanction plan too. You will have lot more surprises.
Why I felt writing all these because when someone writes that this is one of the Landmark property and most beautiful one with world class facility and superior Quality of construction, It all has a meaning, so thought of pointing it clearly, I don’t know if things has changed today in your building which is according to me very unlikely.

Hello friend, Those who are living in Rakesh builders FANTASY GARDEN, can you please confirm whether this property has the occupancy certificate? I also own a flat in FANTASY GARDEN and my dad recently heard a rumor that there is no occupancy certificate for this property. Please note I am not trying to panic anyone. I hope this is just a rumor
