I was about to go to the San City Office this weekend, however hearing about so many lousy reviews - I better not go at all to San City, and instead will visit other sites. That way, I can at least ensure peace of mind after investing in such a property! Thanks to everyone for sharing your honest feedback about San City.
And the least I want to do, is hearing foul language from a sales personnel, after paying the money - and San City threatening people with names is simply dangerous and shameless behaviour from any builder or developer whatsoever!

hai Everyone i am happy to say about my experience with sancity. I was searching for a site in outskirt of Bangalore with less investment, one day i came to know that sancity is giving Dc converted sites at very less down payment of just 25, 000 rs through paper add and i called the call center number then they sent there Representative, he gave me full information and arranged for a site visit i was very impressed with the project and booked 2 sites. Thanks to sancity for fulfilling my dream...

If you have received a SMS or a phone call from Sancity don't be very surprised. They are actively looking for people who can get into their net. They are looking for people who can invest on behalf of them for a period of 2 to 4 years and make profit out of it and send the investors empty hand back.
Even I received a SMS 5 days back and I was interested as I had limited funds of only Rs. 2, 50, 000/- and getting a Plot/Site of 30 X 40 in Rs.2, 50, 000/- is very tough in todays world. So I called up and spoke to Amrina from Sancity Mysore. She arranged for site visit and location was quite interesting as I falls on main roads of Mysore – Hunsur Road. Anyhow their initial pricing was Rs. 2, 80, 000/- anyhow after series of negotiation they offered Rs.2, 50, 000/- in single shot. As I was having Rs.2, 50, 000/- I was ready to pay the amount and get the agreement done. But I wanted to make some research before I invest my hard earned income I visited their website and was very impressed as they have mentioned all projects and details on it. Also they have uploaded a video when the Director of the company has given interview for some kannada news channel and during the interview everything positive was telecasted and also there were some phone calls from viewers, for my surprise all calls received during the interview were from Directors relatives, friends, employees or partners. During 1 hr of interview there was no call other than these people which was pinched droughts in my mind.
Hence I starting digging out more details and reviews about Sancity and I came across so many negative reviews and disappointed customers where they have been harassed when asked for refund or cancellation of reservations. But Human minds always attracts for DISCOUNTS and DEAL IN CHANCE. As 30 X 40 was offered to me in Rs.2, 50, 000/- I still wanted to invest BUT with perfect agreement hence I asked the senior employees of Sancity to mail me a copy of agreement so that I can go through it once before making final decision. They mailed me and agreement was drafted in such a way where Sancity can cancel our registration any time and return back amount without interest anytime. Also they were few hidden charges which were not included in Rs.2, 50, 000/- offer. When I questioned senior employees they told everything can be edited as per my requirement and I was shocked to get this response as no genuine businessman will be so flexible. Hence my negative thought towards Sancity increased and I get feeling that yes they are playing with me and want me to be one among the fools who have already invested. Hence I told I will pay full cash of Rs.2, 50, 000/- and on spot agreement copy as per my changes has to be issued to be. Now is was a getting difficult to handle by senior employees as I was on the point. They started making reasons that Director is seated in Bangalore hence it can be done only in Bangalore, I agreed I will visit Bangalore as per his availability and get the agreement done on spot by making spot payment. Finally senior employees identified that I was one who will not get into his net hence told me that its Sancity rule and regulation that agreement can be issued only after 5 working days from the date of payment. So I told ok then I will make post dated cheque payment I will mentioned 7 days next date on cheque and told once the agreement copy is ready they can collect cash from me and return me back my post dated cheque. But even after this they tried hitting their target by trying their level best to get me into their net by offering me a sealed and signed draft copy of my drafted agreement with payment receipt and told I can keep it till I get my original agreement copy. I clearly replied if they seal and sign on those plain papers I cant file a case in the court of law if tomorrow agreement copy varies hence demanded spot payment – spot agreement offer. Here the Sancity senior employee was totally pissed off and told in their track record they have no done like this to any customer and so on…. So I told I was not asking for something which is impossible I just wanted my investment in right hands hence need proper and prompt agreement and documentations for which Sancity senior employee did not agree. Finally I told him stop making innocent people fools and disconnected the call.

I have not sold this property to anybody except you there is no any kind of encumbrance to this property. If any trouble arises I will stand guarantee and give you redressed by my own expenditure.
You are at liberty to take action in a Civil Court and I am also liable to pay the Loss and damages in case if I fail to get the property registered in your name in time whenever you call me.

1. The first party hereby agrees that the scheduled property will be free from all kinds of encumbrances, attachments, charges, liens, whatsoever.
2. The first party has allotted plot number …………. (San City-Kaveri …….. Phase) to be formed with Survey No. Survey Nos: 182, 187, 188, 185/2, 189, 134, 67/4, 139, 147, 149, 202, 178, 199, 203 and 208 Situated at Mallinathapura village, Kemapanahalli Village, Bolanahalli village of Bilikere Hobli, Hunsur Taluk, Mysore District and same will be registered in second party name after the statutory approvalsand after second party pays balance amount to first party.
3. The First party has fully satisfied himself about the title of the property on which the plot (unit) will be formed and has understood all limitations and obligations in respect thereof and has agreed to transfer the ownership to the Second party after the statutory approvals
4. If Second Party cancelled the agreement Rs.20, 000/- will be deducted as Administration and Track maintenance charges and remaining will be refunded.
5. If any due from First Party will be paid to second party within 12months from the date of cancellation.
6. If First Party finds any problems from second party like illegal activities or try to damage the company in other form, First Party reserves the rights to terminate the contract with assigned reason and Forfeit the amount paid.
7. The second partyhas to pay Rs:15, 000/- towards electricity and Rs:15, 000/- towards water for individual house connection at the time of registration. Therefore the Second Party needs to pay total sum of Rs: 30, 000/- through DD (Demand Draft) in favor of “VSAN INFRASTRUCTURE PVT.LTD” payable at Bangalore. Incase Amount varies that will be decided by “VSanInfrastructure Pvt.Ltd”.
8. In what so ever conditions the ownership, dimensions, directions and plot number ………….. (San City-Kaveri ………. Phase) and selection given/allotted to second party shall not change and if there is any changes it will be notified to the second party well in advance, via Registered post.
(Note: After Town Planning approval Site number may vary from existing Site number)
9. The first party shall be responsible to convert the said land for the non agriculture residential purpose, obtain plan authority by paying necessary charges.
10. And individual khatha from concern department should be obtained by Second Party only.
11. If first party fails to facilitate the registration to second party, first party will allot the site in different project runned by first party, in Karnataka. Minimum Government Consideration Value of Site Will Be Rs:50/- to Rs:100/- per Sqft.
12. The second party undertakes to abide by all the laws, rules or regulation or any law as may be made applicable to the said property. Bangalore courts alone shall have jurisdiction in all matters arising out of/or concerning this transaction.
13. The first party agrees to develop the property mentioned in the agreement to residential layout, bring it to the livable condition. The developments will start after approvals and will be completed. The basic developments to be taken by first party include
• Metalling Roads,
• Electricity,
• Drains with stone for rain water,
• Water (Bore well with tank, common for layout)
• Parks,
• Clubhouse
• Swimming pool
• STP (Sewage Treatment Plant) is not included, if any circumstances by the government to do STP bythe developer the STP will be made and it will be charged to the customer for which Second party is agreed.
14. Every year maintenance charges will paid by the second party to “VSAN INFRASTRUCTURE PVT. LTD” which will be decided by the “VSan Infrastructure Pvt Ltd”.
15. To avoid Ground water extraction in the Layout, company has made some rules:
No new bore wells to be drilled in the layout.
Equitable access to ground water to all the Families through well sharing.
Increasing the ground water resources by conservation and recharge.
Note: If anybody drills bore well without prior permission from the company will be subject to Legal Proceedings.
16. Incase Second Party wants to register the site in Third Party's name, then Second Party Should Cancel the Agreement.
DURATION OF THIS AGREEMENT:
The parties herein agree that the time duration fixed for this transaction of the same for 24 months till the first party obtains the statutory Approvals and Khatha and transfers ownership to the second party. The parties further agree that this Agreement can be extended if it so requires extending this Agreement for a further period arrived by mutual consent between the parties.
Note: After 24 months, contract will be renewed.
BREACH OF AGREEMENT:
The Parties hereby agree that on the breach of any of the conditions by any of the parties the injured party shall be entitled to seek damages from the breaching party on the cost of the Schedule Property etc.,
In case, if first party fails to facilitate registration of deed for the scheduled or other property in second party's name, then first party agrees to return the invested money to the second party, within 12 months from the date of termination of the Agreement by first party.
JURISDICTION:
The Parties agree that the jurisdiction with respect to this transaction and this Agreement will be in Bangalore. In the event of any dispute arising between the parties, the parties shall be entitled to go for arbitration at Bangalore. The Parties agree that three arbitrator/s agreeable to all the parties shall be appointed for resolving the dispute between them, or as per the law of Arbitration. Further it is agreed that the arbitrator's decision shall be binding on all the Parties.

I have not sold this property to anybody except you there is no any kind of encumbrance to this property. If any trouble arises I will stand guarantee and give you redressed by my own expenditure.

1. The first party hereby agrees that the scheduled property will be free from all kinds of encumbrances, attachments, charges, liens, whatsoever.
2. The first party has allotted plot number …………. (San City-Kaveri …….. Phase) to be formed with Survey No. Survey Nos: 182, 187, 188, 185/2, 189, 134, 67/4, 139, 147, 149, 202, 178, 199, 203 and 208 Situated at Mallinathapura village, Kemapanahalli Village, Bolanahalli village of Bilikere Hobli, Hunsur Taluk, Mysore District and same will be registered in second party name after the statutory approvalsand after second party pays balance amount to first party.
3. The First party has fully satisfied himself about the title of the property on which the plot (unit) will be formed and has understood all limitations and obligations in respect thereof and has agreed to transfer the ownership to the Second party after the statutory approvals
4. If Second Party cancelled the agreement Rs.20, 000/- will be deducted as Administration and Track maintenance charges and remaining will be refunded.
5. If any due from First Party will be paid to second party within 12months from the date of cancellation.
6. If First Party finds any problems from second party like illegal activities or try to damage the company in other form, First Party reserves the rights to terminate the contract with assigned reason and Forfeit the amount paid.
7. The second partyhas to pay Rs:15, 000/- towards electricity and Rs:15, 000/- towards water for individual house connection at the time of registration. Therefore the Second Party needs to pay total sum of Rs: 30, 000/- through DD (Demand Draft) in favor of “VSAN INFRASTRUCTURE PVT.LTD” payable at Bangalore. Incase Amount varies that will be decided by “VSanInfrastructure Pvt.Ltd”.
8. In what so ever conditions the ownership, dimensions, directions and plot number ………….. (San City-Kaveri ………. Phase) and selection given/allotted to second party shall not change and if there is any changes it will be notified to the second party well in advance, via Registered post.
(Note: After Town Planning approval Site number may vary from existing Site number)
9. The first party shall be responsible to convert the said land for the non agriculture residential purpose, obtain plan authority by paying necessary charges.
10. And individual khatha from concern department should be obtained by Second Party only.
11. If first party fails to facilitate the registration to second party, first party will allot the site in different project runned by first party, in Karnataka. Minimum Government Consideration Value of Site Will Be Rs:50/- to Rs:100/- per Sqft.
12. The second party undertakes to abide by all the laws, rules or regulation or any law as may be made applicable to the said property. Bangalore courts alone shall have jurisdiction in all matters arising out of/or concerning this transaction.
13. The first party agrees to develop the property mentioned in the agreement to residential layout, bring it to the livable condition. The developments will start after approvals and will be completed. The basic developments to be taken by first party include
• Metalling Roads,
• Electricity,
• Drains with stone for rain water,
• Water (Bore well with tank, common for layout)
• Parks,
• Clubhouse
• Swimming pool
• STP (Sewage Treatment Plant) is not included, if any circumstances by the government to do STP bythe developer the STP will be made and it will be charged to the customer for which Second party is agreed.
14. Every year maintenance charges will paid by the second party to “VSAN INFRASTRUCTURE PVT. LTD” which will be decided by the “VSan Infrastructure Pvt Ltd”.
15. To avoid Ground water extraction in the Layout, company has made some rules:
No new bore wells to be drilled in the layout.
Equitable access to ground water to all the Families through well sharing.
Increasing the ground water resources by conservation and recharge.
Note: If anybody drills bore well without prior permission from the company will be subject to Legal Proceedings.
16. Incase Second Party wants to register the site in Third Party's name, then Second Party Should Cancel the Agreement.
DURATION OF THIS AGREEMENT:
The parties herein agree that the time duration fixed for this transaction of the same for 24 months till the first party obtains the statutory Approvals and Khatha and transfers ownership to the second party. The parties further agree that this Agreement can be extended if it so requires extending this Agreement for a further period arrived by mutual consent between the parties.
Note: After 24 months, contract will be renewed.
BREACH OF AGREEMENT:
The Parties hereby agree that on the breach of any of the conditions by any of the parties the injured party shall be entitled to seek damages from the breaching party on the cost of the Schedule Property etc.,
In case, if first party fails to facilitate registration of deed for the scheduled or other property in second party's name, then first party agrees to return the invested money to the second party, within 12 months from the date of termination of the Agreement by first party.
JURISDICTION:
The Parties agree that the jurisdiction with respect to this transaction and this Agreement will be in Bangalore. In the event of any dispute arising between the parties, the parties shall be entitled to go for arbitration at Bangalore. The Parties agree that three arbitrator/s agreeable to all the parties shall be appointed for resolving the dispute between them, or as per the law of Arbitration. Further it is agreed that the arbitrator's decision shall be binding on all the Parties.

Thank you for your valuable feedback about this company. Even i have planned for the site visit today morning and due to uncertain circumstances, we did not make it. I got some time the i thought to do a customer reviews in google about this project, then i came to know, how much satisfied are the Sancity customers. My mind triggered a query? Can Sancity company provide the list of his customers (who paid the complete amount and registered their property) or publish the list of all customers name and contact numbers proudly, so that we can directly meet them, greet them and get few downloads about the company, then we can some what believe on the investment part with Sancity.
Believe it or not, why are these type of companies target us, even I invested ~5 lakhs with TGS about 18 months ago and till now not even 1% of work they started. My money is laying with TGS with out any benifts in any of the manner.
It would be very difficult if we purchase any land near Gowribidanur, as it is ~90 kms from Bangalore to commute. Only for the investment part we will plan so that we can sell it after 5-8 years later and invest that amount in any of the cause which would be required when we are at Bangalore.
I am now at a dilema, whether to invest on this property or not. They are offering INR 99 per sq ft and confirmed for registration they will charge INR 60, 000, so in total I will end up paying INR 1, 80, 000 for 30*40 site for a site which is after 3 kms from Gowribidnur. More over that complete area is a dry place and no water resource available.
I would request the Company people as well the customers of this company and the people who got cheated, to provide your valuable feedback at your earliest.

Dear Frndz,
I have purchased a plot in Diamond Phase II project Site No: 302 on the EMI basis, an executive called me up saying that if I pay the full amount and close the loan the plot will be registered immediately. With all my family hurdles somehow I managed and made the full and final settlement. Since last 4 months they are making me to run behind them begging for registration of my Site for which i've paid the complete amount including the registration charges.
An executive registration coordinator by name Lavanya is handling my plot registration she has cancelled the given registration date for 3 times saying that Government server is down.
They wont even bother to call us for the next date of registration. If we call them also they wont receive the call or they will tell will get back to you and give the date for another next 8-10days.
They are not even bother to call and inform us that the registration couldnt take place. They will do all these dramas only if we call them that too on the day before the registration. When we call them to ask at what time we should be there and what to carry with us for the registration at that time they utter these blady words Registration is not possible tomorrow due to server problem and they justify that they are rite.
Coming to that useless customer care number: If I have any issues with that coordinator i used to call that number. The person will promise us to solve the issue and will call us within 2 hours. I have called him for 3 to 4 times till now for the same issue, but he has never called me back. Hopeless customer care its of no use.
These people are very irresponsible. Once monetarily everything is settled they we should run behind these people like stray dogs to catch them up which is very disgusting.
My suggestion is please dont go with them for any purchase. U have plenty of other developers who will care u people as their own.

Its very late for me to give the review on this. Its very bad experience with this company. I had purchased the property in Periyapatna (Sky City) in 2011 through EMI payment but because of personnel reasons I told them to cancel it.
But its been 7 months I have submitted the cancellation application still now I have not got refunded. I have been contacting the person named (Saurabh) from last 6 Months but he is giving the same reason that he will process it this Month.
If I miss to pay a single EMI I will get nearly 4-5 reminder calls in a month but if we call for the refund its very irrelevant response we get from the Executives.
Very Very Bad experience.

i have hard earned money of rs 60, 000 thought to purchase 2 plots in San city purple .after seeing add in news papers 2 full pages .And a promising offer of Toshiba laptop got mesmerized. Thought to buy plots and spoken with santhosh and destiny made a delay which is for good.
But the company which makes fraudulent cannot sustain for a long period, but San city has developed many projects and still developing projects we too have to look that too.
