[Resolved]  Trinity Sunrise — Trinity Sunrise Unreasonable delay

This delay in work should not be accepted by any sensible citizens, we have waited 3years now which is beyond anybody's patience, I dont understand why we should wait till Nov 2008, I am sure this is one more gimmick and then later he might change it to next year and God only knows when he will actually finish the work, the problem with this builder was initially he was saying he has problem with labour and at that point I hardly saw anybody working on the project, the only activity happening is now and that too at a snail's pace, I also saw one of the customers reply on Yahoo groups([protected]@yahoogroups) that the builder will complete project by March 2009.

This is absolutely ridiculous and its very simple that this builder is using all the funds that we paid deligently into other projects which are coming up at a very fast pace.

Lets meet up collectively and put more pressure, if this doesnt work then I am ready to go the legal route as the builder has already suggested this route to one of the customer.

i totally agree with you. Infact i'll join everyone who wants to sue this builder. Let them not get away cheaply.
Hi Friends, I am also in the same situation as you guys are. I am paying my rent and a useless EMI which is not benefitting me neither as an asset nor as a resale property. Provided with advt given in free adds, TOI, i am getting calls but may be 5% turn out to visit the site. And my clients are not convinced because I am not convinced that this project is going to get completed any time soon. Later i came to know that a few families who have paid 100% payment, are staying in the Trinity ERA apartments, which is og 650sqft. I did meet than and thats is where i came to know about this online complaints. Till now i wasnt aware that he has been providing temporary accomadation for a few families of which I am also the one who has paid 100% payment. Please make me a part of the conversation or call me at my mobile. I have been fighting individually till now and found that there is no point, but can we go in group and make a mess of the office?
I really feel that i cant withstand this mental pressure. These guys cannot be so easy going. They should also bare the pain and agony that we are facing. What do you say friends????

This project is not moving at all, it has been stalled as the builder Suraj Condominiums is not been able to pay salary for workers nor the security nor the supplier, most of them have left the project & ran away overnight, there were also incidents of stealing materials due to lack of security. There are only 2 engineers who are left who are on the verge of leaving their job as they have not been paid salary for 3 months now. I have made 100% payment as of Aug 2007 and till today I am pleading him to complete with no luck and he has given me temporary accomodation in Trinity Golden Era which is like 650sqft studio apartments, this Trinity Golden Era was originally shown as resort and KSIIDC had given 2Crore to Suraj Condominiums even today he has not even payed the interest on this amount and KSIIDC has confiscated 10apartments & sealed as the builder is not making any payments, we are also going through tough situation staying here as there is electricity problem and builder is not able to pay the electricity monthly charges, the lift also works sometimes and they dont have generator, as customers we are facing a lot of problems due to this builder's mismanagement of funds, Mr Ram Mohan Menon who is the MD still enjoys his life on a Nissan Teana & exotic foriegn trips and we customers are struggling to meet our ends, we all need to meet & plan out something.

I know wats going on there and here are my findings from various internal sources within their office and company site.

1) Poor maintainence of the entire project(S) and Golden ERA. Go inside and see. Poor broken road, filth, leaves, litter all around. DON'T BUY there!

2) Leakage and FUNGUS at RIGHT SIDE ENTRANCE of Golden ERA from TAP used for LANSSCAPING caused by EXTENSIVE WATER for LAST 3 YEARS! Per their site engineer he doesn't know how to fix the valve!!! He says he doesn't know wat to do and is fed up of repairing this again and again! DON'T BUY TRINITY GROUP.

3) Labor n other villagers stealing water from same TAP mentioned above and causing NOISE and YELLING since 630 AM DAILY until 930 AM. Utter CHAOS and residents there suffer and security does NOTHING to stop this! Most labor there are from Andhra and Bihar/UP. Many THEFTS have taken place there. DO NOT BUY!

4) NO LIGHTS on floors...just go and see after 7 pm any day! People who live their put their own lights on each floor inspite of the maintenance amount of Rs9000/yr. DO NOT BUY!

5) Lift lights and/or lift works and is off several times as there is ONLY SINGLE PHASE ELECTRIC SUPPLY. DO NOT BUY!

6) People who live their have had to repair their TV/washing machines/Fridge etc.! Many maintenece people has said this and you can talk to anyone there usually on saturday/sunday. DO NOT BUY THERE!

7) When u complaint to the builder they ALL come againts you, I was told by one person in their office! So don't even bother thinking your complaint will be resolved! One customer service guy at the builders office sweet talks and then stabs you in the back! DO NOT BUY IN TRINITY.

8) Builder owes 2.5 CRORE rupees to KSIIDC bank. One TOP management person at KSIIDC bank got fired due to this. Go see the 3-pages LEIN posted by the lift by the bank! Bank tel. no.s are there ask bank by calling them where the person is who has signed this 3-page lien posted by the LIFT and they will tell u all!

9) Oh, and did you all know that the CEO just went on vacation to USA.

10) Excessive wastage of water by landscaping workers. They water even in the RAIN!

11) Security is MISSING from 8 am-930 am DAILY and at night after 1030 PM-530 AM at the Golden Era and on Sundays and weekdays from 1 pm-3pm. DO NOT BUY! There have been a few thefts. Go to SARJAPUR POLICE STATION and you can find police complaints.

12) Bank has posted their own security person. So he is only supposedly looking after 12 apartments seized and SEALED by the bank. Builder is a CROREPATI no doubt and the security head Jayanna a labor class uneducated person and his friend have security control from builders side and banks side on the entire premises. Jayanna parks his OLD cars at Golden Era supposedly in areas meant for customers and RESIDENT tenants parking where everyone pretty much has a brand new car or a TOP model SUV. His son comes with villagers on and off and there is a RISK of theft and brakage by these village elements. DO NOT BUY! Many drunk villagers cause noise and nuisance at night.

13) Villagers bring cows, etc. daily. DON'T BUY HERE unless u want to suffer like others!

14) Builder collects Rs 500 per month CASH ONLY for ILLEGAL NON-METERED electric supply. Electric supply is either NOT there during the day or ONLY single phase and is intermittent ON/OFF and your appliances will break. The electric company says its FREE or LOW cost supply they have given to builder as its agricultural land and in BENGALURU RURAL. BSNL also has slightly lower rates for RURAL areas. Besides this advantage of BSNL there is all disadvantages only. NO other tel. company or broadband company goes there. SO BEWARE! BSNL is NOT BROADBAND YET and only WLL (WIRELESS LAND LINE) -RURAL SLOW INTERMITTENT dial up connection.

15) No proper garbage disposal on site and NO one properly burns rubbish thrown by residents. DO NOT BUY TRINITY! Builder collects Rs 9000/yr maintenance!

16) Lots of STRAY DOGS and 4 EUROPEAN FOX LIKE DOGS wander randomly between 4 pm and 6 pm DAILY owned by a private malyalee owner right by entrance of Trinity (ORANGE COLOUR GATES) from Sarjapur Road. Please watch out. These are fierce dogs and will attack due to their blood and genes unlike Indian stray dogs that just bark!

Poor management, DEAF ears for customers, poor engineers, poor customer service person. They just want you to look only INSIDE your apartment and not outside and NOT complain. They just want money and will give you false promises and lip service. Even government offices these days FUNCTION BETTER! They cannot tell anything to their laborers and engineers as pretty much all are LONG TIME employees and are below market salaried people. Obviously their is not much incentive for the employeer to fire them or take action against them due to this reason. Indirectly they have become LORDS and KINGS of the site. I also heard they all took a 20-40% salary cut just to stay with this job and got paid after 3 months!

Well you decide my EDUCATED, SMART, INTELLECTUAL READER! The choice is yours I SAY. SENTIMENT: DO NOY BUY. STAY AWAY FROM THIS BUILDER (TRINITY/SURAJ) and also their marketeer Sriram propcare.

I heard there was a fist fight between security and Rasheeb/Rakeeb a contractor in Trinity Bloom and his 6 drunk fellow workers at 9:30 pm on sunday sept 13th when they jumped the fence and entered inside trinity sunrise and next day in the meeting Mr. Shibu the site engineer didnt take any action against these workers stating that these were his people inspite of security guys and residents wanting these rowdy elements to be removed from their work. I work for several VC groups and provide feedback on where they should invest and this is one pathetic community. There are pits and rubbish everywhere and laborers throw rubbish near bloom and gold era. Inside gold era glasses are missing, terrace is never cleaned as all corners have dirt and there is dog and bird on all floors and on terrace and stairs have stains. I dont think even sunrise will be maintained properly looking at trinity golden era right besides trinity sunrise. Also lots of fungus from leakage, terrace has leakage, ground has leakage, honey combs not removed all safety and health issues, open electric wires. Do not buy especially on top floor as your ceiling will leak from terrace water tank leaks un repaired and ground floor full of water leaks and fungus. Go at night and see..not enough lights on road. No generator backup in lift at gold era. Lot o[censored]nresolved issues. Also please see trinity_sunrise yahoo groups complaints. These workers and others are jealous of residents living there and they dont resolve their issues on time i have also heard this from residents there and is apparent from the way this entire projects are maintained. Go inside and see and also go at night and see. Also lot of water clogging from rain at many places on road that has potholes and is in bad shape.

Who ever is buying or consider buying Trinity sunrise please do not do the same blunder as we did .

Sriram propcare was the one who marketed this projected and now they are not even willing to come to our help. I am the owner of one of the apartments and have duly sufffered due to this . The project has been incessantly delayed and we have been paying exhorbidant emi's . when we contact the builder they always give us evasive answers and send out a letter of completion which is not valid in any manner .

I was given in writing for the third time that my apartment would be handed over in all due respects by 15th september and now when we enquired they have postponed it to october first week that too with temporary power . We are not clear on what charges we have to pay for temporary power and deisel

when asked about Club house for which we have paid there is no answer from the builder

Its high time we joined together and raised voice against such injustice

Aiyo I went there to do puja and the nepali security man at gate on sarjapur road at 5 pm was standing in his underwear and no shirt and didnt make me sign any book.When I left again at 6 pm same guy was standing in his banian and underwear.When I asked his name he said Ganga.I think he gave some false name.How can a boy's name be Ganga.This is a worst builder.They have no manners in the office also and site also and are unprofessional rowdies.They are very very nice only while taking money.If customers get angry or complaint builder takes them to court.Too much low mentality builder.Instead of solving customer issues and understanding why customers are complaining he uses his muscle.I heard these people are very reactive and angry nature instead of being professional and proactive problem solvers.If you complain about something they will give excuses or say let it go bad or let there be thefts or let there be fights between villagers and residents then we will fix this and that and they take it personally against you if you complain from their senior engineer in domlur office to all site engineers.In reality they dont want to do anything except collect your money and in return give you bad quality houses with random fixes and you will repent after buying like trinity woods and other community's this builder has made.Go and ask anyone there.This is not a reputable builder.They dont do anything right and wait till people are complaining and only then they fix this and that way without any proper way.They dont have proper planning or project schedule timeline.They have very old engineers who are not trained on new software and new and proper ways of doing things correctly in a fast manner.First they delay projects then if you complaint or get angry they also very unprofessionally get angry instead of being courteous and understanding nature and realizing that they have taken your money and screwed you in a big way without giving you possession like its their birth right and take you to court for you complaining or getting angry and showing you their muscle.Their engineers and security are involved in stealing and one contractor was saying even when electric parts are purchased he has to give something to electric contractors on site and their inventory person on site cooks the books and shows wastage and even during festivals Jayanna's son comes and steals or puts things in his truck and takes it here and there for puja celebrations and all and Jayanna's relatives run a transport business and they keep bringing private SUV's and cars and give something to engineers at site for taking things in these vehicles.They should replace this Jayanna with professional security people and also remove their head engineer and project site engineers.They very much are all mixed up with each other and must be removed otherwise they will continue to spoil their projects.They tell customers that they or laborers dont have to stay here permanently so they keep doing waste, throwing things here and there, letting motor run all day and wasting water from pipes and not repairing rubber broken pipes and not caring about customer complaints and even stealing during festival time and whenever they get a chance and they show open hatred towards builder inspite of being employed by builder.Only ladies are fighting for delays of project with builder and men should wear bangles and sit at home and are doing nothing except complaining on yahoo groups.The men who have purchased houses in sunrise have not drink their mother's milk because they are it seems afraid to do anything.We should all take this builder to consumer court like people did to another dirty builder Ittina group and won against builder and got refund plus intrest on their money.The entire project maintenence and material quality is poor and they only clean front areas on monday or wednesday when col lal the ceo comes and visits just to show that all is clean.They dont clean anything inside and their headengineer and site engineers are like rowdies and crooked people and they all know is to give excuses even their sweeper head and security head jayanna.This is the new India and we should not be afraid to take these people to court and rowdisim should be ended.All their projects they have build until now are very dirty you can visit any project you want and you will find unhappy customers, dirtyly maintained projects with low quality materials used.When they dont pay their employees they steal from site.They are very rascal people and become happy internally to see you customers suffering and geting cheated and they make jokes also as to how foolish these customers are.They take your money for electric meter and clubhouse, lift and maintainence for life but give you none of this.Their engineers openly and boldly say they will never be removed inspite of complaints because they are 20% less salary takers and I checked with media channel network 19.They run a TV segment called buyers beware.They said if we are scared they on our behalf can contact builder with all our querries and get proper answers including compensation for delay. You may contact them at [protected]@network19online.com.They resolve issues for customers all the time and get refunds as necessary because they know the law inside out.It's high time we all get together and do something and invite the media at Trinity on Sarjapur road Sompura Village so they can report our plight to all buyers out there to be careful and beware.
If you read the complaints messages on yahoo groups you can see how much these people are suffering after buying from this builder.They dont know how to fix properly a simple motor that pumps water to their residents and provide proper electricity how they can provide you proper home on time?Just think.So many people cannot be wrong about this builder and so many issues cannot be wrong.This builder doesnt know how to provide basic necessities of life like water and electricity forget other luxury things he may promise you in Trinity Bloom.A few days ago I visited there and saw water leaking heavily from atlest a dozen places rubber 3 pipes.The security fellows named Arun and Ravi said they keep motor on all day and night to supply water to Trinity Bloom for construction and laborers.According to them the laborers use more water than the people living in flats there.So motor keeps running and getting burnt.They also said they were paid only 2800 rupees and no training so they also dont care and said marne do humko kya hai.One security name Avinash and other Ganga were also present and were also saying bad things about this builder that cannot be typed here.These fellows also said their head Jayanna has told them to work as less as possible and fight or create arugments with residents if residents bring issues to them since even he is not happy with this builder and in reality just a shop owner and a transport taxi vehicle business person/driver and has no time for Trinity issues.

This builder doesn't know what professional security definition is versus keeping just some untrained off street security fellows or even the difference between these two.He just wants all your money and give you less and less in return.They just hire anyone from Assam, Nepal and Bengal and Bangladesh and give very little money.Most money possibly builder keeps and hides from IT department as lot of messages talk about mismanagement of funds of buyers money.I don't think so if they check these people whether they may be real workers as many people from outside come and spoil our community name by creating problems.This builder must check their laborers backgrounds and if they are really from Bengal or Bangladesh or from Assam or Nepal.
I went inside of Sunrise and saw 7-8 stray dogs and even at Goden Era and atleast 6 puppies.When I asked the engineer Mr. Hanif he said they won't bite and have not bite anyone until now.Another older shorter engineer besides Hanif in specs and moustache laughed loudly at me and my family.I guess only when someone gets bitten and gets 14 injections then these people will remove the dogs.There were no dogs in neighboring Kristal and Confident group that are very well managed and have excellent sense of service towards their customers.I don't know why I purchsed this flat just to save a lakh or two.One nasty Avinash security fellow I told him to get these dogs away from my wife and child he just ignored me and then when I asked him again he said yeh hamara kaam nahi hai aap office mein complain karein.I called the office and reported to Nancy and she said what we can also do.She also didn't care. She said we are 40-50Km from the site and told me to find the number myself and call animal control office.If you are a possible buyer what will be your take on this builder?Have any other people got like these answers from their site office engineers and head office in Domlur.I don't know why they have these engineers and security people who have no sense for how to interact with customers.When I walked past Golden Era I saw some laborers from Bloom site giving food to puppies and dogs and I saw two puppies coming out of Golden Era and Mr.Arun a heavily drunk security guy barely able to walk said same thing that Avainash had said that it's not his job to stop puppies from going in and out and also added very angrily humara kya jaata hai.This happened at about 12.30 in the afternoon.
Hi Guys.Iam planning to purchase apartment in trinity sunrise.I see a lot of complaints posted few days back.Now is the Suraj condomininums fine or still has same issue of providing poor quality, infrastructure to customers.Guys please help and reply ASAP.Iam confused.

Dear Ram anna, I am a buyer like you and here is what I have found about this builder. First pl. look at this link and do a google search on suraj complaints or trinity sunrise complaints...so many people with so many same same complaints and problems cannot be wrong. http://groups.yahoo.com/group/trinity_sunrise_comm/message/512. It looks like the builder and his team all want money from you and give you poor service and poor everything in return.

PROBLEMS, ISSUES and COMPLAINTS
1) first builder sweet talks and takes your money via col. lal or sriram properties sales agent promising you things that will never be there and never on time. for example no canteen in gold era and no backup generator, no electric meters, no cleaning labor, terrace never gets cleaned, security even until now leaves overhead water tanks flowing wasting thousands of litres of water daily and Arun and Avinash security guys ask money to close water tanks and have a hamara kya jata hai response. 3rd floors of projects are leaking due to broken tiles improperly fitted on terraces. Arun and Vipin security fellows come drunk during work.

2) Jayanna Reddy security head is a unprofessional twisted fellow who makes comments on our women when they sit outside with kids in the evening and threatens residents with being beaten up by his rowdies and son or cars stolen or house broken if residents dare complain to builder.and is a shop owner in fact and runs a taxi business and his son steals things from trinity/suraj condo's (these are one and the same company! so do not get fooled). and sells you milk for 2 rs. more and charges you 200 rs more if you book his taxi.security guys/laborers and engineers steal chairs from conference room of golden era meant for residents.there are no chairs there now. All chairs are taken by security fellows, Sridhar engineer and laborers at the expense of residents. So builder doesn’t care. He just wants money.

3) Mr. Sridhar the crook project engineer who takes money under the table and demands sweets and money shamelessly from residents during Diwali and other festivals has authorized that everyone should fearlessly give trouble to residents. Sridhar has a sick mental problem that makes him laugh at residents when they report electric and water complaints to him and says “why you purchased flat here you should go elsewhere.”

4) Engineers Sridhar and Hanif openly show resent for builder and say why you came here. Should have gone to confident group and through their electricians and labor fellow ask for money from residents to provide common area tubelights, bulbs and 3-phase electric supply and cleaning after purposely turning off electric supply. Sridhar project head says “I was on holiday on Saturday and Sunday and could not give you electric supply.” what rubbish person they have as project head. he challenges residents and says complain to my boss Pasha and he will also do nothing to me as we are all in this together meaning if Pasha did anything to him he will also complaint about Pasha’s misdoings..

5) Every week atleast 2-days there is no electricity or single phase electricity that will spoil your appliances including geysers. Mr. Pasha also gives only lip service. All these guys are together in under the table dealings.

6) The cleaning in charge old fellow (I misplaced his name Krishnapa i think) openly asks for money to send cleaning ladies to clean common areas and they don’t clean with water.they only sweep.this old fellow says “Mr.Sridhar and Hanif and one mr. dilliraj give them no cloth for cleaning nor do they give them phenyl or lizol.” he also says these 3 incompetent rowdy fellows have told him not to clean and if residents complain send them to us. When residents tell them this fellow says this about you they deny obviously and still do not provide the services we request that are in the bloody contractual agreement from the builder.

7) When you complain to builder still nothing happens and instead his full office including him comes after you with their muscle power and one higher up person under promise not to reveal their name in his office told me that builder knows all this but wants to tell residents not to tell builder their issues or complains as he the builder has no time for all this. so be careful...even their office ladies are saying this…the builder does not know what customer service is and how to solve irate customer issues which are all a part of the contract as agreed upon by all parties and paid for by the buyers. The rubbish for instance is not burnt for months by this old joker’s laborers and they throw rubbish around Gold Era and Bloom. Builder doesn’t care as he has already got people’s money.

8) Sunrise and golden era have rats from open rubbish thrown by laborers and stray dogs kept by laborers. There are atleast over a 100 stray dogs and puppies wandering inside the community and having open sex on the roads that your small kids will see and they and keep barking at night so you cannot sleep if you buy here. Come and visit any night between 10 pm and 5 am and you can hear dogs howling and having rough and wild sex openly and security guys enjoying these sexual acts thoroughly.

9) All security guys, engineers and laborers are jealous of residents and try and harass residents this way or that way and whichever way possible and openly tell residents to leave and go. Even the rascal old laborer head (krishnaiah or krishnappa) smokes hand made paper bidis mixed with ganja and tells residents to leave and go if not happy with his cleaning service. the rubbish is not burnt by this old fellow (supposedly with trinity for over 20 years as a gardner head and now additionally a laborer head) for weeks that there is no sunlight, too much wind or rain.nor do they put ddt to kill rats or insects. In other words you get royally fu__d by this builder and his crook bozos (joker crook employees). They have no common sense of customer complaints. They do not know how to terminate employees like sridhar, pasha, avinash, arun and this old laborer head as most are old timers.

10) They do not want to spend money for professional security Service Company. In fact they want to do as little as possible and keep all your money for themselves hiding from income tax department and they take cash cash cash almost over one lakh for registration and give you no receipt. You think it takes over 1 lakh to register in this small unknown village for registration process? Use your head Ram Anna before you deal with this builder. Whenever possible they take and prefer cash that they stash away in their home or put in future projects. Funds are heavily co-mingled between their projects and mismanaged.See letter from builder posted on yahoo groups telling residents not to complain to new buyers as he will delay providing lifts and other amenities that are already paid for by existing buyers. This is force, blackmail and threat from builder. I asked my company lawyer and he confirmed this after seeing this letter posted on yahoo groups.

11) Security fellows show open resentment towards builder and even until today keep motor on all day and all night long at least once a week there is no water. In other words there is some or other problem always on a daily basis. Lifts are not provided until today and no club house. This club house area is a dump site for construction material. People get stuck in one lift that is in golden era for almost 1 hour till security fellow Ganga comes and opens it. Security is not there at night from 11 pm to 6 am. avinash, badal and arun night security fellows never come at night. Only bank security guy at day time is there and he only looks after 12 flats the bank has possessed from builder due to default on 2.5 to 3 crore loan to builder by ksiidc government bank. This is posted by the lift by the bank people. So builder has lost credit credibility from all banks by defaulting bank loans.

12) Builder is now desperately focusing on only selling bloom and sunrise later maybe he can change plans and make trinity sunset if he wishes or runs out of money. In other words common amenities are not being constructed yet and there is no future guarantee that they will or will not be built. In Bangalore it seems even written letter or contract from this builder has no meaning. Call Bsnl/Mtnl
[protected] consumer court number shown on TV ads by govt. of India and complain or take refund from this builder as per govt. of India rule. Per residents builder has delayed our sunrise by over 4 years now and 100% completion is no where in sight. Builder has given us many letters and dates of completion. Even contractual agreement for electric meters, lifts, generators, canteen, bus services, cleaning services, lights are not yet provided fully. So do not have fear calling media. The Media is our friend.

13) Come at night and see how deserted the road is from the gates to the buildings. Also 3rd floor of buildings are leaking in gold era due to overhead water tanks water overflowing and broken or cracked tiles daily and have no written approval in sunrise for 4th floor constructed. Maybe, Mr. Ramanna when you become a grandfather you may see club house, pool and all if you are lucky (otherwise you can wash your hands of that as well like many other amenities like lift backup generator in gold era or bus service or canteen or electric meters.. bloody not even a single leaf gets turned in 3 months in india and they lie that in 2-3 months things will be ready…they keep saying this for over 3 years now. like we are all fools...most builders in India are crooks and rowdy people and have many court cases against them; for example ittina, reddy builders, and others and there is no regulation of this industry yet. so be very careful if you have any head over your shoulders

14) Do a search on any builder on google first before you buy. currently no complains found on websites on confident group, mantri, adarsh, purvankara, akme, salarpuria, ideb, dlf, and generally speaking builders that have western money will give you on time or before time as they are regulated and also purvankara has started putting money in escrow account so its not co-mingled or mismanaged (see toi ad dated friday, nov 13, 2009) and not some unknown middle eastern or chota mota country money builders. confident has dubai money and does give you on time and provides best customer service. Unfortunately they claim that they get sold very quickly. Do your own research before you buy confident or any builder. Pay little more and buy these builders instead only after thorough research.

15) You asked for opinion I provided based on my thorough research of talking to residents (most important) on sundays and holidays and visiting site at nigh time. opinion is not recommendation. It’s based on facts gathered from their site office, residents and their employees in domlur office and security people. Best is to buy your own clear land and build. flat prices are so steep and common club house, pool etc. are an unrealized dream in the sunset for this builder. confident group is a new builder so be very careful. Always buy only when 100% ready to move in flats are available. You may pay more and get a left over last 30-40% vacant unsold flats but atleast you know club house, pool, generators are ready. Preferably buy second sale within 3-6 years of construction as buildings look 20 year old within 8-10 years due to poor maintenance.

16) Go visit trinity woods on bellunder gate or gold era on sompura village both on sarjapura road. Go inside buildings and see. Also look at open pipes for drainage in sunrise how ugly and awkward they look and old cheap style and honey combs in both sunrise and ge (golden era). No one takes care of maintenance properly and lots of safety and health violations and building code violations. your kids may die if they fall in open lift areas of get stuck in lifts as there is no power backup given by this builder and there are open electric wires in golden era and glasses missing so rain water comes in and spoils paint and all. Sridhar has said this many residents that this is his only way of taking revenge on this builder to make builder go in loss as builder pays him 30% less salary and after 2-3 months.

17) Suraj and trinity is same per municipal records checked and verified ...ram menon is owner. so also check owners names before you buy any builder. Lot of them can put on their wife or relative name and open new business. Do not invest in new builder unless 100% ready to move in and occupy and common amenities complete. Small builders run out of money quickly, mishandle funds from project to project, ask for cash and change business names. These are some signs you should look for before you buy any builder. Any builder offering cheaper flat will have all sorts of problems. So it’s better to buy from reputed builder only based on your own thorough research unless you also want to get royally f_____d from head to toe like all residents have been here in some ways or another. Just go and knock any door and ask anyone. So many people cannot be wrong and are telling you the truth about this builder.

SOLUTION TO BUILDER STARTS HERE, BUT PROBLEMS DO NOT END HERE
18) Since this is not a public company it’s impossible to remove the Chairman. However unless this Chairman and CEO take tough decisions and remove senior engineers and people named in this email, this company will become a junk company pretty soon. Based on my research I feel you should buy trinity only when the following conditions are met and the employees named below are terminated and new, young, dynamic and energetic and capable employees with customer service attitude are hired. They have just hired a malayalee maintenance manager and it’s difficult to pre-judge him based on 2-3 inputs received as far as to whether he is competent or just another clown just hired there for name sake.

Pasha their head engineer who sits in the office and controls all the projects or rather runs them at a snail’s pace and we all suffer should be terminated. With trinity for almost 10 years now and is bored of his job you can tell.

Sridhar a completely inefficient site engineer should also be terminated as he feels his job is so routine that he does not enjoy working there at all and it shows from his habits and way of doing his work, he also shows lot of negativity and resentment for this builder beyond words and cannot be written here.

Hanif a junior site engineer who will give you the best smiles and false promises and lip service and will stab you in the back should be terminated. He plays cricket from 4:30 pm almost every Saturday and Sunday during his work hours with security guards at the entrance of trinity gate. I have seen him personally while leaving the site so the residents living there are telling me the truth. Also when you call him with problems he removes his cell phone battery so he is not reachable. This behaviour calls for immediate termination of any such employees. I have verified and checked all facts mentioned in this email personally and I don’t think I will buy from this builder or recommend anyone to this builder.

Security head jayanna a smelly rotten (his body smells even from 5-6 feet far away) uneducated, unprofessional fellow and avinash, arun, badal and ganga all goonda security fellows who openly hate this builder and break things on purpose thereby harassing residents indirectly. Residents will eventually pay for mistakes made by these fellows due to resentment against builder for paying them only 2800 rupees per month. Most security fellows (10 of them total do a 24-hr shift atleast 2 days a week) according to mr. jayanna)
Security head and all security guys have village connections and must be terminated immediately for the safety of residents.

The untrained security guys also bring goondas from the village and play cards, get drunk and get involved in betting on dogs as to how many dogs will have sex with a particular female dog and have a dirty mind. Also during cricket matches they bring drunk rowdies and match fixing agents and dalals from dommasandra village to meet residents and advertise for betting on cricket matches. They allow outside groups of jayanna’s son to come inside and harass residents for collecting donations for ganpathi and other festivals

The builder is and has been turning a deaf ear to all resident complaints in all his projects so far. So be careful before you buy.

Anyone can promise you a taj mahal for rs.1 but imagine what you will end up getting…probably nothing or false promises and dates or incomplete and a hand drawing of taj mahal done this way or that way in pencil that too after repeated requests from you. Same thing is happening with residents here. Many have paid 100% in gold era and trinity and have got incomplete amenities that have been promised by the builder and paid for in full by the buyers.

Don’t just believe builder come and ask residents whether these people are still working or terminated before you buy. Don’t believe sriram properties agents. they lie and give different prices and sq.ft. Information. I have called them acting as a north indian person and made my wife call them in kannada like a typical local even though we are both from Coorg. Guess what we got by doing this different prices, different answers, different tone thus they are not credible company based on my personal experience.

Also several North East employees in Bloom like Mr. Rakeeb a rowdy fellow and his 6 member team must be terminated (see separate complaints on this web page). One Orrisa fellow another old timer who installs kitchen black stone and tiles steals taps, tiles, materials, waste couplings and many things authorized by Sridhar and residents have seen him selling to marwari shops many things from the site….ask any Marwari shops nearby they will tell you this person’s name and Diliraj’s name who are the front people dealing with these hardware shops all authorized by Sridhar.

Please understand when employees steal or break things often you the customer will pay for it. It’s only common sense. Therefore the builder doesn’t seem to care much and tries to hide or ignore these issues/complaints that he is already aware of, plus he cuts salaries instead. In return his workers F____k him by working slow giving poor cust. Service and all these issues noted here and on several websites. So it all goes on in a circle with the buyer getting affected and royally and heavily f____d day and night from top to bottom front and back even after spending lakhs of rupees for this kind of quality and service.

SOLUTION ENDS HERE with a reiteration for terminating Pasha, Sridhar, Hanif, Jayanna, and all 10 security people. All these people have ILL TREATED MANY RESIDENTS. Again see link provided above of Yahoo Groups Complaints. Unless such happens please don’t even consider thinking of going to this builder’s project unless you like to be Royally done with like many innocent buyers. Builder works in a team with ICICI bank and Sriram real estate agents to ROYALLY F____K buyers. Some buyers have paid him 100% of the loan amount from ICICI by getting a little bit discount which is not worth at all in exchange for Rs 20, 000 or more monthly EMI’s and a delay of about 4 years or so.

19) I guarantee and challenge you all new buyers that this builder does not have the guts to change or remove these people and hire new capable people even when I have sent such a long detailed complaint here exposing his servants named here. All he does is show muscle power to innocent buyers who have valid complaints based upon experience. Being a Mallu himself his preference is for malyalees and tamil fellows and cheap labor from north east India is what someone in his office told me and didn’t want to be named.85% to 90% staff is malayalees even in his office. So right there that’s another problem for you as a buyer if in a cosmopolitan city you have to deal with 80-90% staff of one particular language, culture, or village as they follow the slogan “All for one and one for all” even in this 21st century of a supposedly democratic India. Even if your issues/complaints are valid they will all cover up and show you their muscle power. So if you complain about one or two of them they take it so personally that they feel you are complaining about all 80-90% of them.

So it means whatever happened during work yesterday will happen today and also tomorrow with these same old staff doing things in the same old ways. How can u expect a miracle and things improving when same things are done everyday with old duffers who have been doing the same thing over and over everyday?

20) It’s ok for a new employee to make mistakes but not ok for employees like pasha and sridhar and hanif and the old labor head fellow that are with this company for 8-10 years or more and 20 years or so to behave in this manner so unprofessionally and lie to residents and ill treat residents and laugh and be happy at residents sufferings when residents bring their true painful issues and complaints. These employees are totally unacceptable employees in any decent reputable organization. These rotten apples will bring down the entire company one day slowly and steadily.

Pasha openly tells his staff not to help certain residents because they are not select same type upper caste malayalees like this builder and Hanif turns his cell phone off when residents call him with problems and taunts and uses bad words at the residents along with Mr. Dilliraj.

21) Real estate business is atleast 400-1000% pure profit business if executed properly and unless you are greedy and mishandle funds by stealing/removing funds received for one project and putting in newer projects. You will run out of money in a recession, customers will be unhappy and your name will be spoilt in the market. People are not fools you know that by now. Mr.Ramanna the final decision relies upon you.

22)The govt. of India is soon in the process of regulating this industry through a regulator and take action against builders by de-licensing and putting those builders out of business who delay projects and lie to customers. So many complaints from so many buyers cannot be wrong. I heard some media persons are also going to bring up a story on such projects and buyer complaints. i urge you to tell all to contact the media who are friends of buyers and always looking for such stories to cover where people are being suppressed and taken for and harassed and lied and cheated by builders.

23) This is a new India and you are in business because of customers like us. so unless this builder better clean up his act fast and his false meaningless letters without character (since they all lie about dates and mention 100% completion) he gives to his customers and terminates above named employees who are f______g him royally and indirectly his customers and spoiling his reputation and he hires bright young new engineers and new professional security company before it’s too late…until then please be careful before you give your money either to this or any other such builder who harass their customers in these ways! Please note that all references to builder means his company (trinity?sunrise) and not him as the individual. Finally everyone is playing the blame game with no one wanting to take any responsibility with this builder. If you call builder he says he has given everything to Pasha and Sridhar and when you call these fellows they say builder is like this and like that and builder does not give us anything. Same game these two engineers and Hanif play with residents and tell us to contact security for bulbs, lights, tube lights, and krishnappa and when we contact these fellows they say Sridhar has not given them anything and infact Sridhar is asking them money to buy these things.

So they make you angry making you run in circles like they use to do in old times in government offices and as they show on TV in TATA TEA ads and maybe some even do until today but this builder and his joker employees definitely do this and then laugh on your face at you as to how they fooled you and harassed you even more especially when you are suffering without electricity or water or dark roads or filthy common areas or unsecure buildings without security or rowdies and goondas fighting with your wife or family or passing comments and rubbish not burnt or lack of services like electric meter, backup power or single phase power when you go back to them to these like Sridhar and Hanif and Pasha and Krishnappa and Jayanna Reddy. This stupid builder has no proper command chain or designated person who is capable and competent to solve all issues immediately.

I believe that you should wait 1-2 years and see if new people are brought in and old people named here removed and how these new people function before you buy here. Even then you must come and talk to 10-12 residents before you buy. So don't be keen on buying lest there are so many problems unresolved for residents.

The prices are definitely NOT going higher … If some builder says otherwise they have some unique property or location or are lying or are deliberately INFLATING the prices for a month or two or three just to see how desperate the buyers are. So it’s a sound advice to not chase the market as all of the India markets are full of hype and inflation only and inflated prices when compared globally. So don’t fall for this fast one that some to many builders pull on some or all poor and innocent buyers that prices are going up.

This is my humble opinion about this jumbled up land. It took builder 12 years to complete gold era and still it is not 100% complete. 5 years some reddy fellows took him to court. No electric meters are there until now and no power back up on lift or private areas. I got a list from their office of some owners and when I called them (atleast 17 owners I called) I heard from many owners who purchased there that they are scared to come there as it is still not complete and once they move the builder will not provide electric meters, lifts and lift backup like Golden Era.

Therefore people are not moving there also. Also builders definition of flat 100% complete means 100% complete inside only minus electric meters, proper lights, back-up and club house or swimming pool and common amenities which are down the tubes in this Trinity Sunset And Golden Era.

So do not have fear calling the media and exposing this builder. He has lost all credibility and trust of buyers here.
I found some compliants about this builder on the web site. Here is the detail and the LINK. Also I saw so many ads from buyers to sell Trinity apts. but no response ... ads as old as 1 year ago on yahoo and sulekha.com...CHECK THESE LINKS ALSO as proof. SO DON'T BE AFRAID TO TAKE THIS BUILDER TO CONSUMER COURT.

Cases againts SURAJ CONDOMINIUMS

Condominiums: Two consumers have complained to this forum about Suraj Condominiums P Ltd. They had approached the builder to buy a single bed room apartment in Trinity Golden Era proposed to be constructed by the opposite party at Sompura Village of Anekal taluk.

In complaint number 1515/03 the complainant, Prof. Mahalakshmi Atreyi paid Rs. one lakh to Suraj Condominiums. It was specifically understood that in case of the builder’s failure to deliver possession of the apartment, they were bound to refund his money along with interest at 18 per cent. But they have not commenced the construction even by the middle of 2002.

Hence she asked them to refund the amount on[protected] . They sent a reply confirming the cancellation of the booking and promised to refund her money in installments. But they failed to do this and she finally complained to the forum.

In the case of the second complainant, (comp. no. 1516/2003), Dr. Savitri Vishwanathan, has paid up Rs. 1, 75, 000 for a one bedroom apartment in Trinity Golden Era. But they failed to build the apartment and also did not return her money.

Finding the builder guilty of deficient service, the forum has ordered Suraj Condominiums P. Ltd. and Mr. Ram Mohan Menon to pay up Rs. 1, 00, 000 to the first complainant with interest at 9 per cent with costs of Rs. 5000 and Rs. 1, 75, 000 to the second complainant with costs of Rs. 8000.
I completely agree with the emails and the complaints given in this forum, since I am living in Golden Era as well .I can not tell you how frustrated I am with the builder, the security guards, and the employees who work for Suraj in the property .Guys Its a mess .I wouldn't say don't buy ...that's Ur choice ..But make sure the issues that we are currently facing, are answered & Resolved, cause whenever we have a meeting with the builder and the Sunrise owners, we end up with nothing other than the standard statements about paying the dues collecting the no dues certificate and moving in to a poorly constructed apartment with no electricity, sufficient water and security .

There have been instances of villagers trying to physically abuse residents and security guys, and I am one of them .The apartment is poorly maintained and is not safe enough to stay at the moment.Unfortunately there are residents and owners who can not continue in the 600sqft apartments provided by the builder any longer and they have decided to move in to Trinity sunrise under pressure .This is really discouraging and disppointing as I feel its high time to join together and approach consumer court and sew the builder for the inconveniences he has put us through till date .Theres no point in just talking about the issues unless we do something about this .I would request you all to meet at Trinity Golden Era on a Sunday or so with the residents there, discuss and decide how we want to take this forward .We have decided to move ahead with the legal process through consumer, Civil, and criminal charges against Suraj and the people behind the whole management of the construction .

What time is the meeting? Please provide to all and also to email addresses that someone maintains for all Sunset owners.

I heard from residents that even though the flats are in the 15-45 lakh range the brainless stupid engineers Pasha and Sridhar only give 3KW per flat. Even their new engineer Hanif feels this is enough. All day we will be dancing turning off one appliance to turn on another appliance. So ridiculous people and low mentality, lower class thinking.

I looked at my home Geyser in Sheshadripuram, its 2KW, mixie is 900W, Fridge is 900W, Washing machine is 800W, Microwave is 1.5KW, Fans are 900W. I wonder who gave these 3rd rate engineers their degrees? These people have no sense about people and appliances we use. Iron is another 800W, and all these are the smallest capacity available. What if people have inlaws and 3 kids. My God every day there will be a short circuit.

I also heard that all labor class people living there have one or more electric stoves (1000W or more) on which they do daily cooking and while we put 25W CFL's these people put 200W because they are cheaper.

I am with you to Sue this builder and take him to court for non performance and poor or low quality materials and unsafe and incomplete premises given to us under pressure and duress.
