[Resolved]  Vasavi builders, chennai — Unprofessional/ totally confused bunch of people starting with the director

With out applying for a approval they are collecting 15% payment from all customers. They are not explaining about the word soft launch while booking. After 1 lakh of booking, suddenly they forced us to pay a sum of 3 lakhs towards booking confirmation, they threatened that we will be losing the flat if fails. When they launched the project, they promised that dec 2010 will be the completion date, after that it becomes dec 2011 & 2012 and keeps on changing. Now they are giving a new term called "Construction will be completed after 2 years from the date of commencement". Commencement date is the biggest question mark since the approval process itself has not been started.Better don't book a flat in Vasavi builders.

Can you please provide more details. Can you please let me know which property are you taking about. There are quite a few people who have booked in Vasavi Majestica, Medavakkam people. We have now paid around 15% without any approvals.

Yes. What Rajagopal says is absolutely true. Vasavi Builders are known more for cheating than anything else. Their stratergy is to milk as much money as possible from new buyers and use that money as a interest free loan to settle old disputed properties of theirs.
There is also some issue among the partners of the firm.
Its the question of days where in this firm will close down.

I have never seen a rogue builder like Vasavi.

They made people pay 15% of the project cost for their Majestica Project with out even taking Approval. I bought from them an year back and till date they haven't moved an inch.

One can look at going in for Rajparis which is right next to Vasavi. By all means they are better than Vasavi.

Waiting since one year from the date of booking is a long wait!! I have already cancelled my booking and got the refund (after deducting 25k) as there is no clue where this project is heading towards.

When i gave a call to them for enquiry of the property, the response was so rude, with this i understand the situation of people who have booked already

Looking at this thread, I think I got a "Great Escape" from this builder. In Nov 2009 I finalized two projects for booking a flat 1. Majestica from Vasavi Builders and 2. IndiaBulls "Greens" both are in Medavakkam. Both projects were under "Soft Launch" stage.

Final moment I decided to go with IndiaBulls because Vasavi Builders created more hype on flat availablity and demanded 15-20% as booking amount. Thank God, I didn't have enough money to pay them at that time.

Even though I undergo some issues with IndiaBulls in the initial stage, now they have got the approval and construction in progress.

Guys who wish to buy any property, do enough research online about the builder, buying process which is more important than making money for your investments.

Now the "Vasavi-Majestica" is in full swing, they started the work like anything, i got the DC for "Majestica" if anyone wants that kindly mail to me.my email address [protected]@gmail.com, mobile no: [protected].

These people sell without proper land documents;they dont have as on date EC for the land on which this project is coming up;No proper legal opinion available;If you ask they will tell that every thing is available;They dont have approval for the project;But they say that some DC is available.Whether they will get approval or not we dont know;please decide properly.

i have booked an apartment in majestica project at medawakkam only last week, they were courteous to me and explained to me about the delay in getting the approval which i feel all the builders in chennai face today they have already paid the necessary fees for the approval and was shown the relevant receipts and approval letter. i was surprised to know that their soft launch price was around 2700 psft which you can never imagine given the current ruling prices and i feel those who availed the early bird price are the luckiest guys since i was employed in bangalore till 2 months ago i was not aware of the soft launch or else i would have availed the offer.

I am one of the 50 unlucky people who booked at early bird price in Vasavi majestica in Medavakkam, (with a promise that we will be waived of E.B registration and car parking charges ) but now they are stating some nonsense reasons and pushing as to pay extra 2.5 lakhs for that. They are claiming that even other early bird registrants have accepted to pay... This is complete cheating... We want all the persons who have booked in early bird price not to accept this crap...

totall agree with s_ner, i am another unlucky one. Highly unprofessional. They even cut the call if you ask them about he why they are going back on their word. There is absolutely no explanation. Looks like their only intention is to harrass those "so called lucky ones" and get the money out of them. People who think we are lucky, please note that we had paid over 3 lakhs 2 years back and there is no interest also. We have been waiting for 2 years and still there is no approval.

If there is ever a benchmark for the worst customer service and unprofessional behaviour, it has to be vasavi builders. They not only went back on their word but did not give any communication also. They expect people to cough up the money whenever they ask for it without any explanation. So called relationship managers have no explanation. People who are supposed to able to give you explanation are never available. Even if you manage to reach them you will not find anyone who can be more rude. It is harassment in all aspects. People who booked recently need to know that at the time of booking your experience will be completely different. They will be extremely courteous. But this is just not their true color. Arrogance and total disregard for the customer is their true nature.

I urge everyone to join Vasavi Majectica Community and share your thoughts. There are lot more people there ..

Hai i have booked before two days in majestica. Even to me they showed cmda receipts and informed like within 20 days we will get the approval. But, they r confident enough & they started their work. But m really confused. Location-wise this s very good.Just 0.5 kms from velachery-tambaram main road. Also this road is getting extended to 100 feet road. The current price in casa-grande which is just before majestica but on the road is Rs.4250/Sq.feet.. But, heard like even rajparis struggled a lot to get approvals for their projects. Purvankara is coming behind majestica. The cement road was constructed By Vasavi & rajparis. My concern is approval time & construction time. But, i have checked all other projects in medavakkam & OMR. In omr, we can get 2 bhk for 30 lakhs.But, accessbility is nothing when u compare with medavakkam. Medavakkam has all kinda Stores which u can't find it in omr(after s.nallur), schools, tambaram at one end, velachery at other end. So my only concern is approval & time. Price is ok for me. also amenities also very good with departmental store.

I am another one to joing the fore of disappointed person by vasavi...till before 6 months i was in the impression that there were no problems with vasavi but then the other project(magilam) they started way before majestica is still incomplete and i dont see any progress happening there which seriously made me think..also there have been atleast 4 marketing managers since i had booked and i am pondering over the reason for this frequent change...can someone tell me how much time it will take to take back the money i have paid??i had paid 5 lacs before 19 months when i was out of chennai and i am yet to see any progress in majestica :( !!
