[Resolved]  Vatika India Next Gurgaon 21 — High Cost, of construction progress but continuous payment demand

INTRODUCTION


Vatika Group lauched "Vatika India Next project (Gurgaon 21) - sector-82 Gurgaon" in March 2008 with starting BSP of 2470/- per sq ft with additional PLC of[protected] per sq ft (depending upon number of PLCs). In addition to this, car parking charges/IBMS/EDC/club membership are additional to this.

Note that, current BSP from Vatika is 2720/- per sq ft.


SUMMARY OF ISSUES

1. NO CONSTRUCTION WORK PROGRESS AT SITE. NO OFFICIAL COMMUNICATION FROM VATIKA TO MEMBERS REGARDING THE CONSTRUCTION WORK COMMENCEMENT DATE AND COMPLETION DATE

2. DELAY IN PROJECT SINCE BEGINNING

3. ALL APPROVALS NOT IN PLACE DUE TO WHICH NATIONALIZED BANKS LIKE SBI NOT WILLING TO GIVE LOAN

4. NO RESPONSE FROM VATIKA TO E-MAILS INDICATING NO VALUE TO CUSTOMERS

5. NO CLARITY ON MEMBERSHIP CANCELLATION CLAUSE


DETAILS

As on date (22nd Feb 2009) there is no progress in the construction work on the site.

To add to this, in the span of past 10-11 months (i.e. since inception), none of the activities have been performed as per the proposed time-lines (construction linked payment payment) in the application form. In other words there is a delay in project since starting. To prove the point, lets see the proposed timelime and actual time when the action was inititated by Vatika, till date:-

1. Booking Date : March-End / April Starting 2008
2. Next installment due within 30 days of booking i.e. by May '08 but Actual date was Mid May 08
3. Next installment due within 3 months (or at allotment) whichever is later i.e. Around July 08 but Actual date was Mid Oct 08
4. Next installment due within 6 months (or at allotment) whichever is later i.e. Around Oct 08 but Actual date is Feb 09. Demand is currently open.

So, there is already a delay of roughly 4 months. Also, BUYER-SELLER AGREEMENT which must have been signed immediately after Allotment but Vatika dispatched the agreements in Feb'09.

To add to this, there is no clarity as when the construction will be started and when will the project get completed. On checking with Vatika, they verbally conveyed that work is scheduled to start in April 2009 and expected to finish by 2011-end. But, again there is no written commitment/communication in this regard.

Besides above, Vatika-CRM has stopped responding to e-mails which shows the kind of care they exten to the customers.

When checked about membership cancellation, Vatika is not willing to say anything. However, other people (non-Vatika) do say that normally booking amount/earnest amount gets forfeited but as such nothing is mentioned in the application form.

On cost front, DLF Bangalore/Chennai has already reduced the price for existing projects but no such benefit has been provided by Vatika as of know.

Yes I am totally agreeing with what is written.
No clarity in project right from the soft launch.
Even at the time when the economy is melting down, still Vatika group is neglecting the customers

EVEN HDFC BANK IS NOT STARTED DISBURSING THE LOAN

Any one knows the the email address or the CEO or MD of Vatika. So we can write directly to them

I do completely agree with the members. We have already invested more than 10 Lacs but there seems to be no movement in the project. We shall togather demand a refund with interest if there are no documented comittments from Vatika. In fact we shaould ask for a "NO EMI till possession" in the same cost as it would create a monetory pressure to complete the project.

We have even paid processing charges to HDFC but they will not disburse the loan until they get certain approvals.
I totally agree with these complaints. I chose Vatika over other builders looking at its brand name but I haven't received good response. We have invested more than 10 lacs of our hard earned money without any progress from their side so far. I have even got my home loan pre-sactioned from HDFC bank but still India Next scheme is not approved by HDFC so next payment can't be released. We must raise our voice collectively using yahoo group "[protected]@yahoogroups.co.in" where all the India Next members have joined hands.
I also totally agree with members. Infact we are a group of 4 office colleagues who have applied in Vatika Next and blocked our money. The prices are high and no progress for months now. All builders incl DLF & Unitech have dropped prices except Vatika who should also pass-on 30% discount. On top of it, Vatika is passing on discount in their Villas and new Builder Flat project in the same complex but NOT on the flats already booked. This is like treating existing customers as 'bonded' customers now. For new customers they are going all out to reduce money. I have also got HDFC loan approved but now HDFC & SBI have mentioned that Vatika's papers are not yet complete so, no way of moving forward. Lets join hands to ask for reduction in prices that we deserve OR complete refund of money with no deduction. Its is fair that when builder doesn't deliver on promise, he should refund money. Thanks

I agree with the grievances raised . It is almost a year since I booked in Gurgaon Next and paid almost 30% of the Effective Sale Price. The worst is that they are not responding to any e-mail even the one forwarded through their agent. We need to deal unitedly with the current stalemate shown by the builder.
I also agree with you. Vatika is a big fraud company. They never complete your project on time and would eat your interest.

Their apartments are also not escalation free. They will ask you more money if market appreciates and will never give you money back if market is going down. My father has bought from DLF, though people are having issues with DLF, but DLF is a much better and professionally manages company. Vatika is owned by a family, and none of the employees of Vatika show any professionalism.
I was thinking of buying the new IRIS and emilia apartment, but looking at this forum would like to give a second thought..Thanks for posting more info..

Option for those who wants to withdraw their membership must be allowed due to the global recession & their full amount would be refunded with interest. The prices should be reduced to 37.5%with the logic that the two rooms apartment in Gurgaon area with same covered area is available in around 20 lacs. whereas vatika is charging 32 lacs. Vatika must give interest on our deposits as Vighneshwar & others are doing. @10%.Yes, Vatika has stoped replying to members queries on Email.

We have already staged two DHARNAs in front of Vatika office.

Our agitation has also been covered in Hindustan Times Delhi, in main news.

Request all Vatika members to join this group and provide more strength to it. Pl check with your friends/relatives/neighbours etc if they are a part of Vatika and ask them to join our group.
I just checked all the comments posted on website...Infact, I was speaking to my office colleague who has also invested in Vatike India Next project along with me...No progress till date...I went to Vatika office couple of times since last 6 months but nobody is ready to listen. Everytime they say that construction will start in next 15-30 days.

I had made up my mind to apply for cancellation of booking with Vatika because i was appaled by their level of service and sheer disregard for responding to the customer.

To my utter disbelief they directed me to the broker i had booked the flat through to get a NOC (no objection certificate) from them. Now the broker is asking for Rs 15000/- just to issue the NOC!!!

I dont know what to do now!

I would say please have patience I know its difficult but I am also suffering from the same. As you know due to global recession not just vatika next but all the projects has been delayed. But now there is some hope that they will start.

Yes it is true that the CRM has totally failed by giving proper responses.
We should respond very hardly to the Vatika Management. But recently i have visited the site as well. some sort of road has been laid by the Vatika people. The security people there say that till HUDA has not done anything regarding the demarcation of the sectors. But vatika has initiated itself. I didn't go inside as it was very hot day. Any body who is having anything, pls ahare all the time.
I have seen some of the Vatika India Next project (Gurgaon 21) members are shifting from Gurgaon 21 to Vatika New project like IRIS, PrimRose Floors .

3 BHK Floor is available in PrimRose ( 1156 sqft) in 32 Lakh.

I have written a letter to Vatika for refund of my deposited amount & cancellation of flat in vatikacity as I have lost good amount in Mutual Funds/Sharemarket apart from retrenchment from service by may end being a Sr. Citizen & due to global recession around 15 days back but no reply.I am extremely in financial crunch. If my amt. is refunded atleast I may earn interest out of the deposit for my livelihood.
is primerose first floor (28.3) is comparable with ggn21 3BHK

Is vatika still in demand ?
They have launched Primrose at 28th April and on 13th May have increased the prices.

Is any one have good idea about how much commission vatika gives to a broker ?
I have booked the emilia floors but worrying point that no body is having any idea when the work will start and when they would give us the possession. For future and to expolre the brand name, they have to clear all these things before launching of any project. No where mention when they will give us the possession as well as no commitment from their side. Let's hope for the best. We invested our hard money and no choice. Let's faith on god and Vatika. They can do definitely some thing good for us.
