I have visited the property and collected the legal papers and crossverfied with My advocate Mr Arjun Indiranagar As per him this property belongs to sc st caste owners so it is very dangerous to buy this propety and approved plan is fully deviated as per the plan only 80 apartments but they have constructed 84 and entirely deviated property when i asked executive Ms Regina She offered this property for Rs21 lakhs including registration any body help can i take this risk in rosebay kindly give your suggestions at [protected]@gmail.com

I have a flat in Vmaks Rosebay. Before booking the said flat I got the legal opinion from my advocate Mr. Kumar M. According to him Rose bay documents are correct & free from any hazzles.(Mr. Kumar, who is a leading advocate & he prepares the legal opinions for SBI, Canara, Indian Bank etc) and also my housing loan was approved by State Bank of India. Hence I don’t think there is a dispute in Rosebay. According to you, even though the property belongs to SC/ST caste owner, what is the wrong to occupy the same if it is legally correct? And also I don’t think Vmaks Builders sell the said property for 21 Laksh, last week they quoted 24.5 Laksh for my brother-in-law. You may got confused. They may be discussing with their new project Vmaks Roselle.

My advocates are rite.Kindly take approved plan and count the flat and examine with any civil engineer then reply my mail i am rit or you. This my hubby and mine harden money so we done this excerise kindly you alos do it then reply

I am hereby sharing my experience with this company. This is No 1 Fraud Company in this bangalore They have constructed deviated properties in the banglore. Any one Can Just Cross verfiy the propety papers and building you will come to knw abt credebility of the company. Dont Ever invest in this company. No 1 Cheater builder in the banglore

I agree with Mr.Spandan on the fact that there is approval only for 80 flats but actually 84 flats has been constructed.
But in either case, i do not recommend them as their service is not good.

I strongly disagree with Mr.Mohan.
Even i have a flat in Rosebay and when ever i have a problem, it used to be addressed quickly.
The Builder is so transparent that we can go through all the bills and papers where no other builders will entertain that.
Right now, the final touch up works are slower in progress, but it doesnt effect our stay over there.(We had already discussed this with builder and he had commited to complete the tasks within the deadline date provided by us).
Present Situation: We have some issues with aminities, which the builder had guaranteed to be cleared within the specified date.These issues are general in every upcoming flats and if builder is good and helpful, this can be rectified by owners feedback.i am sure that here also that will be cleared.
As per me, the builder is good and he will never give false promises.

I am a resident of VMAKS Rosebay apts. and have been staying here since a few months. As far as our family is concerned we have found the MD, Mr Mahesh Babu of VMAKS Builders a very straight forward, kind and helpful gentleman. Whenever there has been any issue with respect to the flat, he has tried to look into it. He has also assured of hastening up any delays in connection with the completion of the project. We wish him the very best in his future assignments and request him to continue his support to the layout.
In my view the builder is trying his best to keep up his word and is now on the verge of completing most of the facilities promised. Therefore I do not agree with the comments made against the builder.

First thing, sorry for late reply...I don't have regular access to internet...
I guess i was misundertood...No where i said that Mr.Mahesh Babu will make false promises.
I know him and accept the fact that he is definetely a builder who speaks what he does and viceversa. And, i do still recommend him to my friends and colleagues in his upcoming Roselle project and will do in future as well..
May be i guess i should have taken sometime to write my comments in detail..My apologies for not writing in detail.
The reason i said that i am not happy ...is the same fact that Mr.Dhanesh and Mr.BGR Iyengar have mentioned... delay in project completion. And i do agree that he is working on project completion.
Wish him all the best for his future projects...

I have taken a flat in Vmaks, but the finishing work is not good. Flooring work is not at all up to the mark.
Beware of the thieves as you may find thefts. My fittings have been stolen by the labourers and Vmaks is not going to take responsibility.
The security is not good.

VMAKS CHALLET one of the worse constructions ever seen.
Complaints::
Cracks on walls
Improper flooring.Each foot step on each tile would produce a different sound and bath room tiles was worse than the ones in Bangalore railways station.
Gaps in the tiles that might cause problems to lower flats in near future, worst window frames with entire rubber out that should hold them from breaking.
Bath room fittings are a night mare ..flushes coming out of their positions with in six months and they say it was pulled by some one.Never agrees they were faulty.And kitchen wash basin always leaks.
Ooh god forgot about wiring. Switches in bed room for a fan in hall.Enter the end of the hall during night to switch on the light in the hall don't bother if you hit some furniture in the hall and fell down due to lack of light.
Unusable balconies, no tap provisions and pipelines to keep some wash basin that something even if you pay for.
Never seen a construction and finishing of apartment as pathetic as this.Regret to buy from VMAKS builder.
