I have booked a flat from Dasmesh builder in Saphale - East in 2019 giving a token amount of 2, 00, 000/-(NEFT) out of 26, 00, 000/-(Agreed amount) . And for rest amount i.e. 24, 00, 000/- was trying for Home Loan, but the builder had no proper document like no floor plan, no 712, etc. Later I was behind the builder for all these documents since 1 year and finally the Home Loan has been sanctioned through ICICI Home Finance Bank (Mira road) in Nov 2020.
I have settled the loan against the house which the Gurleen kaur(Owner) already had in DHFL and also gave the balanced amount cheque to the Gurleen Kaur. They also made me pay the last EMI of 20, 000/- approx and also asking to pay penalty worth 6, 000/- saying I delayed the home loan process while there paper work was not proper. Now the 26, 00, 000/- amount has been settled, but they are not doing the pending work of the house, not transferring my name in society, not putting the electricity meter box, not providing the house tax since[protected] paid one. These all talks were happened prior the home sanction, they have asked me to pay them full agreed amount of house and they will do the rest of the pending works. But since 1.5 month they are ignoring my calls.
They asking me to pay them more 40, 000/- Society Name transfer amount, but I want to pay them only 20, 000/- as I have paid there last EMI of DHFL while closing that loan. I also deny to pay 6, 000/- penalty as that does not come under me.
I want the pending work to be done by 15th Jan 2021, I should be provided with the paid house tax receipt from[protected], also want a working electricity meter to be put immediately.
Please take URGENT action on this.
