During my maiden visit to your sales office on 03rd Feb 2019, the sales team (Mr. Gaurav Sehgal & Mr. Subrat) had offered the apartment numbered 803 in Tower 2 of Godrej' Golf Meadows" as the only available unit and had stressed on making and early initial payment at that very moment or ASAP. You had stressed that it was imperative for me to transfer the money ASAP. This was done vide NEFT on 07 FEB 19 and a sum of Rs.50, 000/- was transferred to Godrej CITY PANVEL-PHASE 2 from my account. A premium rate was also quoted, owing to the fact that the said apartment #803 had a 'Golf course' facing view. However over the next few days, when I had a chance to examine the brochure closely I came across certain issues which were not intimated to me earlier. These were:
Two areas were marked as ‘future develoment’ on the plans in areas right opposite #803. This was never even mentioned on our initial visit to your sales office . I had discussed the matter with Mr. Gaurav Sehgal multiple times on telephone. Based on our tele discussions, he had instructed me to write a mail (which I did on 11 Feb) the sales team were apparently unclear about the nature of future development and needed to clarify the same with the design team. Their reply was forwarded vide email on 14 Feb 19. The reply to this query as per their mail was” No Skyscraper is planned. However any development that might come in the future will not block the golf view completely”. I discussed on the tele with the sales team that this response left the issue open ended as to the prospect of the future development blocking the view partially, a matter to which they did not have clarity.
I had further sought clarification regarding the issue of proximity of the apartment and Tower 2 to the MLCP as this was also not intimated to me by the sales team during the initial visit. To this, the reply forwarded in the email dt 14 Feb 19 was: “ MLCP is not in from of flat 803 (sic). It is however 17 m away from Tower 2 Flat 1 and ends around fifth floor of the tower”.
On receipt of the email on 14 Feb 19, my concerns and fears were justified about the Tower and the unit being very close (only 17mtrs as per the Godrej design team) from the multilevel car park, an issue not disclosed to my wife or me on our visit. Further the issue was compounded by the presence of the proposed basketball & futsal courts on level 6 of the car park (just two floors below the eight level at which #803 would be located), which would be a source of noise & disturbance.
Based on the above I had communicated that I would not be pursuing #803, to which end I was requested to visit the Sales office, which I did on 17 Feb 19 along with my wife. There I was offered alternatives in Phase I and II of your project, which after due consideration (since both were priced higher), my wife and I rejected.
I communicated the same to the sales staff on tele on the evening of 17 Feb itself. I had also requested for the refund the amount of Rs. 50, 000/- which was made by NEFT, after which I have sent two emails documenting the same.
I have neither received any acknowledgement nor any response for the sales team.
I request you to kindly resolve the matter at the earliest.
