I S ANISH BABU booked a flat in GODREJ NURTURE, MAMURDI. Flat details. Flat No. 1202 on the 12th Floor Floor in Wing/ Tower 1.
It all started way back in May 22, 2020. When one Mr. Kumar call me on behalf of Godrej. He had convinced me for booking a flat and asked to make the payment of 50k first. He had provided me multiple payment options, at last i was given a portal to pay, And i did my first transaction of 10000/- on 28th May 2020. I kept asking mr. Kumar for his official email ID just to keep things on track, but he always used to change the topic and were keeping the conversation only on chat and phone. So at last he had shared his email ID and now i come to know that Mr. Kumar is from a different company called Squareyards who is the promoters for Godrej properties.
This is when i started loosing trust . Later on 30th May 2020 he asked me to pay 50k more to confirm the booking of my flat. As per the discussion the payment was done and on 31 May 2020, Mr Kumar confirms me that my flat is 1202 ( 12th floor tower1 )
I had conveyed multiple times that i am not interested because i have lost trust on the deal. He kept calling me convincing me that once i make 5 % payment i have an year to pay. But as time passed he came up with new stories of pressure from his manager, pandemic situation, sympathy talks saying that if i cancel the booking he will lose job etc. By August I had completed 5% of payment and now he had asked me to make the Stamp duty registration payment . Once that can be done remaining 5% can be done at my convenience .
Since 5 October 2020, Mr Kumar stopped responding to my calls. In the mean while Godrej Nurture had send me two documents an Invoice and Statement of Account. Out of which Tax invoice said the total due is 85216.00/- where as Statement of Account said balance amount is 275216.00/- . I kept calling Mr. Kumar and messaged him to clarify the statements . On 11 October 2020. Mr Kumar tells me that he has nothing to do with Godrej and I need to talk to one Mr. Prakash. He had also shared his phone no. I kept trying Prakash, but did not respond .
On 15th October 2020. My Ashwin Das who introduced himself has Godrej representative for my transaction. First thing he said is that to make the payment for Stamp duty and registration. Initially due to some bank issues there was some issues with transition, But finally I did the payment for Stamp Duty registration on 15th October 2020 with a transition Ref:. no [protected]. Ashwin had initially convinced me on phone that to get the benefit of Govt discounted registration cost, I should first make the payment to Govt. So I did the same according to the same . He had later said that I can make the remaining payment any time before registration, and we are now waiting for a registration slot.
Since then I was following up with Ashwin for the availability of slot. In the mean while Godrej send me a courier which notifies that the booking will be terminated if I do not make the remaining payment. (received on 30th Nov ). I could not connect with Ashwin till 11 Dec 2020. When I could get on a call with Ashwin, he said that I can ignore the letter form Godrej since I had communicated with Ashwin about the time to make payment before registration and we were in an agreement. Even during the conversation I had checked for the registration dates, But I was told that Slots are not available.
On 18th Dec 2020 I received an SMS for the acknowledgement of registration payment from “ Department : Inspector General of Registration. ( I assume even thought I made payment in October, the payment was not made to Govt till Dec 18th 2020 ) .
On Feb 26th 2021 I was told that my registration will happen on 15th March 2021. Receiving the information, I had booked my tickets to Pune for registration in march 2021. ( Back in December 2020 I had moved to my home town in kerala due to pandemic and I had some medical emergency for my father ). All through this time I was checking for availability of slot and I was told that slots are not available. I was back in Pune for the registration on 21th March 2021, before that I had made all the pending amount and cleared all my dues as per the mutual agreement with Ashwin. While I was in Pune I had checked almost every day regarding the registration and every time I was told that the slots are not available. I had even visited the site office but now one could answer my quires and asked me to get in touch with the coordinator.
I had returned to my hometown again on April on 3rd April 2021, after knowing that Pune was going back to lockdown. After I have reached back home I checked for to know the status of registration dates. On 11th April 2021 I was told that due to lockdown Maharashtra registrations are on hold by authorities. On 26th April 2021 I was informed that every thing starts working and registration need to be done immediately. But I had informed that the place where I was located was in lockdown and travel was not allowed. I said that I can only travel after the lockdown is lifted and it is safe to travel.
Now the story changes and all the blame is on me that since I didn’t do the registration I now have to pay the penalty for registration. The penalty was now 130000/- and then I was told that if I pay the difference of the stamp duty registration which will amount to 160000/- registration can be done. I was also shared with a pdf of a circular which when I got translated through some of my friends in Pune I got to know that it is saying about the fines of 10 fold. Another grievance I have is that now Godrej executive is asking me to make all the above said payments (fine or difference amount ) to the advocate’s account. Which is asked on the chat and when asked on mail is not mentioned.
Here Godrej is pretending to be all clean and the reason for not registering is customer’s fault. Whereas I had continuously followed up to check on the registration dates ever since the stamp duty was paid by me. I here by look out for a solution where I can get my flat registered. I am not able to raise the amount what Godrej is asking for . Else I would like to cancel my booking and get a refund of all the payment that I have made to Godrej at the earliest possible. Overall experience with Godrej is very bad and lost the respect for the brand. I least expected that brand like Godrej will have such unprofessional behavior. Today when I look back they were double standard all through out the transaction, on conversation it is different and on paper it is different.
I am approaching expecting that there will be some resolution for my problem.
