Imperia Structures Limited — URGENT: Review o[censored]njustified Maintenance Charges!

Dear Imperia Structures Team,

I hope this email finds you well. We are writing to express our strong concern and dissatisfaction regarding the recent maintenance charges levied against my apartment located at Imperia Esfera Apartment, located in Sector-37C, Gurgaon.

Upon reviewing the maintenance charges shared by your team, we noticed several charges that seem unnecessary and were not communicated to us at the time of purchase. Specifically, the charges in question are:

Maintenance charges are unreasonably high, we were communicated Rs. 2 per sq ft + GST at the time of purchase.

Why are Sewage, Water and Garbage Collection charged extra?

What is Billing Charge?

Why Common Area Power Charges are not part of maintenance ?

What is Sinking fund and why is it part of the maintenance bill on a monthly basis?

Why Fixed Load charges per KW is being charged ?

DG Power charges are on very high end.

All above charges are unnecessary and superfluous, many o[censored]s have stayed and have friends staying in luxury apartments and have not seen such charges as part of their monthly maintenance bill. Since we are beginning our relationship with the Imperia team, it is very disheartening to have such an IMMORAL START.

These charges are significantly higher than what was initially presented to us. Additionally, we have discovered that nearby apartments in our locality incur considerably lower maintenance costs for similar services and amenities. This raises a critical question: why is our society being charged such an exorbitant amount in comparison?

We must emphasize that neither I nor any other buyer will be willing to pay such hefty maintenance charges, which were not disclosed upfront during the purchase. This lack of transparency is unacceptable and goes against the principles of fair dealing. KINDLY NOTE:NO BUYER WILL BE PAYING THE MAINTENANCE COST UNTIL UNLESS RECTIFIED.

To address this issue, we request the following actions:

A detailed explanation of why above maintenance charges we are being charged extra.

Justification for why these charges were not disclosed at the time of purchase.

A comparative analysis of maintenance costs with similar apartments in our locality.

Immediate review and adjustment of these charges to align with reasonable and fair practices.

We, the residents, stand firmly against these unjustified charges and urge you to revisit and rectify them at the earliest. Maintaining transparency and fairness in billing is crucial for our continued trust and cooperation.
