JMR Developers JMR Lotus electronicity, PLEASE BE CAREFUL. Please refrain from marketing this project and fooling innocent public. All the buyers want to surrender the flats and take their money back. Three years completion period came and gone and the builder said three years again last week. The JMR Lotus is one of the worst reputed builders with scrupulous practice and total disregard for its customers. The builder is yet to give an agreement after three years of payment amounting to more than 50% of the flat value. He charges 5 to 7 lacs cash for the parking and uses any change in rules to his advantages to seek more money without any agreement. He blackmails customers to pay or to return the allotment letter at less than purchase price. Do not be fooled by their advertisement of CLOSE TO schools, Super Market and trapping innocent middle class and depriving them of their hard earned money. Be careful JMR Lotus. It looks like as if the possession will not be given for the next ten years....

The JMR Lotus builder had build one more floor with out proper approval.. So the project is legally not viable. In Bangalore BMRDA / BDA / BBMP are the main agency whose approval plan is legally valid as per 2015 master plan.. Panchayati approval project is not valid in Bangalore.. BDA / BBMP has right to demolish such building which violates by laws (building violation / deviation ). One more thing Panchayati approval project don't get loan approval from SBI, IDBI..
Its correct. JMR had built an extra floor, when we asked JMR to explain whether prior approval had taken to build extra flats?? They simply kept quite and said no deviation and violation is their project. They are also not showing the approval plan also. hey told they will give documents after the booking. So after the booking the innocent customer will be fixed to buy flat or loose advanced booking amount if try to cancel the booking. As JMR used sell the illegal extra flats innocent customers at lower price and to fool them. As per approval plan the UDS ( Undivided Share of Land ) to each flats is fixed during approval plan. So how much share of land the illegal flats will get is uncleared as illegal flat don't have proper approval and legal support. As per karnataka city act illegal flat can't be sold to third party.. After sold out the bilder will escape out and buyesr will have to face tune of court and have to pay hefty fine to get legalise.
