Dear All
I have raised complaint against subhagruha projects india pvt. ltd. in couple of months back.
In that i have mentioned that they are asking penality for cancelling the plot registration due to personal issue.
Now i have paid rs 2000/- for cancelling the booked plot and got credited the remaining amount in the month of january.
Thanks to mallikarjun for helping to close the issue.

I am n.Yadaiah paid rs.101000/ by credit card toward membership token amount for plot at subha grauha venture at nandigama, patencheru mandal hyderabad

they arranged cab to visit place we said we will take only if we like as prior notice once we reach there(avanthika)
they forced me to pay as token amount rs. 11000/ .If not interested you can cancelled booking and they will return 10000/ and only rs. 1000/will be deducted as per word given by mr. Sunil director and vasudevarao gm of the company.With my sbi credit card initially rs. 11000/ taken(receipt no.2413 dt:[protected]and subsequently rs. 90000/ drawn with same sbi card(receipt no.2414 dt:[protected] so that plot will be kept on your name
due to financial problems i am unable to go further and register the plot on my behalf.Same thing informed and personally discussed at their office at banjara hills hyderabad
mr sunil said as per company rules it is not possible to return money, i was surprised to hear this word.

Kindly settle my above issue and return my money.

Mistakenly borra satyanarayana name mentioned instead of some other guy of subhagruha.
Borra satya narayana is a good guy.

I have paid only 1000 (Mistakenly 11000 was typed check now).

Avanthika, avanthi, sukrithi, nivas they will show you

They will not refund money even a single penny.
1) They will give you false information
2) They took 11000 for just sight seeing and even though we were not interested. forcibly targeted and collected the money.
3) if we not purchase they will speak harshly until we pay money.
4) if we ask for refund, scold badly. such a bakwas people they have.

I was cheated by marketing team of subhagruha infrastructure pvt ltd.

Marketing team was worst they cheated me saying they can refund the amount paid if i canceled the plot registered.

Though i didn't got the enough money in hand, i was asked to pay minimum token amount. I paid 6000/- as token amount and didnt got recipt for that.
I didn't went for further proceeding as i went to chennai for diputation for 3 months.

My advance money 6000/- was not refunded. Marketing manager who overlooked this was left the company.

Never ever buy plots or flats from this 'so-called' developers. I've had the worst experience of losing money and time. Needless to say, i have been through a great mental agony. Every person employed with them knows how much fraudulent company they are. The clerks pathetically respond, the lower-management suck with their false-promises, the higher-management is never available and they're highly skilled in buying time...

Marketing employees of this company making fraud like collecting advance for plot booking from consumers and not giving back, even they promised to give back if cancel the plot. no LP no for the lay out after getting advance from consumers and showing layout of map very attactively with toomuch provisions but not doing so.

Hi All, I booked a plot in one of Subhagruha ventures. First they allotted me one plot and later, they changed my plot. They told me it HMDA approved layout, but actually they dont have approval. So many lies they speak when you are at first visit and tell you so many sweet words, and they will do some drama that all plots are being purchased by others. So they will hurry you up to book plot otherwise they say that you will regret. First time buyers and innocent people like me will fall into trap and pay the money. Thats it after that we will come to know Subhagruha employees are no 1 cheaters in real estate business. When i asked them to give my money back, they even threatened me that they will not give you only 50%. They dont have hmda approval, but still they will force you to go for agreement. This is a kindly rowdy businees they are doing. Please people never even think of investing with these liars and cheaters. I observed that some of this companies employees have criminal background or some experience in rowdism. Regards.

Hi I am one of the victim of Subhagruha Ventures (Subagruha Avantika). We paid an advance money of 1, 00100 to book the plot at sankarpally. When buying Salam, Srinivas and Sunil were saying first book the plot by paying 20, 000 also, If you are not able to pay then you can cancel the plot and money will be refunded with the cutting of 1000/-. Now we are in need of money and want to cancel the plot, these people are making dramas, Really we are in a bad situation, do not have money, need of money but they are talking about Terms and conditions that the cancellation is against the oragnization rules and they will not refund money. So, How subhagruha people(Salam and all) trap the people by saying wrong words before buying. Please Salam and Srinivas, please return our money back why you are playing with the middle class families.

Last week i.e 26th July 2015 i went subhagruha site located shankerpally near to patancheruvu, i pay them cash 51000 and cheque 50000. after 1 day i was in need of money urgently for medical issues and i told them cancel my booking and return cheque and money as soon as possible. i have their pay receipts with me, i want to get my money back soon what should i do to get mt money. Today i faced worst situation with subhagruha. I went for site view at lahari, shankar palli, it was ok but they asked me to register the plot by paying some booking advance.

Where i am not sure abt the reaching that budget and i said the same, they said if you can’t able to decide in future or go for the cancellation, we will refund the amount.

After a week i called the marketing people and i said i want to go for cancellation and please let me know the formalities. But they didn’t respond on that immediately and after a month i went to their office to discuss on the same.

Here i heard stunning facts by them.

1. There is no cancellation policy on any of these transactions.

2. They said, marketing people whom we are talking at the time of buying the plot are just contract employees where subhagruha use them to sell their plots, company is not responsible for any promise or words they tell at the time of selling, only for written things on the project application are true things it seems.

3. For every sale, marketing people will get their benefits and wanted they holded you for a month, if you have that much concerned about money. . . You wold have come to office directly and talk to us. It’s too late and we can’t refund. . . As they said.

I really shocked / frustrated / depressed by seeing their response when i went for refund. The way they talk is ruthless

Please check everything and buy. . They almost trying to suck my 1 lakh and 1 thousand rupees which earned out of putting my blood and sweat.

Dear subhagruha, refund my amount as promised.

I paid an advance of 8 lacs to Subhagruha for buying a plot of 400+ sq yds in their ongoing venture in Sontiyam in the month of May, 13 . . During the time of taking advance, they mentioned that, they will get their LP no in just couple of months n registration could be completed bu paying the balance amount . . However, till date I have not heard from them and now they are regusing to refund the advance of 8 lacs saying they dont have refund polocy as mentioned by their branch manager mr seshagiri rao . . By keeping this fund with them for ovet 10 months, I had lost substantial amount of interest n mental peace . . Now I would like to fight for my amount along with the interest till date and penalty for the mental agony I had gone thru by chasingg them . . Rs

I am the victim of the Subhagruha Sukrithi Royal venture (Srisailam highway) advance payment marketing strategy. I paid an advance of Rs.50, 500 for plot no 257 on[protected]. Due to some personal reasons I decided not to buy the plot. From October 2012, I have been asking Subhagruha to refund my money but they are not paying my money back. I strongly agree with what Amar Singh said...he got cheated in Shankarpally,Hyderabad and I was also in same place.
I has buyed a plot in Hyderabad at Sukrithi Nivas phase-I near to Sankarpally, payed Rs.4,00,000/- of the amount at April 2012, remaining half i need to pay at the time of registration which was after 45 days. Now they are saying there has been in getting HMDA approval for Sankarpally project due to delay in releasing for new master plan from govt. of AP. After approval of new master plan we will get Layout no. then only we can go for registration and it may delay up May 2013. But still they dont get LP No. of the above site, and now after seeing the site location there are no development.Please be careful before investing in these ventures.

I think it may take more time so what to do in this condition.

Then I booked with token money paid '1LACK' under forced/magic tricks by those agents ; as east facing are going to complete.

Then, I come to know many of SubhaGruha ventures are complained pertaining to wrong layouts and not been HMDA approved.
Now Some people saying HMDA approval will take 30-45 days; some says atleast 3 month and some says 6-9 months...They are lying...

Survey no#724/P & 726/p both COVERS only 4.5 acrs; then how come 14.5 will be approved by HMDA. These people are misleasding and playing fraud game with customers.

I am one of the victim trapped by Subhagruha projects and now i am suffering a lot because of them. In the month of jan 2013, Subha gruha promoters came to my home and said about kompally Sukruthi Delight project and asked me to visit the site. That time nothing was developed and they said the land was Approved and forced me to book the plot without giving time to think also saying that all plots are booked and only few were remaining. Also they said that if we are dropping, they will refund total money. But what they said were not correct. I dropped from the plot and still i am waiting for the money. When u book a plot from Subha gruha, its ur fate that u should buy it from them. THEY WONT REFUND YOUR MONEY. Please be remember. I[censored] want your money back, u need to visit their office near TV9 atleast weekly once for a year. they wont respond u quickly and u wont get ur money back. I[censored] dnt beleive me, go and see the office. Daily how many customers are coming with their problems. I[censored] get money also, THEY WILL DEDUCT 20000 per 1LAKH rupees paid by you. My humble request is i[censored] have full money, proceed with them. No problem. but I[censored] want to rely on bank loan or dnt have much money or in confusion whether to buy or not, please dnt buy from Subha Gruha. I am live example and i posted to create awareness and not to spoil Subha Gruha Name.

I recently booked a plot in Subha Gruha, Sukhriti Royal. I paid Rs. 50500/- as the booking token amount. But due to some personal problems I don't want to proceed with the plot so I requested a cancellation and refund of my amount. These people are saying that the money cannot be refunded. It is my hard earned money how can they eat up simply like that ?

this company is doing fraud by marketing people who make the customers blind, directors who are least bothered about the customers after receiving money and finally the directors should be kept behind the bars.

Please help us how to get money back from these people.

My self purchased plot in sukruti nivas (Subhgruha) - sankarpalli, hyderabad. Dear reader before purchasing plot in this venture please validate all their documents. Reason when i was booking plot in this, they have told 50 acres venture. . Later on 45 acres. . . 30 acres. . Now showing 22 acres of land documents, these documents also i am not in a position to believe. In the website http: / / www.Subhagruha.com / sukrithinivas_hyd. Html saying 30 acres for phase 1 sukrutinivas and 45 acres for sukritinivas phase 2.
N. S. R ventures also from subhagruha only. They are mentioning hmda layout in the advertisement. . . But these are not hmda approved layout.
I made payment of 55000 rs, by all these confusion. . . I asked for cancellation. . Now they are showing their colors saying like in the application we have clearly mentioned no cancellation. . . When i was booking, marketing said, if you want you can cancel and you will get complete money. . . Please don't make payment without reading all the terms and conditions. . . They are cheating the customers.
When i booked plot showed sukritinivas phase 1 layout. . Now they have changed entire different layout. . . Without communicating the customer they have changed the entire layout. . Bcz they core strength is payments can't be cancelled and refunded. . . What is the trust on this company.

i recently wanna have property in vizag, when i got that thought one day i saw an adveratisement in local cable t v in vizag
of subha gruha company, and i approched them and i even saw the site also at that time they said the site is vuda approved product, and we paid three lakhs rupees to them. after one week we went VUDA office we enquired about approvel but there was nothing about subha gruha venture in the VUDA office,later on we are able to know this companyis GPR''s sister concern company, finally what i am suggesting is to innocent people like me please dont get cheated by SUBHAGRUHA(GPR"s)copany.
