myself, sameer goswami, fully agreed with Mr. Dinesh. Most of the builders are interested in getting initial money or booking amount from their customers and after that they get careless towards their buyers. I think these things are happening as common man does not understand these cumbersome procedures and laws and the govt. is also not interested in solving such problems. People have to go and buy such properties as they do not get govt. plots or flats. I have tried for at least 10 times in the last four years or so but there was no success. There is no such way that can really help the common man. I hope that people who are well educated or well versed in dealing such problems may come voluntarily with some solution to the innocent common buyer.

Hi. I am plannign to buy a flat in Amrapali Golf Homes, but after reading all these I have my doubts. While speaking to the proprty dealer Mr Sandeep Sajwan, he asked me to make the cheque in the name of Amrapali Smart Cities. I am confused, when I checked up Smart City plans are also showing the same area as their site plans as Golf Homes. CAn anyone guide me as to what is the reputation of these builders and how to go about checking the authenticity of the property offered. My e-mail id is- [protected]@hotmail.com

Even I am plaaning to buy flat in Golf Homes...In the brochure provided to me the smart city and golf holmes are adjacent...smart city is suggested furthur towards NH24...but really I am sceptical now after reading all these stuff

I don't know much about the Amrapali Builders but booked a Flate in Amrapali Golf homes recently, Guys Please keep telling me, if i need to know more about this builder... so that i can be more attentive in case of any malfunctions by Builder

At the time of booking the flat size was 825 sq. feet. Now they have increased the size to 835 sq. feet and asking more money for 10 sq, . feet space.
Before increasing, they have not discussed with customers.
Also, they have increased only Balcony space.

I recently invested in amarapali Smart City project. After 8 months there is no sign of contract.This project is also not approved by noida authority.
After 8 months I came to know there is some litigation on this project. When I approached their office theyu completely denied.This guy Atul Shukla is very rude in behaviour.Office said that they are ready for contract.
After that I visited the site and was surprised to know that location of Smart city is shifted and in front of that project they have started amaraplai golf home project.
I am cancelling my aggremment and taking my money back and if you have invested in Smart City please consider following points
1) this land has got some litigation (whther cleared or not no body ready to answer)
2) Bank approval still nt available
2) Balcony sizes are going to change so thay will pull more money from your pocket.
3) The location is changed and now it is in the back of crossing republic.

It would be better to ask Mr. M.S. Dhoni to come and stay in flats made by AMRAPARI GROUP as he as their brand ambassador keep promoting people to go and live in UNSAFE ans UNMAINTAINED Societie

I have also visited the site of proposed GOLF HOMES and CENTURIAN PARK, Though they claim that Golf Homes are totally sold out, some of the agents give assurance of providing flats in Golf Homes. I dont know to what extent its true? I was quite enthusiastic before visiting the site and going through these reviews but now have become quite careful before booking. The only thing which surprises me is that their claim GOLF HOMES are totally sold. One JCB has been put up on the site of GOLF HOMES to show visitors that the excavation work is in progress. (Don't get fooled by that JCB coz one JCB cannot commence excavation work. Second thing they have allegedly launched two new projects called CENTURIAN PART (TERRACE HOMES) and LA RESIDENTIAL. Nothing is available there at their site except their booking office and GOD knows after how much time one JCB much alike GOLF HOMES EXCAVATION will be put there at those sites. Why people is attracted towards Amrapali is that they have a good numbers of agents and have been plied on every location which in english is called "Ominipresent". Another reason for attraction is that they have made sample flats of Smart City which looks really very nice one and every one is attracted having a dream of that. I am not against or favouring this builder but providing my comments after thorough analysis. In my opinion They launch few projects within short gaps and after consolidating the money of all (at internal level) starts a project. After finishing that one they will launch few more and start next project so on. It just implies lack of fund.
Be sure of the following
1. Approval of the project from Bank
2. Approval/Sanction of Floor plans
3. Additional service tax which sometimes is hidden
4. Agreement (specifically mentioning the likely date of possession and in case of failure interest payable on the sum by the builder as you have also to pay to bank)

It is totally faurad.I will atleast six year to funish the dream home ..please think 4-5 rather 45 times befor booked the flat...

i have also booked flat in amrapali golf home and i have visited there site office. according to my knowledge RMC plant is there on the site and the excavation work is going one the project had me approved from bank they have given me a CD which contain scaned copy of there approved map and legal document related to land.
I have booked a flat in AMARPALI SMART CITY in APRIL 2010, still the project is not bankable and not even approved by Noida Authority, this is a disputed site and Dispute is still going on between Authority and Farmers(Land Owners).
Its almost a year and still no progress and tried so many times to contact AMARPALI but no response.
How can any builder like AMARPALI launch a project with having possition of land.
Now I want to cancle my booking and want return my money back.

Amprapali builder is cheater company and they had proved that by shifting the project site on smart city. When they had booked smart city flats they had shown us the site where now golf homes had been launched. They had shifted the smart city project on behind the golf homes project. If any one had booked flats in smart city pls contact me becuase i want to form a community of smart city flat owner and file case against the builder. My mail ID is [protected]@gmail.com
