[Resolved]  DLF Express Greens Gurgaon — Project Status

I totally agree with you guys. I have booked the flat last year but now requested to refund my money. Looks like I have to file a case against them. This is rip off and seems like we all should complaint to media. I think this will destroy their image. What do you think?

I have also applied for an apartment in this project and fully share Ashish's concern. I am informed that since the application is irrevocable, i cannot withdraw it. One month back they told me that they are going to start the construction in Jan 09. But now they tell that it will be started in 2-3 months ( which may be Feb-Mar-Apr). The DLF personnel whom i called had no qualms in saying that it is normal for construction to start even 8 months after the deposits have been taken. This is atrocious. The terms of the agreement are shamelessly one-sided. The company does not have any obligation to complete the work in line with payment received. There only commitment is to pay Rs. 5 per Sft per month after 3 years which is a very small amount. I am also wondering whether hapless consumers like us have any option - for claiming refund without deduction of earnest money, if they wish to withdraw before the agreement is signed?

Hi, I have also booked a 3 BR flat in express greens 2 in manesar and had padi almost 15 lacs and have not recd the agreement. the price has also dropped in the market.. if dlf is going to reduce the floor price ..Can i cancel the allotment and have the money back...as the agreement is not signed yet.. pawan

in life please never buy property and invest in dlf property.

they are big chaeters and crooks.
they will mismanage your money.and will eat your money...they will treat you as there servants.
they do not value for there investors.

some good news for New Town Heights.

I had called DLF office and they have informed that a similar scheme will on the table for Express Greens. It should be out sometime late April or Early May.

I share the agony of fellow would be residents. I had booked the apartment in September, 2009. Now the situation is that even if I want to dispose off the apartment or transfer booking, it is not possible because DLF has not started the construction. Does anyone have a news that DLF is going to reduce the cost and changing the payment to construction linked?

I have a project booked in Express Towers in Nov 2008.Now they say that due to less number of applications, they will not go ahead with Express Tower project.However, they have given me an option to shift to Express Green.It will cost me a couple of lakhs extra though.Was expecting some honest feedback form you on the same.
What is the project status?
Did you get the sale agreement?
What is the project completion year?

I have also invested in Express greens. Just imagine the construction has not even started, and they keep giving demand letters, suprising. I went to see the site, no activity at all.

I called up Dlf several times and asked them about construction activities. They said one month, that "one month" i am still waiting for that one month for god know how many months.

Now Calling up Dlf to refund my booking amount. I think they have done it for New Town Heights Constumers.

Was going to book Unitech Residencies and then got to know about their 9000 Cr debts. Then thought of DLF Express Greens and then see this forum. I still feel DLF is at a better position than Unitech. But the question is still open, DLF yes or no. What would the existing users say? These posts seems to be little old now. Have things not got any better?

Wanted to book an apartment in Express Green. But reading all this in this forum little confused. Do they have any construction linked payment plan?

I am a customer of DLF in Express Greens. I too am unhappy with the way DLF is dealing with its customers. The main issue is their complete indifference to our feelings. They told me they would start construction in April and till date, nothing has happened.

The only way to deal with them is to form an association of Express Greens customers and force them to take notice o[censored]s. I also feel we should link up with the New Town Heights customers, who are in a Yahoo group. Then, we should form groups of five or six customers and each week two or three groups must visit DLF in turn and keep putting pressure on them. The corporate governance in DLF leaves a lot to be desired, though they remain comparatively more solid among the real estate companies. Our main focus must be to get the construction started and then monitor the project intensively to ensure that they make and keep commitments. I can be reached on [protected] and will be happy to provide space for 20 or 25 o[censored]s to meet over a cup of tea to discuss further.

I booked an apartment in DLF express tower in Nov 2008.Later they send me a mail saying that since there are less bookings we are going to shift the booking to DLF express greens. I objected to this and asked for refund as the project is canceled.But they go on sending the demand letters for the installments.I have paid around 9 lakhs now and has stopped sending any money now.

Is their any law for such builders in India? how can they take us granted without even consulting us.This is hi time some government agency should be formed to control the builders lobby.This is a clear case of cheating and i think a police case can be put in this matter apart from putting the case in consumer court.
But before that we must try to resolve the issue with DLF by mutual consultation.

I request all the DLF-EXPRESS TOWER buyers to keep in contact with each other and fight the issue jointly.

Can anyone update me on the status of DLF express Greens Project ?

Has the construction started?

I booked an apartment in DLF Express Green in Oct 2008. The project construction has not been started yet. We do not see the project to be completed as commited. Do you think that they are going to pay the penalty charges @ Rs. 10 per Sq Feet as per their offer? If they don't, what should be our stand?

My name is Kunal and live overseas, booked 1845 sqfeet apt in M1 sector last yr early september,
I got few questions to everyone who booked apt or townhouse in express greens so please reply accordingly:
1. Has everyone received their contracts with new payment link instruction interest free plan?
I got this about 6 months back,
2. Does anyone has got any update from anyone regarding when construction due start?
3. Has anyone been to construction site yet? just to check if any sign of construction?
4. Has everyone been advised about 10 rs/ sqfeet as penalty to be paid by DLF if apt/townhouse not being handed over to customer by due date ( 3 yrs from booking date )- and Yes I think they have to pay that, comes to apprx rs 18000/month, and if they dont then will be breach of contract,
5. I personally still believe in DLF as my cousin bought apt from DLF approx 5 yrs back, and I guess they have delayed the construction due to recession but I think it will be ready probably 6-10 months late.
6. Is everyone aware that according to new construction link plan we have to pay instalments as they will build, if they delay construction then of course our instalment date will delay as well and date goes further ahead- good for us, on top they have to pay penalty as I am very sure it not going to be ready on time...
