[Resolved]  Greater Noida Authority — BHS 09 SCHEME, Greater Noida Authority Complaints - Different circle rate in two schemes in the same Sector (XU II Greater Noida)

Respected Sir,

I would like to inform you that 3 months before, I applied for BHS 09 Scheme. Lucky draw was announced by Greater Noida Authority on 29th May 2008. My name was in that list. I have paid my application and allotment money of Rs. 9 lacs. Now, I come to know from Greater Noida Authority's website (www.greaternoida.com) that there is a new scheme launched on 3rd July 2008 in the same sector XU III.

Note:
Plot areas for both the schemes are same, but the cost of House has large difference. The authority staff is not providing me the correct information and even they are not picking the phones.

In BHS 09 scheme (which I have already applied), I will get a 120 Sq. Mtr. House (with ground floor construction) with the cost of 30 Lacs. But In the new scheme, you can get a 120 Sq. Mtr. Plot with the cost of 12.6 Lacs in the same Sector XU III.

Note:
The circle rate of that area is Rs. 10, 500 per Sq. Mtr.
You know that the cost of constructing of a single story can not be more then 6 Lacs.

If you compare both the schemes you will see that either they are charging 17.4 Lacs to construct a single story, or charging the double circle rate for the same area.

This is really creating a problem for me. Its look like that my hard earned money is going to waste on this. So i need not want to join this scheme further.

I am looking forward for your support
I want to withdraw my name from the BHS 09 scheme and I want my entire registration and allotment money (Rs. 9 Lacs ). I need not want to pay any penalty or deduction on this account.

I am willing to share the cost of litigation to impress upon the authorities to reconsider the decision of cost of construction of bhs 09, 120 sq m scheme. Those of you who want to participate in this may intimate on this site . Also, anyone who wants to be a volunteer to process litigation may also come forward
i fully agree with the observation. there must be a reduction in the overall price. 30l is only the basic cost, if you add PLC and reg charges cost would touch 36L. lets fight to reduce the cost of construction .

I sense something wrong again . We all have allready been cheated by Greater Noida. We can'nt allow one more cheating on the name of Association . Few days back some Tanwar has blown whistle and alarmed against the secret cooking of Paliwal. Friends where money is involve this kind of whistle are important. I also noted in one discusssion that Mr. Tanwar, Mr. Rai, Mr. Gupta all decided not to hold any post and they also requested all other Executive members not to bear any post in association in order to create fresh confidence among allotees. They all have kept there words but Mr. Ravindar Paliwal Seems Power Lusty.
Only his name again surfaced in new committtee . This cleary indicates something wrong with his intention. Of course the journey ahead involves lots of stake and may be that Mr. avindar Paliwal is wise enough to sense this opportunity of making big bucks. It also proves that doubt of Mr. Tanwar was not a nonsense.

Please be safe and safeguard any further cheating . If any Association is to work, it should be properly elected by all allotees and not just by Chance.

I a not happy with scheme because . I heard that the last date of taking back was Jan 2009.

I also got alloted a built up house in sector 3 and I have paid lump sum amount for this house. Now keeping the value of this property after completion ie 3 year later i doubt that it worth. I fully agree with the comments posted at the site. I think the best way to deal with this case is to first file a case in RTI and ask for the detais of the cost of the land and the cost of construction. After getting the full detail from Greater Noida Authoriuty we can plan accordingly.

Tourist Hostel Auditorium at 6 p.m. on Sunday the 22nd of March, 2009 to
interact and discuss further matters. The address and location map are

considering plot size (120.0 sqm) @ rs 10500 per mt & max amt for const. it should not be more than 20.0 lacs max. which is also too high.
it is realy a big cheat.
all allotees should definitly do somthing so that GNA is exposed for reality.
The first comment on BHS-09 Scheme was by Mr. Nirul Agarwal dated 4-July-08. Today is 21-Mar-09, i.e. 261 days already. But I don't see any progress in the right direction. Till date we are not even together as a group. Results gor GNIDA's next scheme BHS-10 are already out.

I am sure as per the payment plan we all would have already paid Rs.12.50 Lacs i.e. cost of Land and next installment is due on 31-July-09 just 4 months down the line. Where do we stand?? What are we doing?? If anything substantial is expected to happen then lets move forward and that too together with full unity & integrity else there's no point wasting time just blogging.

Last installment to BHS-09 Scheme is dated 15-Jul-2012 i.e. after another 3.5 years, which may further get postponed and what kind of quality do you expect from GNIDA. Its better to convert the scheme to plots only and lets construct our houses ourselves. Else they will cheat us on the quality as well i.e. another loss of Rs.5-8 Lacs.
