Their modus operandi is show some piece of land which may or may not belong to them, collect advance amount, use the amount collected to clear their previous debts and spend lavishly. These properties always will not be ready for registration and they get enough time to fool people, make them run hayway. When asked for refund, these people also threaten the buyers that they know major builders, goondas, politicians. This is very much true, they know every such people, but the builders and politicians dont know who these people are... ha ha ha...
