The 3C builder has kept sales agent like Unicon to cheat the public. They have no process & procudure. I have given the paymeny 2 month back & till date i have not got any recepit. I visited 3C on this, & i came to know that Unicon has changed the flat number without my concent & sizr of flat is bigger then what i have asked for.
On speaking with 3C management, they are not keen to take the ownership of issue. they say it is between you & Unicon. Unicon asked them to change the flay & we don't care if they spoke with you or not.
Next, i have been told that by 7th Aug you will get the builder buyer document. It's Sep 10 & still no cpmmunication from them. I have made so many calls but no reply. All togather it's a big mistake to book flat with 3C.

Waiting for final layout and allotment letter
I am facing the same problem.
I had booked a flat in August 2009 but have not got allotment letter so far. I hear Lotus has got more cutomers than they had expected and do not have resources to send out allotment letters. Hope the problem is resolved soon and we are not in a bigger trouble.

Yes I am agree with Mr Amit. We should make a group and interact each other referring tower no and flat no.

The fact is none of these newly launched projects in noida + other parts of NCR have got their floor plans approved from the authority. Approvals are still pending. Generally this is normal & takes atleast couple of months for getting the floor plans approved. Allottment letter is a provisional letter & bear no legal value. Main document is the builder buyer agreement which is in full favour of customer. Builders can't sign builder buyer agreement unless they have all approvals. So even if you have booked a flat in 3C six months ago & u approach the builder for this agreement, they will look here & there. Same story with other projects like Jaypee Greens, Amrapali, Divine etc. So be relaxed & leave everything on the mercy of GOD. These builders can;t do anything for u, except taking money timely.
I have booked one flat in Jan 2010 and as on date things are smooth. But I have learned from the relaible source that building approval is still pending for certain tower.
I agree with the point that we should make the group and jointly form an association to take the builder on any issues in future.

Similar experience for Lotus Panache. Monies being taken and no flats alloted...we went through direct company and now experiencing dreams shattered...

The company has not sent to any buyer till date copy of the approved plan, lease deed property documents executed with noida authority.
They have sent the Buyers agreement for the Flats in Lotus Panasche. But to utter shock we find that how the floors in my block increased from 21 to 25 without knowledge and agreement. Those who booked earliet were given the total plan of 1 to 12A blocks as well as my own 7th block for 21 floors only. But now the same is increased to 25 floors with same number of lifts and facilities means 24 more families in my block.
It is written in the allotment letter and buyers agreement that the buyer have seen and understood the lease deed with NOIDA authority and the whole building plan explained to me. Still they have not sent the building plan approved by NOIDA.
The plan sent of the individual floors / flat of my block and flat has not been signed while enclosing with the agreement so the same is also likely to be manipulated.
I am totally shocked to see all the conditions of the allotment letter and the buyers agreement are not part of the conditions of provisional booking letter and have put many new conditions not part of application.
No reply as to why they changed the plan unless the same is not made necessary by the authority. The Plan can not be changed to their total benefit as I was informed at the time of booking that the Blocks and floors are final and would not change.
Further how all the taxes including future taxes to be borne by me only now in the documents as the same condition was silent at the time of booking. I was informed that the service tax newly leviable would be borne by them only.
Till date many of the banks are not financing and have not approved the project.
Though they launched towers one by one and many new towers launched in the last 3 months at the same rates, putting those who booked early at a great disadvantage as those booked earlier had to opt for the available tower at much higher floors and not good locations. why so? no reason explained
Though the loans are not approved and disbursed penal interest would be charged as the present bookings in new towers are also at the same rates putting old customers at further disadvantage

I did a lot of research regarding buying a flat and finally bought lotus boulevard. I feel that this is the best investment we all have made. Let me assure you that you will not regret your investment as this will be one of the best living places in Noida in time to come. The group may be new in residential projects but they are very experienced in construction.
The building is going full swing in construction and you all will be very happy to get your posession on time. If you compare the construction with any other builder, no other builder is doing construction at such a pace.
I feel we should be positive about the project and lets hope we all have a beatiful place to live in.
Being a critic is always good and it helps the other person/company to improve but criticising all the time may not be good.

Lotus Zing at Sector 168, is a very good project launched by 3C. The first brilliant feature about this project is its location which will help you fetch more returns than any other project in NCR and the second best feature is that it will be constructed by THE 3C COMPANY, who has always delivered projects of very high standards. I am a real estate agent and I have deeply analysed this industry. You will find more thieves than gentle, trustworthy real estate dealers. But, as far as 'The 3C Company' is concerned, they are the best builders available in NCR. I have been selling their project from the past 14 months and all my clients are happy to buy this project because few of them have already got appreciation on their investment much more than they had expected and they have sold their flats to other buyers who were interested in this project.
You guys don't need to worry at all for your hard earned money you have invested. When the keys of your respective flats would be handed over to you, then only you will realize that you have made the best investment decision of your life.

3C is a very professional company and I am sure teething problems crop up since its their first residential project.
Let me tell all the buyers who are not happy to visit any of the other builders site in Noida. You will find only a few workers working for an eye wash. 3C is fully committed to deliver on time and they are working 24X7 to complete their committments.
At the end of the day all the buyers of Lotus Boulevard are going to be the happiest souls in Noida.

Group is called "3C lotus boulevard" on google groups. I have not started it, and it has not had any activity so far...I just joined it and hope we can get several more people to push it along.
