The plot registrations made by country club are highly questionable. I've had my plot registered in 2010 and recently found that it doesn't exist in the layout (I learnt about this in 2018).
For all those cc members who had their plots registered before 2012 at the country club - fairway extension venture (Vanaparthy or neermala or singarajupally) near jangaon, please visit the venture in person and ensure that you’re able to locate your plot properly (Along with the plot marking stone).
When this has happened to me; the answer from cc’s management is that the layout got changed long time ago due to government’s land acquisition.
Here are a few questions and pointers:
• if it really got changed due to reasons beyond your control; then why not notify the plot owners?
• are you having plans to defraud your customers whose plots were registered before this acquisition by not letting them be aware of the situation?
• why tell them about this only when a member figures out that his/her plot doesn’t exist?
• why aren’t your plots dtcp approved? As gram panchayath layouts are strictly illegal (This is not just a random thing i’m making up, you can confirm regarding this at the dtcp office).
• the director at the dtcp office near lakdikapul has not only confirmed that the venture is illegal and any sort of construction on the said plots will be demolished.
• when your layouts are illegal, why are you gifting this to your customers as part of the membership deal? In fact, none of their ventures are approved by a competent authority.
• seems like they are simply misleading gullible/innocent people into buying their membership under the garb of an illegal plot.
• please note that we can’t even file a strong case; since they offer plots as a gift for buying their membership; that’s why we don’t see the term ‘sale deed’ on their registration documents; it’s just a ‘gift deed’.
• to all the plot owners at this venture, it’s not even worth 1/10th of what you’ve paid.
• for their prospective customers, never ever fall for their promise regarding the free plot. You can buy at least half-acre worth land in the same locality for the amount you pay them for membership.
• buy the membership only when are sure o[censored]tilizing it. I mean, the free plot shouldn’t be the deciding factor to finalize the deal.in fact, keep in mind that the plot is just a farce.
• they’ve charged 20, 000 rupees from every plot owner in the name of registration expenses (Which is ideally just 1100), development and maintenance.
• it has been more than a decade since you have been working on the venture, where the hell did the development go? No roads, no parks, no club house, no drainage, no electricity as promised in your brochure.
Finally, after multiple visits to the cc’s head office, calls, hard work, frustration and patience. I got my earlier registration cancelled and re-registered with a new plot (Even though it’s not worth what i’ve paid them, and no development can be done on the said plot, but the only solace is to have something in my name as i have no power/money to fight them back).
