I am also flat bookie in Iris. In last 2 days i had visited Chembur office for their payment & site for 1st inspection.
the situation is worst.
1. possession was promised last year October. it has been delayed for ever.
2. Grill charges 11, 300 were not mentioned/discussed during agreement. Chembur office forced me for payment, threatening to delay the possession further.
3. extra charges for legalization.
4. during Inspection i had to make at least 20 remarks pending jobs inside flat. following are few major observations. these are all normal jobs which they expect us to tell them.
a) Overall cleaning /micro cleaning is pending.
b) Video phone has been fixed in place of television fixing area.
c) They say inverter shall not be fixed upstairs.
d) they will not provide hand showers(2no.s) for toilet tap.
e) all the locks, fittings are rusty & dirty.
f) they write in document "Godrej make" lock & provided local brand.
g) Grills are fixed on window are in such a way that elevation can not be used for any purpose(cloths drying, minor storage).
They promise so many things but never remember even one of those.
overall experience with EVEREST (vimal) builder is unsatisfactory.

Even I am in agreement for the builders miscommunication of the unschedule & unindicated demand of VAT charges and that too blank cheque. I am seeking advice from colleagues to deal with subjective matter. In case anyone have any suggestion or advice then please let us know through the forum.

Since currently I am in USA, I am not able to see the internal condition of the IRIS Flat myself. As i had mentioned in my previous comments, I am also going thorugh the same probs as you people.
But my Power of attorney holder, my relative, may not have noticed all the cleaning/fitting related issues.
The comments from Gopal are really helpfull to think in this directions.
And I see only comments from Gopal, and Sushil. There are 17 floors in the building, no one else has registered any complaints. This shows the lack of knowledge that our own people from India have.
We must do something that everyone should be made aware of these, so that it can be rectified.
Any ways, Like Gopal, I had also issues the 5% required VAT related cheque. I would be back to India only in Dec-2010. But do keep on posting these things. So that, everyone is aware of these.

Hey, I think very few people have knowledge of these forums, thats why, noone is registering their complaints in these forums.
Our own people are missing very basic educations, thats why these builders are making good use of the people, very easiliy fooling them. I dont see these kind of cheating, frauds etc here in USA.

This is the problem with almost all IRIS bookers i guess.
The builder has got long list of things to claim from poor customers, but when its the time to deliver he has completely failed.
Its more than 6 months now that we are awaiting our possession but no sign of getting it.
Moreover, they have made several calls till the possession amount was givne to them and they also stated that after the clearance of the possession amount the customers can go and check the site and if there is anything pending the same could be rectified and then given to you within 15 days but unforftuantely they have not been able to rectify it, and its more that 20 days now and i see no sign of completion.
I am awaiting my flat keys and follwoing up continously with the chembur office and also their thane office guys who are our one point contact.
Is there anyone who has also completed his site visit the second time or hv got the keys, pls let us know.

Now i thing these builder's are not sticking to there commitments and will fool the common man and attract more funds by deciving the customer by using the thrid grade materials. I think we can stop these activites of builder but we should have to take a strong action and these action should get published in the local as well as the national news paper. I am interested to make this happen but want some more mob to make this an event successful in pune an wish for all builder to take an immediate action so that end customer should be happy.

I really appreciate the initiative taken by ramakant. I am also facing the same bad muzic during flat possession from Everest IRIS project, I physically can not do, as I am right now in USA. My POA holder is only taking care of all the dealings.
I just keep on giving the money to this builder, and I have seen a lot of complaints since beginning.

We are also another victims for this Everest Builders. We booked a flat in Iris on 1st dec, 2009 made the payments according to what the builders had demanded and we were following up from the very next day for registration and it was delayed from the builders end later we get a letter stating that booking will be terminated or you will be charged interest and when we followed up with the builder we spoke to Laxmi who informed us to just IGNORE the letter and this was told to us twice when we kept getting these letters. Finally when the payments were cleared they came up with interest on late payment and 5% VAT which was hidden from us at the time of booking. We should be liable for interest because the delay was from the builders end for registration and the VAT is still not applicable for those who have booked in the year 2009 till court comes up with their decision. Due their demand of never ending charges and the way the representative LAXMI treated our Father he had an HEART ATTACK and we had to again spend lakhs to get his life back which is precious to us than anything else in this world. So is this loss going to be covered by these builders and for this long time are they going to compensate to us. They should be charged for fraud, misleading information, mental torture. and stress...Dipti, Divya and Jerin.

I really appreciate first the people like you who are actually now using this forum. We shoud definitely do something for the society so that every one becomes at least aware of these kind of forums, and can put their complaints against these kind of issues.
Any ways, right now since I am in USA, I could not interact with the Builder directly. I could only make a phone call to them. One of the lady, called Laxmi and Pratit, there in chembur office, tome me that they would not encash the cheque til the 5% VAT case is clear. But I doubt, Once i had given the blank cheque. It is never going to come back to me.
But 1 thing I will always make sure that, I would need the VAT receipt, in case the blank cheque is encashed.
Otherwise, I will put the fraud case against the Everest builder.
Only 1 option was left with me, that was issue the cheque. I sent all the required cheques to my relateve, power of attorney holder. I would be back to India in Nov/Dec this yr end. The builder will be giving the possession after receiving the cheques.
Please let me know, what actions you have taken. We will definitely meet, once I would be back to India.
