One of the worst service provider in Thane . who cheats customer and harrased mentally in negetive way . I never suggest to deal a business with this builder. No work time frame, project delayed with illogical resaon . Just ask customer to purchase the flat and later on when increse the rate then sell out to buliders again, So that builders can resale it again .

Vimal Builders is very cheap builder ..he demand interest on payment which is delay by for only two days.
all his promise are false and painful for customer once you deal with him.
this builder should be brought behind the bar ...because his attitude is very harassment and will always busy in making money by other means from the customer.

i think revenue department should raid on this company and they will get many illlegal transcation of money and tax stealing from the govt.

With respect to the above flat booked by you, we have been sending you various communications as regards the reasons which has slowed down construction in our site and across the city. The reasons have been more than one, such as unavailability of labourers, shortage of sand, lack of royalty permissions from the local govt. to move earth fillings etc.,
We would like to inform you that all efforts are being made by the Company to ensure that the construction and completion of our “PETUNIA” building is accomplished within reasonable period. However, on account of these reasons which are beyond our control we anticipate & estimate a delay of 18 to 24 months in completion of this Project. This has also resulted in escalation of cost at our end and the Company viz. Vimal Builders has decided not to pass on the same to you or to any of the customers. It will be absorbed by the company.
Kindly note no compensation would be given to you in lieu of your continuation of your confirmed booking in this Project.
We have also kept an open option of cancellation / revocation of the booking and quitting the Project where upon Vimal Builders will refund the amount paid by you with interest @ 18% p.a. on the amount deposited by you with us, if you choose to exercise this option.

I have gone through almost all the posts on this forum and i am not surprised on what happed you guys. Vimal builders/Everest Developers/Merit Magnum Constructions (There most recent name) are just hopeless. I would like to give you few more updates on which people should be careful.
1> The builder is forcing the customer from Daffodil, Petunia and Marigold ( Everestcountry side phase 2) to sign a "Declaration Cum Indemnity" which the says that the possession would be delayed by two more years. why the hell should the possession be delayed by 2 years where the completion for 15th slab is complete??? Are they construction eiffel tower or something??? Request you guys not to sign any such indemnity what the builder is asking for, this is completely illegal. You should consult a lawyer and send them a notice.
2> VAT :- For the people who have signed there agreement before 1st April 2010 the government of Maharashtra has still not mentioned if 5% vat needs to be payed not. But Vimal Builders have given below two options to there customers.
a> Create a FD with lien as Vimal builders and they pay when the verdict is made
b> Pay to Vimal builders now and they will pay on our behalf to the government.
in both the above cases the money will ultimately go the Vimal builders and they will use it and there is not guarantee that this money will be payed as VAT. Even for option "a" they say that the interest for the FD will be payed to the customer but i doubt this will happen as they will withdraw the FD stating some bloody and foolish reason. Imagine 5% of the flat cost is alteast 1 lakh Rs per person X (194 flats) = 1 crore 92 lakh rupees !!!
I think for the above the customer should directly pay VAT to the Maharashtra gov when demanded.
3> Service tax - Same goes for service tax, i think people should directly pay it to the government rather than going through the builder.

I also agree with UMESH.Everest is a useless builder.We booked a flat in everest world in LILIAC in Dec 2008 and now till in May 2011 the builder has not constructed a single floor saying that he is waiting for permission from state government -- mantralaya for constructing proposed 20 floors to 30 floors.He used all our members money free of interest for 18 months and now asking us to take back money or wait for 3.5 years.so TOTAL 5 YEARS.It seems the staff is well trained in showing false pictures to customers.Now the rates r increased so the builder want new customers at higher price.DO NOT TRUST FALSE COMMITMENTS OF EVEREST BUILDER.Mandar.
home scheme — Possession not received in time
Respected Sir,Before 2 and half year one home scheme was launched as OM SHANTI NAGAR at Narol , Ahmedabad. They have promised us to give possesion within 1 1/2 year but still after 2 1/2 year we havent received possesion yet. I had asked the manager regarding this then he has told me that dear i am telling you that if you are not interested then i will give you your money back. when the scheme was launched at that time price was too low for the House. And there is the increase in the price today there is 15000 /Sq .Feet rate is running.
When we commit any mistake in paying the due amount they have charged from us 1.5% interest and now they have made excess of 1 year time in giving the possesion is there any kind of legal proceeding available against him.
We are tired off because we have to pay rent of the house outside and also we have to pay home loan interest so please take the action against him. and Try to give us jistice as we have incurred so many loss due to not getting the possesion.
Please sir take action against him because the manager was rude in telling that i will give you refund of money because now the rate is increased and we are not bound to you to give the hiouse to you. so you look into this matter seriously.

Yes. Everest Builders ( now thay call it as terraform ) is one of the worst builders. They are CHEATERS. at the time of booking flat in LILAC in Oct 2009, they promised it'll be ready by early 2012 and the project is approved by major public and pvt banks. As of date the banks have not received any approved plan. These cheats kept on saying the plan will be approved and kept sending photos on the status of the construction. They want to increase from 20 to 30 floor and loot public money. They now offer to return the booking amount without any interest. Per sqft rate has gone up from 4000 to 6000/6500 in Thane from the time of booking. That is the reason they want to refund the money and take fresh booking at 5500/6000 per sft. Affected parties should take legal action on the builder and recover the differential cost. I do not know how to teach these CHEATERS/FRAUDSTERS (everest builders/terraform reality) a lesson. please post your views on these cheaters in this forum and every other forum for the benefit of future/prospective buyers. If someone has got a media connection, they should publish an article mentioning these crooked fellows.

Yes Vimal Builders (now they call themselves as M/s. Merit Magnum Constructions) are cheaters. They had promised possession of the Building Petunia in Phase II development of Everest Country side in Jnauary, 2012. I have a registered agreement. Now they are saying that it will be delayed by another 2 years. The building has already come up to 10 floors and they have to build another 6 floors (That is what is sanctioned by TMC stilt + 16 floors). So how come it will take two years to build 6 floors.? I think they are duping lot of people by booking the flat and using hard earned money from us for their construction project. Someone should take legal action against them and teach them a lesson. The Manager Mr. Rakesh Shah of Sales of the Vimal Builders is highly arrogant and very brash. Can anyone suggest what legal action to be taken against the Vimal Builder (M/s. Merit Magnum Construction)
Everest Builders have been changing names - everest developers, vimal builders, merit magnum constructions now latest terraform realty. At a time when customers are crying foul at the crooked and fradulent ways of everest they want to erase the bad/poor reputation from the Tech savvy people who search with the name 'Terraform realty' instead of everest. It it time for those customer suffering at the mercy of these fraudsters to post all their complaints including all these old and new names so that they appear in google for prospective customers. They are venturing into new businesses to cheat more people. ki'chor' shah is requesting customers to continue to support him with interest free booking amounts which will be refunded to customers without any interest in the name of indefinite construction deadlines. They should rename the company as 'terrorist form realty'. Jokers.

Based on my personal experience, above messages, and interaction with their staff my view is that Everest Developers/ Terraform Realty / Vimal Builders are Dubious Builders; Not reliable; Incompetent to complete on time; Execution Risk; Does not update the customers on the status; Arrogant Staff; Overall, Pay booking amount and pray god. Add 10 years from the date of booking for possession (if at all they are not refunding without adding any interest, when prices go up; if prices go down, they may give possession of inferior quality flats and boast). Expect to change their name to TERRORFROM REALTY. If they really bother about their reputaion, let them post a suitable reply here for their own benefit and for the public to know their goodness. Has anybody got the refund for the cancellation of the Flat, If it is booked but Sale agreement was not made...
I have too booked a flat in Aspen in 2009 in Everest World Thane. Last week I received a letter stating the project is delayed and possession will be in Dec 2012 while it was supposed to be in Dec 2011. Can any of the Aspen members comment or cal me on this issue so that we all can meet and find a solution on this, as delaying the project by 1 year is unfair whatsoever is the problem.

Since you have provided consumer Grievances form, but i dont want to be bound with it, since you had mentioned " I agree that I will abide by the decision delivered by the MCHI"...
