Hi,

I had submitted booking form of my wife through Unicon for a flat in Eco Village II in Feb 2011 along with a cheque of Rs 50,000/-

After repeated telephone call I received allotment information via e- mail for Flat 1306 Tower B-1 on 30the of April, 2011 without any mention about how much money needs to be deposited up to what time. Since I am residing quite far off and could not come personally I contact the Office through phone to send me the allotment letter along with relevant details in hard copy on company's letter head immediately. The same was also communicated to the company in person by my acquaintance in Delhi who took trouble of going to the office of the company from Delhi. The Company Official assured him that they shall be sending me thee relevant details at the earliest. However, I received no information. As a genuine person I believed their commitments and fell in their trap laid by the company for investors like my wife to hide information in the first place, and take cover under the guise of none payment of requisite amount at the time of booking. By the time I reached the company personally with my wife in July, the issue regarding Noida Extension had already precipitated in to a major issue between Govt o[censored]P, Farmers, Builders as well as the allottees. After that the company refused to accept balance money. I as well as all other naive allottes etc. would have never doubted the malafide intention of the builders at that point in time but when I am trying to get further information through internet on behalf of my wife I feel company has deliberately not informed the allottees of the deficient amount that needed to be paid at any point in time to make their allotment valid. Further the companies were themselves not sure whether this issue will get sorted out in the way, it seems, it is being addressed by the Courts, Govt and other agencies. However, they wanted to keep the money of allottees with them. Although many companies made tall promises on TV that money shall be refunded or alternate sites shall be developed to accommodate those who wished to move out. But those who stayed had no intention of withdrawing or changing site like me and were ready to pay full amount as and when company wanted. But alas the company like Supertech had different idea of not only benefiting by the panic created by such a developments but also forfeiting the amounts already paid by middle class people who wanted to fulfill their dream of having a livable accommodation around NCR to spent some peaceful days from handing over of possession or after retirement near /around Delhi.
I was going through various replies/comments by Supertech employees and their CMD who says that they have informed regularly every individual allottee about their payments dues at every point in time uptil July 2011 and they have every record with them. I am sure that they have fudged all the records to show that regular postal mail was sent which i am sure is a complete lie. But I cannot be sure whether at this stage fudged registered letters records in the back date can be managed in order to defeat the already defeated and crushed souls once and for all times. In our country money power can buy any thing possible unthinkable elsewhere.
But I wish and believe firmly that all such allottees who are being denied allotment will unite and fight the money and muscle power of big builder lobby with the help of Govt, NGOs, Consumer organisations and all well meaning people of the country so that a movement get started to safeguard their rights and in future money power will not succeed in cheating and humiliation masses.
With all this I request each and every one of the affected persons to please share their e-mail addresses and also their Mobile Nos to start this Campaign against such cheaters and their agents

    I have previously written how our so called dream home at 'supertech czar suits' greater NOIDA has been delayed by over 3 years, Finally the company has sent us the posession letters, and has advised us to clear our dues. As per original agreement we are liable to make a payment of Rs 1.59 lakhs at the time of posession.
    To my horror we have been sent a demand of more than 8 lakhs as the final settelment.
    instead of giving compensation for delaying the project they have the guts to ask for 30,000 as interest on late payment, when the entire cost of the flat has been payed in advance except the last 1. 59 lakhs.
    they have not only made this huge demand but also have threatened us with a letter saying that if the entire amount is not cleared with in one month they will charge 30% interest on the late payment.
    I would like to know under which rules can they make such demands, when they themselvs have delayed project by 36 months.
    I do not know how many customers are suffering at the hands of such builders, and there is no check on them.
    The government agencies have to take action against such builders and safeguard common man

      same case is with us we have also 2 no plot of 150sq yards. not only these charges the project is also incomplete like no club, no electric substation, no water pump station is there not only this the site is also not lockable from out side peoples / local people is there. and they are asking addition electricity and water charges from buyers while these are the part of IDC / EDC/ electricity charges when we asked about these charges they told that these are facility charges, in fact it is total unfair and cheating with us so we should take legal action against them. also not that they demanded the final demand before starting rain because after rain the road and sewage net work is also not a good quality. and there is no completion report fron a certified authority. without is they send demand because they have to give delay charge to buyer after June'12 and so the buyer will not demand this delay. when i discussed with Mr. Ashish Verma, Manager CRM, agreed that there project is incomplete, but it is Dada Giri that if you will not pay then give interest @ 24 to 36% per year. i am also attaching some actual site photograph they will show you the actual positions of completion
      friend i suggest that we should make a association and take a legal action.

      n/a — Cheated extra charges

      On 22 nd Apr 09 - I have not asked any welcome tune but from 12800 the same has been forced in my mobile NO. [protected] & debited Rs 22/-. the same was when asked from customer care operator on toll free No. He did not replied well &switched off from & switched on permanently my Mobile to computerised one. Then on the same date I sent one SMS to 12800 for the same grievience They debited Rs 03/- for that message & I received one message 1505 that message deliverd to 1505. But customer care operator did not reply after many times try.

      On 24 Apr 09 - message received from TM-12525 that recharge with Rs-110 and U will get full talktime of Rs 130/ between 24 apr-26 Apr 09. On 25 I recharged with Rs-110/- but I could not get the talktime of Rs 130/-
      Kindly Refund my excess amont charged & as per your message credit the recharge amount.

      I have booked i Plot of 150 sq yard in Supertech up country and now i have received the final possession letter from the builder and am shocked to see many of charge item which were never mentioned in the allotment letter.

      This is total fraud and cheating from the builder.
      This project is already delayed and supposed to be delivered in Dec2011 and now they have sent the demand letter with many extra charged so that customer do not ask them about the late penalty and keep involve clarifying the extra charges.

      This is totally unprofessional and a case of cheating.

      Please look into the matter.

      We completely disagree with the contents above. The offer of possession letter has been sent to those clients where the work on the plots has been completed. We have even gone ahead to initiate steps to provide the services to all the early birds who would like to start construction immediately after possession.

      All the charges in the ''offer of possession letter'' are correct and are as per the Terms & Conditions of allotment letter and have been done in keeping in mind the largest interest of our esteemed clients comfort & peace of mind for a smooth transits of the township from plots(the current state) to your individual dream dwellings.

      Please do not take any names of any Supertech Limited officials as no loose statements have been said by anyone.       we also have a plot in supertech upcountry and have received the demand letter with additional charges. in all good faith we were contemplating payment of all dues but these photographs leave us in shock. this was not expected out of a company of supertech's repute.

      now we will have to visit the site and take stock of the situation our self before pondering further course of action.
      we have a plot in upcountry, and that is also of 150 sq yards. you have mentioned that the demand note is asking for additional 1.70 lakhs, whereas we have got a demand note for 2.15 lakhs.????? why is there a difference in the demand also??? when all things being equal????

      I am really surprise that you supertech people do not respond to the mails sent to you and here you claim that just send a mail and your query is resolved.

      As per allotment letter my last due is supposed to be 2425000 but i have received demand for 2688793 which includes some interest charges on late fee + maintenance charges + EXTRA charges ...So total due is greater than 214326 that is because of EXTRA Charges which are no where included in allotment letter. This is total FRAUD.
      And i need a explanation for all these items from SUPERTECH

      ii. Water Facility Charges : 15000/-
      (Includes Water connection charges, Meter Installation Charges,
      Expense for line connection from main line to individual plot)
      iii. Electricity Facility Charges (Rs35000+S.Tax)* : 39326/-
      (Includes Electricity connection charges, meter installation charges
      & expense for wire connection from feeder pillar to individual plots)
      v. One time charges for damages, wear & tear and additional : 60000/-
      House keeping Occurring during construction
      vi. Interest free refundable security against construction : 75000/-

      team crm, supertech are explaining that the possession is complete then what are the reply of photographs? and they also saying that charges are as per allotment letter, i ask from them which clause is this? while we are talking about the clause of IDC and common services and electricity charges, in whole world every body knows that customer pay the electricity charges for Electrical services upto his plot not upto the sub feeder of feeder pillar, not only they are charging wear and tear, house keeping etc, while we ask why it should be applicable? where 1st year is defect liability of a contractor and after 1 year there should be a RWA and it is the responsibility of RWA to maintain the society neat and clean, now where is the role of builder to charge the wear and tear?
      so friends in my opinion this is totally fraud. we should come together and take legal action.
      Correct supertech is taking us for ride, non of these charges are to be paid as all these have been and are part of the other charges already communicated at the time of booking i.e. IDC / EDC/ electricity charges. In fact they are asking for money three time for the same point.

      I never though a builder like Supertech can act like this and cheat the buyers. Onlyway out is legal action.
      Also CRM, supertech says we respect our customers, so friends they want to say they cheat respectfully.

      Additional charges which have been demanded like electricity, water facility charges are being charged as we are providing these facilities to all the individual plot level, where we are keeping in mind the final product deliverance & we want this township to be the best in NCR.

      Maintenance charges is to provide and upkeep the common services (eg. security etc) and Utilities (common are lights, etc) to the township. It is a recurring cost. It is not part of IFMS, payment of which is indicated in your individual allotment letter.

      Further the wear & tear damages charges are to ensure that the township is in proper shape even when the construction is in full swing at individual plots. It will take care of the extra burden the township common area will get subjected to due to increased heavy vehicular movement carrying individual construction materials/etc.

      And the interest free refundable security has been put as a uniform policy to ensure that every client takes care of the surroundings around his/her plot and does not do any kind of dumping within the township which may leads to acrimonious situation on ground.

      We are happy to inform you that STL is the only Developer which has given timely possession at Yamuna Expressway and is one amongst only 2 developers who have the approval of the authority.

      Freinds. Crm says that this is as per the terms and conditions of offer letter. Let me ask them,

      Were these probem or the largest interest of esteemed clients comfort & peace not knowen to them at the time of offer letter or at the time sale of these plots and could have included these in the other charges (which they have done and is more then 3lacs for 100 yards plot).

      Alos they say that this is to provide electricity, water facility etc. was it not known to them that all this is required, once they are developing a town or what they call as city, why they did not include all this at that time. In fact they included all this as part of all the other charges they have already taken fro us, but are trying to cheat now and charge us whatever they can take from us.

      Also they want to charge for wear and tear and also they want you to pay intrest free security for the same reason. Once we are paying maint. every year why the charge for wear and tear should come in picture. Also security for constrution can be ask for if some one starts constructiom not at this moment.

      And let me tell this person from supertech who has written above message on behalf of CRM Supertech that you do not respect your costumer but cheat your customer. At least I can talk for me that I will never ever in future deal with supertech.
      I n that case your meaning for integrity and reliability may differant than the rest of the world.
      All the facilities like electricity, Water, Sewerage & other similar up to to individual plots are included in IDC/EDC & Electricity Charges as per allotment letter terms & conditions. Same has been accepted at the time of booking, So why they charge again & again.
      I also booked one plot and got letter with additional charges not mentioned in allotment letter. Let us unite together and file one compain and late proper legal action against them and also higglight the issue to the media so more people should not be cheated. The explaintions given are not acceptable and we cannot give our hard earned money without any reason.

      Dear All unsatisfied plot owners ( supertech upcountry),

      A group of people have joined together and filed court case on extra interest asked ( by supertech) and infact they got stay on the same . 2nd round of filing is underway . Which is expected happen any time before july end 12.
      Once you have stay from court you need not to pay immediately till the time either supertech agree to remove wrong charges or court decide .

      I suggest that is right approach to follow at this point of time . you can contact MN singh and Deepak gupta for the same .

      If all o[censored]s will join together we can build a pressure to consider our case ( which is right and justified).

      Dear Team CRM,

      The only way to resolve the issue is to withdraw th eletter in which you have asked for extra money from the buyers under differant heads including intrest. Request you to pl. do that ASAP in order to keep you image in reality market.
      In addition to the above complaints, the interest calculation is all wrong and they are not willing to listen or budge from this. The claim is that the money was to be paid as per contract and when we approached to pay the intsallments their representatives said that wait for the demand letter. When we paid as per the demand letter now they are asking for the interest on the delay w.r.t the dates in the contract. The hieght is that all the time lost due to their changing of the plots has also been included in claculation of the interest.

      I have booked 2 plots of 150 sq. yards in upcountry & came to know that builder is charging 2.5 lakh against interest on late payment which is totally irrelevant as initially they have changed their layout plan & due to which project was not getting approved from any bank.At that time builder was saying that they will not charge any late payment charges till project gets approved from bank because it is their responsibility to get approval for the project from bank.Now they are charging late payment from the starting along with extra charges which is totally irrelevant.kindly guide how i can be member of legal complaints against this fraud builder.

      I have also two plots in upcountry, I got the possission letter today the same extar chnges are levied by the company on my demand letter as well.
      This is really a big fraud by the company.

      After seeing the comments from the CrM its clear that the supertech is not going to withdraw the additional charges. We are left with no other option than filing a court case.
      I talked to many people who have already filed a case against Supertech.
      I have contacted 8, 9 people who are facing the same problem. We are planning to file a fresh case against them, anyone who is facing similar problem may conatct me on [protected]. or mail me at junaid.[protected]@gmail.com. So that massive group of people can file the case against them.

      This kind of fraud was not expected from such a reputated company like supertech.
      anyhow we have to go by the legal way.

      I called the Supertech Crm team more than 4 times, no body was responding properly, the customer care representative asked me to call a gentle man named Ashish Verma( [protected]), I called him again and again but he didn't responded any of my call.
      Overall they are not at ready to answer our genuine question.
      They are the biggest fraudster of this industry.

      I think this is being done with each customers because I also have booked a plot of 100 Sqyds at Upcountry in Oct 2010. Now the possession letter has been issued to me before actual readiness of Plot. I have visited the site on 15.08.2012 and found there is so many things to do in the plot before possession. Also the payment part is just like Supertech wants to recover the loss of Noida Extension from Upcountry project buyers. The actual full & final payment i.e. including other charges, was Rs. 1627000 and now the possession letter is showing this is as Rs. 1900000/-. This is really a cheating with customers. Supertech top officials must come forward and waive all these additional charges otherwise the Reputation Supertech made in more than 20 years will be lost in next 2 years.

      The all cheated buyers have to unite togather to fight with injustice. Whoever are already taking the actions may please forward their contact details in order to strengthen the group.

      This is very much clear from the comments posted that Supertech is not going to listen individually.

      I (r d tiwari) booked a plot of 200 sq yds id 1039410 in up country the possession was to be given up to 12/2011 but the letter of possession was issued in 6/2012 i.e 6 months late in between i visited many times to the site and every time found that they are not prepared to hand over since the development of plot was going on now when I came to USA to meet my son they are pressurising to take possession and to pay penalty for it.Their demand for extra money as below is also illegal for a plot which is not to be constructed in very near future due to want of money.
      1.Interest on delayed payment Rs-21200 totally false.
      2.water facility charges Rs-15000
      3.electricity facility charges Rs-39326
      4.advance maintenance charges Rs-35052
      5.damage wear tear & maintenance Rs-80000
      6.interest free refundable security Rs-100000
      Total Rs-290578
      I am a retired person and cannot meet the illegal demand they should wave all these charges.
      of course they can claim the interest as per the contract but not for the reason witch they themselves made by allotting property without approval of project and then re-allotting after authority asked to changed the layout plan.And not for the reason in delay to provide loaning facility from the bank witch is not giving loan for the said project at that time then asking to go to other bank who finally came to provide loan.And not for the reason that the demand not raised for the pending amount since bank only disperse when demand raises.And also not for the reason to cleverly changing the possession date in re-allotment.

      I booked a flat in Supertech Czar project. I have not received the assured return cheques for the month of October and November. I have tried to call various people including customer care. They gave me some other contact numbers. Nobody picks up the phone on that number. How can Supertech expect people to book flats in other Supertech projects when they have failed to keep the earlier commitments? The employees in accounts department keep saying that the cheques will be available in 2-3 days and the message is the same from past 2 months.

        Dear Sir,

        We have become a victim of Business tactics and builder cheating that the Real estate builders like Supertech has using for trapping the novice consumers and exploiting them in the desire of one home. The real facts are as follows:-

        1. We have booked a flat no. 205 in CS10, project Capetown at Noida Sec 74 thru a broker name Marketing times Realty Sector 2 Noida but show off their presence as underwriter of the direct relation of Supertech to us. The Broker team leader was a novice person who doesn’t disclose all the hidden facts to us and in faith booked a flat of Supertech. The Broker first said that you can pay the initial booking amount and after that the 30% demand may come after booking of the flat and the rest of the amount you will have to pay at the time of possession. The Broker also not told that the all three applicants in the attached booking form must have to be in blood relation for getting loan sanction on the booked flat. The Broker also not told that if the demand may come to you and if you not pay that demand on time then the 24% interest will be applicable and charge by the Builder. The Broker also not told us that after booking if you want to cancel the flat then the builder may deduct 15 from the total amount we have paid o the builder.

        2. We have signed the booking form on the broker faith that he was saying right to us. The booking form in the first page or on the front page doesn’t contains the terms and conditions in bold noticeable characters and neither the broker may assist and indicate the consumers to read & explain the Terms and conditions intentional put in the middle of the booking form write in small context and in concise and neither nor the broker insist to read about and explain the first the term and conditions of Supertetch.

        3. After the 60 days of booking we get 70% Demand which is Rs 35 Lakhs. We shocked that in short time how the demand may arise. The Supertech told us that he erected only pillars upto 7th floor so the demand comes 70 % while floor is not furnished. We request the builder that we have no idea that you demand in such an unlawful way although no work of our floor has completed till yet. The Builder also said that if not paid 24 % interest you have to bear. We said the Broker have not told about this interest thing nor you mentioned in Website of Supertech. So kindly cancel our flat and may return our initial booking amount which we paid at the time of booking. The Supertech said that they will deduct 15 % from our amount which we have paid in this booked flat. We said we have no idea about it that after cancel of the booking the Supertech may deduct this amount in an unlawful way. The Broker also not told that in cancelation you will get your amount in deduct. The Builder said that you have signed terms and conditions we said that your terms and conditions are in the middle of the form and the broker will turn the page himself and neglect the part of the terms and conditions to observe. We said the booking form is a temporary form not any authentication & validity in the eyes of law neither it was there where we signed because anything done has to done on the registered proper document thru Registrar.

        4. We after that meet four directors of the supertech one by one who said that they have a policy made for their personal unjust enrichment and unlawful purpose for the welfare & demands of the Supertech staff and the chairman and directors of the company who get all the expenses deduct from the consumer who trapped accidentally in supertech and want to exit. We said that how you can charge 24% Interest although we are not using your living services of flat accessing neither nor any personal debt we have taken from you. We also try to meet R.K Arora chairman of Supertech but his secretary, security & senior staff had stopped us for going to meet the chairman of supertech and leave the other supertech employees to look this matter. All the employees of supertech are so rough, shrewd, self indulgent, cheater and working only for the unjustified welfare of the Superetch Chairman and have no sympathy & human morality to us neither nor any consumers and clients. We said that kindly refund our Rs 3 Lakhs as we actually paid at the time of booking but the supertech employees are adamant that they will deduct 15% i.e forty five thousand and the rest of the money will be return in 4-6 months time-frame . What this type of crooked activities the supertech may using for harming consumers who trapped by the Brokers thru criminal conspiracy by Supertech who have given full rights to sell their flats on large unjust commission basis for spreading by hook or by crook. The Supreme Court also made guidelines for the builder that no charge has to be taken by the builder of Car parking but the builders also charging car parking into their additional charges rate with the flat BSP Cost.

        5. Company Supertechlimited.com made wrong Rule for their personal undue enrichment which is against and opposite of the Doctrine of Public Policy. That this Supertech first hide the complete unjustified Rule from the novice consumers who may innocently entrap in their property flats and after then when the customer wants to exit out from the booking flat this company in the Rule curtain against Indian law deduct 15% of the total amount paid to him and return the rest of the amount 85% in 4-5 months so that in the rest time period of the amount they also earned heavy interest and purchase new land for their projects in an unlawful and illegal business tactics. If the customer be unable to pay the demand money by the builder then this company also charge 24% heavy interest on agreed amount which they have not given any possession to consumers neither nor any consumer may taking advantage by living in their flat. It is totally bias that registrar of companies & other concerned authorities grant such Rule to make heavy loss to innocent consumers and the company flourishing thru illicit malpractices adopted by him and you grant power into their dirty hands to misuse the money for their personal undue advantage. If the some private company Ltd wants to make a Rule where Sexual assault & direct theft is valid under the company can this type of Rule be granted by ROC for the benefit of the one company and suffering by that thousands of people from the illegal Rule which is inconsistent with the Indian Legislation Laws.

        How this type of Rule be allowed by the Registrar which is looting thousands of customers in the curtain of Rule which is void under Indian Apex Laws. Neither nor the Supertech display all his rule in their company website neither nor their employees may told nor any direct underwriter of supertech may told anything about it to anybody.

        What I want from you that :-
        Now! We are writing to You to Take appropriate action how the notorious defame builder like Supertech & their accomplice underwriters who both have looting & exploiting the consumers and using their business tactics in the curtain of the Supertech and other offices and drafting the booking form in a illusion way putting terms and conditions on page 3 or page 4 in minute font instead on first page and copy terms and conditions after signing of booking form. We want our paid amount Rs 3.0 Lakhs in full get returned, without any unjust cutting as I am an only lady without any job support, without any husband support and alone and thought to but a one home in Delhi with my hard earned money thru private tuitions teaching. I have paid the check by myself and now round and round day to day accessing the supertech office in sector 58, Noida from Muzaffarnagar frequently in the hope that I will get my full amount Rs 3.0 lakhs in one single day. My personal harassment and my misappropriation of my funds undue advantage has been taken by the supertech till yet which is an criminal offence.

        The booking has been done and the booking form signed and duly accepted by all the applicants including miss Aparana Goel. Miss Aparana Goel made booking amount through 2 cheques of which one got dishonoured.Upon request of Miss Aparana Goel, resolution has been offered even when complete booking amount has not been received from her. Further still if miss Aparana Goel seeks refund the same will be dealt with as per company policy duly accepted by her. In case payment is continued then currently interest on over due amount if any will be levied. No deficiency in service rendered by Supertech limited.

          As a customer of supertech Pvt LTD , we would like to know following (which we have as per consumer rights)



          1) Could you please let us know the company policy and send me the form signed by us as an attachment in the mail.



          2) As per best of our memory , We never accepted flat offered by you so it cannot be personal reason herewith stated in your affidavit.

          The reason is change o[censored]nit without confirmation.

          Hence , Do you expect us to sign affidavit without reading it?



          3) On phone you had communicated that full amount of 1 Lakh would be forfeited .(call made by Shefali Gupta)

          Phone conversation is not taken as concrete proof for us to take due course of action.
          This is grave matter since NRI's are not aware of such facts.
          Please do confirm the same in the mail.

            Please do not try to make fool customers by giving these statements.you have cancelled the flats by giving unrealistics reason.You have cancelled the flats without giving any chance for 1 day or any notice to customers.While the customers have given there affidevit You are not paying back the money to customer in 2 months.Customers has not given any time to pay the money on disputed land.But you are not refunding the money even after taking 2 months long.customers has faced lose of 10 L for your this type of fraud.But you are not paying penalty for this even you are not refunding.So please do not write here you have shifted to safe flats.You have cancelled the flats only.You have done fraud only.so please you remove this post and people and court should fight just to end this builder.This is not a good builder.

              We booked a flat at supertech builders at greater NOIDA in 2007, with the assurance to deliver flats with in 36 months of booking. 5 years down the lane there is no site of our dream home. Repeated calls and meetings have yeilded only assurances. We have paid rent to the tune of 12 lakhs during these five years. Still living at rent.
              would like to warn all people to invest carefully when they are buying there dream homes.
              Is there any regulatory body which can look into defaulting buildres?

                This is with reference to the above mentioned subject, we would like to highlight the following facts for your kind consideration.



                · Bill No.248 dated 2nd December 2010 submitted on the same date

                · We have been told that within a month’s time our payment will get released by Mr Ashok & Mr Sahu – Accounts Department

                · When contacted for the payment , we have been told that MOU needs to be signed but it was understood that MOU is eligible for over and above 25 bookings and we have done only 10 bookings in Cape Town, hence not applicable in our case.

                · Now it is almost more than year and we have been harassed and made to run here and there to get our payment. In between, you had also instructed the accounts department to release the Buniyad commission as early as possible.

                · Still there is no concrete reply when we will get the payment.



                We would be highly grateful if you could intervene and solve our issues which is long pending. Hope to hear a positive response from your end as we were unable to answer our clients where we need to pass on the discounts.

The reason of cancellation was increase in cost.                       I had booked a flat in AZURE - SEC 34 Pavalion - Noida in the month of Jan 2011 , and paid a booking amount of Rs 7.25 Lacs .
                      I had booked under the construction linked plan , for which the staff - Mr Anil Sharma told me that no bank will finance the project and i need to pay up on my own .
                      i tried in approx 6 to 7 banks , firstly no papers were being provided by Mr anil , and the same was not approved by ANY bank.
                      After which i requested for refund of my booking amount , post which there is complete silence and no information on my refund of the booking amount , almost a year now , i tried calling let of people in the organization , they dont go beyond the second phone call , after which they stop taking phone calls ....
                      total cheats ......

                        3rd.April,2012--email was sent-- but no remedial action as per their reply of today.
                        my grievance/complaint is as-----(reproduced)
                        Chairman & All Concerned at Supertech ltd.
                        sir/madam,
                        since you all have been keeping silence(except arguing over the phones) by neither
                        replying nor providing us our rightful documents,which we have demanded severally
                        over phone/emails etc.already
                        namely---
                        1-copy of my filled up/completed appl.form
                        2-copy of much promised sanctioned plan of villas by GNOID authority,at time of
                        booking.
                        3-allotment letter
                        4-you have not amended the wrongly/unfairly given payment schedule(dates ,where in
                        no construction has even begun) in booking form-supertech-czar suites etc.which
                        you demand us to verify before issuing the allotment letter to us
                        under chosen/agreed clp plan for our villa no.46-czar suites,in spite of repeated
                        requests-it is most unfair and un-expected continued harassment to us.
                        5-until and unless the needful corrections are made(point no.4),we cant verify the
                        above said which is totally wrong and unlawful,
                        and make any further payments of rs. 14389,as demanded by you,till that needed
                        corrections/amendments.
                        we request you again to redress all this at earliest.
                        note----and until such time /date our schedule of payments will not begin and you
                        are solely responsible for all this un-warranted delays.

                          The group chairman Mr. RK Arora was the first ones to respond in all national newspapers that they will try to relocate the Shahberi affected flats else they will refund. But even after submitting the refund request for almost 5 months, I have no answers



                          The most scary part of my story is in-spite of paying hard earned money of Rs. 11 Lacs (50% cost of Flat) I did not have any papers, land, project clarity.. I was simply receiving only words from multiple people. I was told that they are looking at allocating a flat on 14th Floor in Eco village -1 but they only gave commitments. After running from pillar to post in Supertech's office and calling their number many- many times, I realised that everyone is simply trying to fool us by giving only words that was frustrating us more and more everyday. This was the situation from the day I submitted my refund request and continued, I clearly told everyone that I am not going to pull back my request without any papers.

                          I was told that the refund would be processed and handed over within within 60 days of submission. When I did not receive any reverts after 60 days, I went to supertech's office in Feb and met Mr. Sodhi, he noted the details in his diary and committed that it will be done by 15th March.



                          While I was trying to find about the commitment of refund Mr. Sodhi one again tried to bully me as if I am an illiterate labourer and he is my boss. I am very surprised by the way Mr. Guneet Singh Sodhi has been behaving. His sole intention is to bully people and tell them to bug off and contact anyone. When a company has kept only one front facing person and he behaves in such a fashion " NO ONE CAN FEEL SECURE WITH THEIR INVESTMENTS WITH THAT ORGANIZATION. mR. gUNEET buntly asked me to go and contact anyone I want, he will not improve his tone and mannerism.



                          As per the commitment given by supertech, me and my husband had gone to supertech office today afternoon (17th March)and wanted to take appointment with Mr. Arora. Ms. Rinkle met us outside the chairman’s office and said that he is busy in a meeting. She noted down our details and said that she had a word with Mr. Mohit Arora(son of Mr. R K Arora) and we will receive a call within an hour which will clarify that by when we will get our money back. We did not receive any call and after calling up, we were told that they are still in meeting and they will surely call...

                          But no call received...

                          This is with reference to you mail and subsequently our visit to your office for collection and submission of documents for refund due to non availability of my Flat in Eco village-2. I have submitted all the documents as per the list provided to me, and the same has been vetted and accepted by the person deputed from your organization for this activity on 5th Nov'11.

                          Inspite of spending almost the whole day there, I did not receive a clear answer from any person on the date of refund and and % of interest on the Payments done by me. On the contrary Mr. Puneet who is managing the soft handling for the effected customers tried to bully me and was very- very dry.

                          Your organization is ranked one of the Largest in India and are a leader in North India in builders and developers community. This is a very small issue for an organization of your reputation and stature. I am sure that your organization will create a precedent for other organizations and stand to its commitement on immediately process my request for the refund. I am desperately in need for this money to resolve some ongoing personal crisis.

                            Reference to the above subject, I’m deeply disappointed to bring to
                            your notice that the above said refund against cancellation is still
                            due from SUPERTECH.

                            I’d applied for cancellation of this flat due to
                            02 reasons, 1. Flat allotment done @ Rs6600/-psft, against Rs5500/-
                            psqft. 2. Location of the flat allotment was not as per my
                            expectations.

                            B) I’d applied the cancellation with due formalities and the necessary
                            documents were sent to SUPERTECH OFFICE At B028-29, Sector58, Noida,
                            addressed to Ms. Shalini in the month of August 2011 with all the
                            documents in the desired format which they sent me to mail ID
                            [protected]@gmail.com. Assuming that my cancellation is process, I
                            called up Ms. Shalini in the month of October to check the status as I
                            was informed that it would take 03 months, however to my utter
                            surprise

                            I was told that the documents are not present with them and I need to
                            submit them again, can you imagine what kind of goo[censored]p this is?

                            C) I went to the supertech office again on 15th October and met
                            Shalini and Mr. Ankur Kaushik from Accounts Dept and submitted all the
                            documents as per their requirements and satisfaction and this time I’d
                            collected the receiving dated 15th October, 2011, which I’m attaching
                            for your reference.

                            D) I’ve been following up the concerned people, Ms. Shalini, Mr.
                            Ankur Kaushik, Mr. Sahoo from Accounts for my refund and as per the
                            last conversation held telephonically on 24th January I was told by
                            Ankur Kaushik that the refund will be processed by 20th February 2012.

                            E) I’ve been trying to reach Mr. Ankur Kaushik-[protected]/ Mr.
                            Sahoo-[protected]/ Ms. Shalini-[protected](switched off all the time)
                            from 20th February nobody bothers to pick up the call and the landline
                            number only results in endless wait without anybody answering back
                            after the call is been transferred.

                            F) Finally on 24th February 2011, I’m able to get through Mr. Sahoo,
                            who in turn questions me back by saying “ haven’t you read the terms
                            and conditions before applying management will take the decision when
                            the money has to be returned”, Mr. Kaushik claims that he ‘d promised
                            but now the date get postponed to March 2nd week.

                            Staff at Supertech talk as if they are doing a favour by talking to
                            me, and refer the terms and conditions.

                            Pls note: Supertech is going to debit Rs20k from my initial payment of 2.00 lacs and give back 1.70 Lacs, since I've withdrawn from the allotment as penalty clause referred by them, still till datemy refund is not getting processed.

                            This is really very sad a person has to wait for almost one & half year to get the refund from this third rate builders who makes very tall claims about themselves such companies alongwith the mis behaving staff should be put behind the bars for causing harassment to the innocent customer.
                            Supertech reputation is very very bad in the real estate segment you go to any web form the people will never recommend this BUILDER because of their attitude, bad quality of construction, delay in delivering the project, raising false demand etc -----
                            THEREFORE AVOID SUPERTECH ALWAYS THERE ARE VERY GOOD BUILDERS ALSO IN THE MARKET.

                              i have booked my flat in supertech eco village 2 .Now they have cancelled my flat without any notice.They are not asking us to submit the affidevit without giving any declaration for interest detail.I think so they are cancelling bcz we are lacking in the payment.but in another flat they have given the possesion date for dec 2012.Will they give me my flat at time or they will pay me the penalty for that.So if they are cancelling the flat then they should pay penalty for late as they are wrong.And everybody know how can we pay money on disputed land.They have increased the prices also without any construction.So will anybody will take action against them So that these typeof fraud builder can be removed.

                              We have become a victim of Business tactics and builder cheating that the Real estate builders like Supertech has using for trapping the novice consumers and exploiting them in the desire of home. The real facts are as follows:-

                              1. We have booked a flat no. 205 in CS10, project Capetown at Noida Sec 74 thru a broker name Marketing times Realty Sector 2 Noida but show off their presence as underwriter of the Supertech to consumers. The Broker team leader was a novice person who doesn't disclose all the hidden facts to us and in faith booked a flat of Supertech. The Broker first said that you can pay the initial booking amount and after that the 30% demand may come after booking of the flat and the rest of the amount you will have to pay at the time of possession. The Broker also not told that the all three applicants in the attached booking form must have to be in blood relation for getting loan sanction on the booked flat. The Broker also not told that if the demand may come to you and if you not pay that demand on time then the 24% interest will be applicable and charge by the Builder. The Broker also not told us that after booking if you want to cancel the flat then the builder may deduct 15 from the total amount we have paid o the builder.

                              2. We have signed the booking form on the broker faith that he was saying right to us. The booking form in the first page or on the front page doesn't contains the terms and conditions in bold noticeable characters and neither the broker may assist and indicate the consumers to read & explain the Terms and conditions intentional put in the middle of the booking form write in small context and in concise and neither nor the broker insist to read about and explain the first the term and conditions.

                              3. After the 60 days of booking we get 70% Demand which is Rs 35 Lakhs. We shocked that in short time how the demand may rise. The builder told us that he erect only pillars upto 7th floor so the demand comes 70 % while floor is not furnished. We request the builder that we have no idea that you demand in such an unlawful way although no work of our floor has completed till yet. The Builder also said that if not paid 24 % interest you have to bear. We said he Broker have not told about this interest thing. So kindly cancel our flat and may return our initial booking amount which we paid at the time of booking. The Builder said that they will deduct 15 % from our amount which we have paid in this booked flat. We said we have no idea about it that after cancel of the booking the builder may deduct this amount in an unlawful way. The Broker also not told that in cancelation you will get your amount deducted. The Builder said that you have signed terms and conditions we said that your terms and conditions are in the middle of the form and the broker will turn the page himself and neglect the part of the terms and conditions to observe. We said the booking form is a temporary form not any authentication & validity in the eyes of law because anything done has to done on the registered proper document thru Registrar.

                              4. We after that meet four directors of the supertech one by one who said that they have a policy made for their personal unjust enrichment and unlawful purpose for the welfare & demands of the company staff and the chairman and directors of the company who get all the expenses deduct from the consumer who trapped accidentally in supertech. We said that how you can charge 24% Interest although we are not using your living services of flat accessing neither nor any personal debt we have taken from you. We also try to meet R.K Arora chairman of Supertech but his secretary & security had stopped us for going to meet the chairman of supertech and leave the other supertech employees to look this matter. All the employees of supertech are so rough, shrewd, self indulgent and working only for the welfare of the Superetch Chairman and have no sympathy & human morality to the consumers and clients. We said that kindly refund our Rs 3 Lakhs as we actually paid at the time of booking but the supertech employee are adamant that they will deduct 15% i.e forty five thousand and the rest of the money will be return in 4-6 months timeframe . What this type of crooked activities the supertech may using for harming consumers who trapped by the Brokers whom the Supertech have given full rights to sell their flats on commission basis. The Supreme Court also made guidelines for the builder that no charge has to be taken by the builder of Car parking but the builders also charging Car parking into their additional charges rate with the flat BSP Cost.

                              Now! We are writing to You to display again and again how the Builder like Supertech & their underwriters have looting the consumers and using their business tactics in the curtain of the Company and offices and drafting the booking form in a illusion way putting terms and conditions on page 3 or page 4 in minute font instead on first page . We want our paid amount Rs 3.0 Lakhs in full without any cutting as I am a only lady without any job support, without any husband support and alone and think to but a flat in Delhi with my hard earned money thru private teaching. I have paid the check by myself and now round and round day to day accesign the supertech office in sector 58 from Muzaffarnagar daily in the hope that I will get my full amount Rs 3.0 lakhs in one single day.

Miss Aparana Goel made booking amount through 2 cheques of which one got dishonoured.Upon request of Miss Aparana Goel, resolution has been offered even when complete booking amount has not been received from her. Further still if miss Aparana Goel seeks refund the same will be dealt with as per company policy duly accepted by her. In case payment is continued then currently interest on over due amount if any will be levied. No deficiency in service rendered by Supertech limited.

                                We have booked flat in Eco Village 2 back in October 2010. We have been trying to get the loan on the property but because it was in dispute no bank was providing the loan.

                                During this time we called supertech at various occasions and had asked what about if we owe any payments and we were always told that no payments are due since their is dispute on the property.

                                Today we received the letter that our flat has been cancelled and no cancellation notice was given and the our flat has been cancelled.

                                What puzzles me is that the property was in dispute and without warning they cancelled our flat. I understand that we were behind in payments but they should have tried to reach out to us giving us warning that we are behind on payments but no efforts were made. We have been told that the management has decided to cancel the flats and no construction is being done.

                                The way I look at it is that after the court order, the Supertech has to pay more to villagers and since they had already booked flats they decided to cancel all flats and not do any construction for now and wait till the memory fizzles and restart the construction.

                                The property value has already gone up so now they want to make more money by not doing any constructions and cancelling the flats alloted by giving excuse no payment was made.

                                I don't think any sensible person will make payments if the property is in dispute.

                                  My 50,000/- repees not refunded till date. Sir, I had booked a flat with Supertech builders on 2/7/2010. As getting home loan was getting difficult, I asked for withdrawl of my money on 25/9/2010. Ever since I had been visiting Supertech Limited office in noida but no body has entertained me. Sir, I am working in a private sector. It is not possible for me to take leave for this purpose and visit their office without any result. I would be very grateful to you if you could help me for refund of my amount as it is almost one year and five months.

                                    SuperTech has extended upcountry-position date Two years up to 2015 from 2013

                                    I have purchased two flats in upcountry in sept'11 and then they provided possession in May'2013 in allotment letter. Now they have decided that they can’t give possession before may’2015.

                                    Also they are not willing to give penalty @5psft to customer.ie completely violating the clause mentioned in allotment letter. Now there is no importance of allotment letter having stamp paper.

                                    I am here for those 1000+ customers who have already booked their flats in upcountry before dec’2011 .Please get to know if you have also gets the notice from build or should we get unite against this kind of illegalities by builder.

                                    There is no settlement in between allootee and supertech on changing the possession date from 2013 to 2015 and changing the allotment letter . Supertech has forcefully chanaged the allotment letter and threaten to cancel the the allotment if i don't accept a new allotment letter,

                                    We are the victim of Supertech forgery by changing allotment letter dates, That is illegal by laws... We want justice...

                                    The terms and condition provided to me earlier was "Either Your way or highway" means nothing options left to me. Here in this case loss of (75000+50000=125000) to me. This is something breaching the trust in between us.
                                    I am just asking about the penalty clause or needs to be compensate with total amount so that my loss in money in gross can be adjusted and I hope you would be fine with that.

                                    I had a tele con with Abhishek from supertech, he told me that SUPERTECH is not not is mood to give any kind of penality me me as well all those 1000 buyers(Apx) who have possession dates as 2013 in Allotment letters.(i.e also being published in many website)

                                    So that means "NO IMPORTANCE OF STAMP PAPER" by builder which was issued by builder and builder can change their words at any point of time without any written notice to consumer. Which is unethical By Builder and against the Consumer Protection Act, 1986.They are a fraud and duped our money and time .

                                    Please Help us because SUPERTECH builders and INVESTORS CLINIC is doing cheating and fraud with lots of customers by showing false alarm in real estate market to attract consumer.

                                      We have booked the flats in the project Grand Circuit up country through Investor clinic on 18th Dec 2011. Himanshu Sabharwal is the consultant through whom we have booked the said flats. At the time of booking, he confirmed us about the pricing & the location of the flat along with the flat number and we filled the booking form accordingly. After accepting the booking amount in favour of Supertech, the cheque got debited from my account. Further, we got the confirmation from them and I was surprised to see that the particulars were changed without any prior information or permission. The covered parking in the negotiated price was excluded and the flat location and number was also different. In the booking application form the covered parking and the flat number is clearly mentioned. They actually changed this by cutting the particulars in form.

                                      This day, I am feeling cheated and helpless. I am following various employees of IC and Supertech from so many days but till date no action has been taken. Regarding the same issue we have already met with Guneet on 24th January.

                                      These people are just sitting on our complaints and has no time for us.
