[Resolved]  Taneja Developers & Infrastructure Ltd. (Tdi) — Charging very high EDC, interest and no delivery of project

I have a plot of 250sq yd, booked with Tanjea Developers and Infrastructure Ltd. (Tdi) in Kundli. The company has taken 90% of the payement in 2007 and has not given the possession till date. Suddenly three days back company has given issued a letter asking for Rs2, 50, 000 for revised EDC charges and interest panelty for delayed payement of this EDC. They has a roudy staff sitting in their CP office, who has no answer to the coustmers query and have no idea about the completion/status of project
I have a complaint for three things: 1) When are they are going to deliver the project, and dont they have any penalty clause for the late delvery of the project 2) When the EDC was revised why no letter was issued to me or any other investor, how can somebody arrange Rs2.5lac in 10-15days time and 3) why the interest penalty on this revised EDC a customer should pay, when there was a delay in communication from company's side.

I booked a 2BR flat at TDI kundli. On Aug 15 I got a letter demanding EDC charges for 1, 93, 966 to be paid by July31. Letter is dated 26-Jul. It looks fishy. Has anybody else got such letter.
I too have received such a demand letter of some enhanced EDC charges that totally freaked me out. It just made me feel there is something wrong. I always believed we stay together we survive. So let me know what you guys are planning or have planned to do.
I have one plot of 220 mtr in TDI .I have fully paid for this plot and got registry in my favour last year .During July2009, TDI people demanded Rs. 1.03 Lacs as Increase in EDC charges by Haryana Government.
How they have calculated this EDC, I dont know ?How much they have paid to Haryana Government?
How they have divided this money on Plot, Villa, open space, their own office, commercial appartments?
I think no body knows this calculation except top management? Is this not duty of builder to be transperent and clarify details of EDC calculation made by them? It is very easy to say simply that your EDC has increased by ... Rs. per mtr and so pay balance amount . However it is very difficult to pay this amount by those who have already paid all headen cost and lastly got property registered . I think builder may again Demand EDC increase anytime in future ? Is this fare ?
i am having a plot at tdi in b block, payments were made, i am asking for possession from 2007, they said that possession will be giving in 2-3 months and after passing 2-3 months again says that possession will be given in 2-3 months. i have sent them e mail but not replied by them, i given a letter in writing but not replied. this is came to in my knowledge that the land is not clear and concerned patwari not issued NOC for severall plots. i asked for alternative plot but they again saying that it will be clear in near future . god knows how much time it will take now, as they are not prusuing the matter with patwari as per my knowledge. their main thrust on the new sector as they are still paying installment. i think around 50 plots are not clear in old sector. pl advice for action and mail me at [protected]@indiatimes.com

TDI is indulging in malpractices & bunglings . We should fight together against this Builder . They are misusing the hard earned money of the investors . We have formed Association . Join our Association . Visit Yahoo Site, go to Yahoo Groups, search for TDI_KUNDLI_KINGSBURY & reach our Group . Join us .
I have filed a Police complaint in CP Police Station against TDI for non-allotment of Kingsbury flat for booking done in 2006 and refund of the booking amount alongwith interest @ 12% as given in the Application form. Any others who wan to do the same can approach SI Ravi Kant and give their complaints so that our position is strong.

I have booked a plot in tdi city kundli . they charge heavy charges IDC & EDCas well as interest on edc, when i contact TOWN PLANNING HARYANA CHANDIGARH under ( right to information act 2006 ) according to them there is little increase in EDC as compared to TDI managment . I request all consumers of tdi to join hands and take appropraite action against the company . they are only entitled to collect geniune charges, but they tried to make profit from this govt taxes .
Yes, I fully agreed, TDI a fraud developers, who has not completed even a single project. All the projects pending...malfunctions/practices... Govt should take strick actions against TDI.

i am having a plot in TDI City whose registry has been done in 2009 . after 3 months of registry, we got a letter from TDI to pay for enhanced EDC within 2 days . We have already received NOC from TDI before registry . Also, EDC /IDC increase can be taken before getting the Registry done in our name. If the title of plot has been given to us, why shd we pay for any increase in EDC/IDC ??? If there is any demand, HUDA shd directly issue the demand letter to us . Also, if any such demand has been raised, it should be supported by a proper circular issued by HUDA to avoid any confusion.

All of the owners in my knowledge are not paying any enhanced EDC asked after getting the registry done.

We all should fight for the undue demands raised by such builders .
Me too got harassed by them and paid them Rs.50, 000/- as penalty since one of my cheque got bounced and they cancelled my allotment. I also paid the enhanced EDC charges. No use in emailing them or writing to them. They will never reply you back. On phones, they always give you wrong information and their data is also not updated with our payment and they keep on asking for the payment and threaten that they will cancel our allotment for which we already paid more than 30 lacs. My two instalments are pending and waiting for the possession ... GOD knows when ?

I am Sadhna Jain and have booked a flat in TDI (ID No: KFL-13342), Flat No.Z1-1003 in TDI city, Kundali, Sonepat. I have received a letter asking for deposition of Rs 5, 07976.00 (rupees five lakh seven thousand nine hundred seventy six only) as Extra Development Charges.
I personally visited the site and talked to a few authorised dealers of TDI city. I have seen that no construction work has been started in Z block. The dealers told me that the place which was originally alotted to Z block has been taken away for the construction of the sector road and no new place has been assigned for the construction of Z block. One of the dealers went on to say that TDI is planning to merge it in TUSKAN CITY. I do not want any such merger.
I am an employee o[censored]niversity of Delhi. I have planned to take loan of about 80-85% of the total cost of the flat. Since no construction has been started, none of the banks are in a position to sanction loan for the flat and those who are sanctioning loan are asking for some under the table payment. As a cosequence of it, it is extremely difficult for me to take out such a big amount in little time of 20 days. You are requested to
1. Increase the time limit for the payment of EDC and kindly state the basis of collecting this money. You already have a deposit of around 12 lakhs with you for last three years. You can jolly well use that money,
2. Let me know the names of nationalised banks which are ready to sanction loan for flats of Z1 block,
2. Let me know the tentative date of possession and time plan of taking restof the money. Mine is a construction linked plan.
Kindly send the reply to the above queries at the earliest. I have called up many times at customer support office telephone numbers but they either did not pucked up the phone or disconnected it abruptly. This gives a very bad impression of TDI whose image has already been tarnished because of excessive delay in keeping the promise of delivery of possession of all types of flats.

I also have a plot in 250 sq yds TDI Mohali and I have also a victim of this politically supported builder group who has cancelled my allotment due to delayed payment. I have paid 50% of the amount and the plot alloated to me was a farm land on which no approach road is made. they are demanding for full payment without starting any construction activity. I opposed this which leads to cancellation of my plot and authorities at their ofices refuses to meet me. Now, I have no other alternative except involving in litigation.
