M3m Smart World Developers — Booked unit cancelled after 3 years without any formal notification and returned the booking amount without any interest

I booked a unit in M3M Gems Smart world (N21A) under the 10:90 plan in December'2021 and have deposited total of Rs 9Lakh (2 Lakh via RTGS and 7 Lakh via Cheque) as an initial booking amount. After booking the unit, I followed multiple times with a builder for a year to get the BBA document and other formalities completed. After almost 1 year, they have mentioned that my unit is under Frozen status and once the 80% of the units gets completed, then only I'll get the allotment letter for the BBA. In the year 2023, I suddenly got messages from M3M agents that we need to deposit Rs 30Lak and failure to do so, my unit may gets cancelled. I asked them to send the demand via official email communication but they refused that upright and keep on pressuring to deposit money through WhatsApp communication which I declined repeatedly as this was not the official communication. Even I have visited their offices multiple times to enquire about my unit but each time, they promised as soon as 80% of the construction completed, I will get my allotment letter. Suddenly on 16th Oct’24, I saw that my booking amount (Rs 9 Lakh) has been transferred back into my account without any formal communication whatsoever from the builder. I am continuously chasing them over their official emails but they are not responding at all. At the end, my family had to visit their office but there also they didn’t entertain them and did not provide any official paper of why they have done the same. This is seriously a criminal behaviour on the account of a builder as they have not only breached the moral conduct of code but after keeping the money for 9 years, have returned the same without any official statement and nor any sort of an apology letter and even without a single penny of interest during which they have kept my money with them. Please let me know how can we take actions against such unethical practises by a builder.
