We had decided to opt for DHFL's home loan as it was offering subvention scheme with Ruparel builders for their project Ruparel Palacio. Hence, we had signed the loan agreement and tri-party agreement with DHFL to avail loan. This was in Dec '17 and we were asked to pay for franking etc.. in the month of May '18 which we had paid to one of the representative who was following up for it.
We haven't received the sanction letter yet from the bank over emails or over hard-copies even today as I write this email. In the month of Aug '18 we had received demand letter from the builder for GST payment. To which we had raised queries saying GST was to be covered and was not mentioned to be paid by us when we were explained the cost of the flat. Further when we queried it further the GST payment was applicable because there was a disbursement done by the bank to the builder. Pls do note that we were not made aware of the disbursement by the bank or by the builder explicitly not did we ask/sign for any disbursement to be done by the bank. We haven't even registered an agreement with the builder even as of today as the understanding of the deal was not entirely/correctly explained by the builder or falsely explained to us
Builder then had requested for registration to be done in Aug'18, In Sept'18 after a lot of argument we had received a draft agreement from the builder but since, we did not have co-applicant in the city we had to hold the registration. Now, when we started to chase Manish Singh with DHFL Bandra and DSA involved to share the loan agreement and tri-party agreement to go thru it, they kept on saying they will send it in few days and then both went on-responsive until Dec'19 and when chased again we were told system issues are causing delays and there were audits going on which is not permitting these documents to be extracted. We kept chasing for these documents and had sent an email to Ajay Mehta and Ompraksh Maurya (attached) requesting to stop any disbursements as we did not feel it was appropriate to proceed with the flat as we were not explained things correctly by the builder. To our surprise even after sending the email, no reply has been received nor a single call received to understand/talk or confirm understanding of the email and assure us that no payments will be done or have been done yet to the builder.
After being fed-up of chasing and not being able to get the documents, I had visited the Dhaisar Branch in Jan'19 and had requested for copies of all papers. Which were handed over to me on 14th or 15th Feb '19. After carefully going thru all the documents received we were surprised and shocked to see there were loads of pages that were not signed by us and were forged with signatures based on which these disbursements were done. Pls be advised no DRF was found in these papers too.
Today 28th Feb '19. we had visited the Bandra office and had met Manish Singh when we spoke to him on the documents he clearly stated you can log a complaint if you want to or go ahead talk to builder or DSA, I cannot do anything. We cannot verify each page and we cannot keep updating each customer on their disbursements, there were all papers, even if they are with forged/fake signatures DHFL has to disburse the loan to the builder. We were taken back with the response when I asked him to show us the DRF he said you can get these in Dahisar office and you can log a complain over there too. Based on what was told to me I had visited Dhaisar office to request for the DRF and were then told this you can request in Bandra office too and when we showed the papers to Mudit (Manager) he took it seriously, and verified all the papers. He had asked us to submit a copy of all documents along with a application/letter requesting bank to investigate it further. We have submitted an application along with the papers - hard copy.
In this case where we have not registered the flat, not did we request disbursements to be done to the builder, considering the fact that following documents were forged, we do not take any liability of any disbursements done to the builder. We request you to please investigate this case in detail and have things corrected with no liability of ours.
Following documents were not signed by us.

2.Schedule above referred To
3.Declaration for signing
4.Notice of intimation regarding mortgage by way of deposit of the title deed.
5.Memorandum of deposit of title deed.
6.Most important terms and conditions.

My loan code 00001667. I took loan for 15 years tenure but suddenly when I checked after 3 years how many more emi pending it shows 156 months means 13 years they have increased one more year. When I enquired online they said when rate of interest increases tenure increases. But this is fraud because I was not notified about my increased tenure and I have to pay more number of emi. I was considering that 12 more years I have to pay but one more year forcefully increased from dhfl side
