It is to bring to kind notice to everyone, BPTP has asked this addendum only for timely payment purpose there won't be anything charged additional for Lawn/terrace other than BSP+EDC+PLC+IDC. Upon the possession only Stamp Duty/Registration/Administrative charges would be applicable.I have met some senior people in BPTP from whom I got to know all this Information.

Dear Rohit,
I just recieved demand letter from BPTP where they have charged 10% of BSP as extra PLC, and 10.3% tax on total amount of PLC, and 25% on BSP amount.
Is it normal as i am not aware of these charges-
They also told me that My floor have been alloted on 24 ft road.

Does anyone have any interest in PARK ELITE PREMIUM FLATS. If anyone knows about the status, let me know the status of sanction of builder plan and offer by BPTP to sign buyer aggreement.They are demanding the 4th instalment(at the start of construction). Loan has been sanctioned by LICHF but not being disbursed in absence of buyer aggreement and other papers like TPA etc. from BPTP

"The super built up area of the said floor should be the sum of covered of the said floor including the non exclusive pro rota share in the stair cases /common areas, balconies, verandhas on ground floor under balconies of first floor, mumties, shafts, elevation features, overhead water tanks, boundary walls, service area on the terrace, affluent treatment plan with respect to the Floors, all projections and underground tanks, structures for rain water harvesting, if any provided. "
In your views wat else can be encashed by the company in future by saying that superbuiltup area increased by ...i think they may ask for boundary wall of the building gf as well as terrace.

I am not sure why everyone is overreacting and getting worried about this small piece of communication?, BPTP has not yet demanded anything extra, they just want to be technically safe in case of any adverse ruling that may come from any of the courts.
Everything mentioned had always been part of super builtup area that is the reason it is called "super" and not the carpet area.
BPTP has sold that project on a lumpsum amount well advertised and now they cannot charge anything else other than club charges, power backup charges which are "external" so, for anything which is part of the building the amount of payment was fixed by BPTP and if they would try to increase the price for anything which had been part of original offering, the law of land would take it course.
The rates at naharpar is around 2200 sq ft at present so according to that for 1418 sqft they have charged 28.x which was inline of the prevailing rates even today.
Those feeling uncomfortable should exit from the project as given the present resale value it entails around 100% of the investment made in less than 2 years.
I would wait for further demand which are "addon" to the original prices, to take any action, getting sleepless nights for something which has not happened does not make sense at least to me.
Keep yourself informed and keep posting the information but stay calm till the real situation arises.
Real Estate investing is a real tricky business and risks are always present like any other investment options.
Once again those who do not have the capability and willingness to take risk should exit and look for something which is ready to move.

with this mixed reaction, it makes difficult to decide for now. I think the best way could be to wait and watch. TPD would be lost, but then this will clear the intentions of BPTP, for further deciding the next step to be taken. please put more of your thoughts...

I had words with BPTP official .They assured me that it is for technical purpose not to raise money.
Also, for lawn/terrace, he said that it is not needed to mention that area in the agreement as if they give in writing in builder buyer agreement than people might make constructions in lawn/terrace in future.
Although it is convencing for me to go for sign Addendum, I m not sure about one thing that does present superbuilt area
mentioned in the agreement includes the service area of the terrace or not as if answer is no than it can make a huge difference in final costing of flat... if answer is yes than .. no worries..please share your views

I request to all of you guys, who have submitted their life amount in BPTP that please do something unless FAKE PROJECT will swallow everything. Don't leave them to make other people fool who blindly handover their life saving for this FAKE & FRAUD PROJECT.

Without any background and actual facts and figures how can someone blame any of the projects, I am not saying BPTP is golden goose who has laid so many golden eggs, but tell me any of atelast 1 builder across India, who has given 100% perfect deliveries, though if anyone claims to be so, Please check credentials before jumping to any conclusion.
Now about BPTP park elite floors, untill and unless they actually forfeit our money and doesn't handover us anything we can not blame them fraud or anything.
Also if anyone is facing so much issues with this project, you always have an option to exit.

Seems you know a lot about park elite projects. I booked 250 sq yards (expandable) floor in this project and for the same I have been allotted second floor in E-block sector - 85. I have completed the payment of 35% as demanded by bptp. Now the next installment is construction based. Since march bptp people are saying that you will get your next demand within a month or 15 days but till date I didn't receive any demand. I am a bit confused about that EXPANDABLE thing. Some dealers and even bptp people says that you can built one room and one toilet on your own whenever you required after the possession. It is there even on the floor plan of 250 sq yards (expandable) as phase I and phase II on bptp site. But on the other hand some says that you can not do this as if ground floor allottee does not want to built that expandable portion than how can first floor and second floor allottee built that? This seems logical even to me. Someone at bptp told me that this is just a nomenclature of a plan whose area is less than 250 sq yards (luxury). I am unable to understand the whole scenario. I know that construction has started in E-block but I want to know whether the construction has started in this particular plan ( 250 sq yards expandable) or not.

I hold a huge stake in E block and I am still waiting for the demand for 4 installment for some of my holdings, I believe once the sector road which has to pass from E block is demarcated.
The whole govt machinery is busy with so many o[censored]nforseen events - like flood, cwg hickups and few other, lets wait and stay invested.
I have not given much heed to "expandable" part, give me sometime to get clarification, anyways the delivery of the houses are still atleast a year away, many questions are still unanswered and time will give the answer for those.

Although i havent recieved such letter from BPTP yet, but looks like that everybody (including me) would recieve it sooner or later.
I think we all will have to be unite and decide what has to be done in future or next step as if Allthe buyers of park ellite ( approx 4996) unite than its not easy for the company to impose such condition.
Also, could anyone uplode the copy of letter recieved please if possible.
I think GF Varandha is already included in the present superbuiltup area that we agreed to sign in agreement. Its only terrace and/or lawn didnt mentioned in the agreement.
