[Resolved]  BPTP Park Elite Floors Faridabad — FRAUD BY BPTP

I HAVE BOOKED ONE FLOOR IN BPTP PARK ELITE FLOORS, NEHAR PAR AREA, FARIDABAD, HARYANA AT A COST OF RS.16.08 LAKHS WHICH IS TO BE PAID IN INSTALLMENTS. THIS IS A CONSTRUCTION LINKED PAYMENT PLAN. I WAS TOLD BY THE DEALER THAT I JUST HAVE TO PAY THE BOOKING AMOUNT (RS.2 LAKHS, NON REFUNDABLE) AND THAT REST OF THE AMOUNT IS TO BE PAID IN INSTALLMENTS WHICH WILL BE EASILY FINANCED BY BANKS. NOW THE PROBLEM IS THAT NONE OF THE BANKS OR FINANCIAL INSTITUTIONS ARE GOING TO ADVANCE ANY HOME LOAN ON THE PROJECT BCOZ THE PROJECT HAS NOT BEEN APPROVED BY THE HARYANA GOVT. THE COMPANY HAS OVERSUBSCRIBED ITS BOOKING BY ABOUT 10-20 TIMES, A ROUGH ESTIMATE IS THAT FOR ONLY 800 ODD FLATS, THE COMPANY HAS BOOKED ABOUT 4000+ APPLICATIONS AND IS ASKING FOR PAYMENTS AS SCHEDULED. EVEN I HAVE PAID THE 1ST INSTALLMENT OF RS.2.02 LAKHS FROM MY OWN POCKET. NOW THE BANKS ARE NOT FINANCING THIS PROJECT AS IT IS NOT APPROVED. THE COMPANY DOES NOT HAVE THE LICENCE FOR ITS CONSTRUCTION. IF I DON'T PAY THE NEXT INSTALLMENT WHICH WILL BE DUE IN ANOTHER 60 DAYS. THE COMPANY WILL CANCEL MY BOOKING AND WILL GIVE ME BACK THE AMOUNT OF ISNTALMENT PAID MINUS THE BOOKING AMOUNT. IS IT POSSIBLE TO TAKE THE COMPANY TO THE CONSUMER COURT AND GET MY MONEY BACK. Hi,
I can see lot o[censored]neasyness about the sector roads of Naharpar.

I was seeing that area in google earth and one of features of google earth is to see old images of any location. Here is something very interesting which I found - 2003 the entire area was a big chunk of agri land. 2006 the agricultural activities stopped. 2008 Clear demarcation of plots, road etc is visible. 2010 most of the internal roads are motorable and one can see huge buildings there.

The point here is in 2 years time 2006-08 the builders have acquired and demarcated the plots, roads etc. Another 2 years 2008-10 they have built the internal roads and have basic amenities, the why can't govt can build the rest like sector roads, power substation etc in coming 2 years ?

We are in an economy which is growing, I feel this uneasyness is similar to what people felt when stock markets saw huge rise after election results, everyone got bearish and sold their holdings. Now in real estate the prices have seeing the same fate, Only difference is that this time retail and small investors are exiting and holdings have gone into stronger hands.

I would say let the natural course of development take place, pushing too much may not yield desired results.

RBI is on its course to rise interest rates I am expecting another 2 % rise in repo rates by the end of fy 2012. This will push the prices up by not less than 20%. So, its time to be prepared but time has not yet ripe to take any drastic action.

However everyone is free to do what he deems fit for his best interest.

Hi friends, I am really thankful for posting so many complaints and letting people like me to know that BPTP is not up to the mark becos I was planning to buy one villa flat in the same. Now aftr going thru your comments I am really scared and feel lucky that I did not book for one becos ours is really hard earned money and it cannot be spared for a fraud builder like this. thank you once again.

I was just reading all last few weeks commnets here and saw that a lot is happening over the piece of the paper which BPTP have asked us to sign.. Firstly, I m also in the same category and have paid the fourth demand and yet to sign the floor buyer and those two papers.
But being clear and just to ask one question to all and to BPTP as well, if their intention is not to make much money from we people then why they are not mentioning a single point that nay ways the terrace and the common usuage ares is not going to get charged at the time of possesion.

If they are good to write this, I feel we too, shouldn't have any problem to sign this letter, but by the time, they are not ready, its a big trick game.
One more thing one of the member of this group said that he visited the office and got convienced with the talks which he had, SI, I just want to say one thing that don't go on the sweet words, they are being paid for same only.

Even a lot of their employees are quiting due to the fishy things are are doing: some names are Manu Deewan, Aurdey Verma, Vineet Verma ( last two were placed as VP).

So, I request, by the time, we won't get that line added, don't sign it and have the words with these BPTP guys... or its all upon you to take the risk.

I wish I was from BPTP, anyways the bias about BPTP is because of single reason that they are the leader in terms of land holdings in that area.

About charging more in name of common space etc, I am still not sure about it, I am waiting for the next move while keeping myself informed.

Read my older posts I had been bullish on that Naharpar area and since I could not find any builder which comes closer to BPTP in terms of land bank in that area it was a natural choice to go with them.

I have not signed that addendum and do not care about that 5% timely payment discount.

Oflate I was getting bullish on Primerose apartments in Gaziabad, ofcoure they are small builders but they are offering the possession in 6 months from now and that project is on the main hapur road just opposite to Govindpuram, 4 km from Gaziabad Railyway stn and 2 km from Dashna Railway station, The GT road is right behind the project.

So just to let you guys know I am a bargain hunter and look for stuff which is undervalued because I believe real money can only be made in real estate. anyways I am planning to use one of my elite floors as my home because I feel that would be the place to be in next 3 years.

Hi all

I was in communication with BPTP via mail on addendum issue.. and to quote what they have written to me in mail

"We would like to inform you that with the signing of addendum there is no increase in the cost of the unit . And we would not be constructing any further unit above your unit."

and regarding pace of construction. My unit is in P Block and i have personally gone there many times

and yes the construction is going on at a very fast pace

I think the confusion abt addendum should be clear now

This is wonderful news. As of today the electronic communications are regarded valid legal documents - So if it is sent by someone @ bptp.com then it is binding legally.

Hope this will add a lakh more to the premium :) enjoy the investment.

But as you said that would it be okay, if we won't sign that paper and wil proceed for the remaining stuff. Like TPA and blaa blaa.

I m asking this as they have raised another, I mean the fifth demard for me, just after the 10 days of fourth.
And here, after a long time, I can share the one good news:
Its true that in E block, for some units they are constructing like anything..its soooo speedy that I was shocked when I visited, last week ..

So be ready for the next demands as well, if you are in E block..

Yes U asked about my units its E 21-12 -SF.. so what do you thing about this..

E-21 road is a good unit as there is park there which means it will fetch more premium.

BPTP is complete fraud . Even I have booked a flat with BPTP and I have paid 35% of the flat value. But they haven't given me any allotment. They are cheaters and just taking money from us. They don't even take my phone calls and not even talk properly when you go to their head office in Delhi. Please think 10 times before investing with BPTP and if you have any other option please go with the other option then dont invest with BPTP.

I visited Naharpar area sec-85 this Tuesday. Lots of construction is going on there. I have a unit in E block. There is construction at full swing in E-block but I am unable to find out my unit there which is E-78. Can anyone tell me where is that unit located? I have seen sample flats of 180 sq.yards, 250 sq.yards (luxury) and 300 sq.yards in A-block. Mine plan is 250 sq. yards (expandable) and there is no sample flat is ready for this particular plan. I am quite worried about this EXPANDABLE thing. If anyone knows about this, please give some information.

Mr. Rohit if you know the location of E-78 please tell me.

Hi Neeta,

You would not be able to see your unit on construction. It is a East facing unit, situated on 30 mtrs sector road :) congrats. It is bang opposite of Sector H around 300 mtrs from the 45mtr and 30 mtr sector road sq towards south.

This is lot where I too hold some units. The gentry of this is wonderful just beside your block there is 500 sq yd pots and opposite to the road is another chunk of elite floors and diagnoaly right when you are facing your unit is a primary school. and there is a big land bank which is termed as irrigation land in sector H, and do not worry about that expandable stuff. You have actually hit a jackpot in the lottery of allotment.

Hi GP,

H Block does not have any 45mt roads your unit is west facing on 30mt road and it is almost just opposite of Neeta's floor. Congrats you have a neighbor before even you moved in.

Let me know if you have received the 4th installment demand and if you are interested to sell this unit.
