Hi All,
This is Kamal Thakur . I saw 300 Sq Yds units in Block A and Block N last week and found a design flaw .In the A block unit ground floor one can park 2 small cars in the front area provided inside the wall ( so called Lawn or whatever ) .if you see N block unit's area even 2 bikes wont get parked .
This is A block versus N block . Other blocks may also have this .
So why this major difference is there .
@ Rohit : you must be aware of this intentional / unintentional design flaw .
Please get my doubt cleared ASAP so that I also can proceed with the investment .

Hi Kamal,
I have seen the frontage of 300sq yd floors, it is 30 ft and I am yet to see a car which is more than 10 ft wide :) we are talking here of cars not buses.

Have you finalised any project finalized for investment as if i can afford, i would like to buy something there where you are thinking the chances of appreciation are more eso.. Fatehabaad road, , its a combination of Plots( Tdi), floors as told by u... please Advice

Fatehabad road in Agra is presently one of the place which is just getting discovered, The plots rates are somewhere 3000 to 4500 per sq yd, dirt cheap compared with Delhi or Haryana.
I was holding my decision to invest in UP because of political stability, however seems that I held up my decision for bit longer. I saw a progressive society there and that is enough for me to trigger the buy signal there.
I am ready to hold my investment in agra for not less than 10 years and I am pretty confident that in 10 years from now it appreciate by not less than 10 times.
Those interested should go and have a look at those areas.

Just a question for you, what we shoud do about the ttwo paper, which BPTP is asking now on stamp paper. What could be the future results, if we submit that and if we wn't submit those papers, I m sure you will have the exact and the detailed answer of this question as well.
And personally what you did in your case, i m asking as I have got same.. :o(

Hi Rohit, i am impressed from your thinking and ideas Thanks for ur reply and suggestion I am interested in investing Agra plots as you mentioned that the rates are between 2k to 3.5k. around that area, But when i checked the website of tdi city agra it says plots are @5500 for ph 1 and @ 5300 for phase2...Does it mean that if i go for resale than it wil be around 3k as company rates are always higher than resale? has the possession being offered or not if yes than which phase 1 or 2 or both.? ...wat is your assessment i mean appreciation of Rates on this property once the taj expressway completes /functional keeping in mind that current rates are around5 5 0 0k ? In my openion, rates will shoot, but i doubt it may double. As the time taken from agra to noida would be around 2 hrs... so one can think of commuting from agra to noida.. in future and it should result in hike in rates.. but i doubt if it will go beyond 10 k as Agra is not a part of ncr... please correct me where i m wrong...thanks ...Gaurav

Do not look at Agra as part of NCR or from the perspective that someone would commute to Noida or NCR on daily basis. Agra is a separate economy which is growing organically because of money coming in from various sources, Agra gets lots of help from Mathura and the heavy industries of Mathura. Of late there had been surge of domestic tourists to Agra which had been the main source of income for the people of Agra in past. The economy is now changing there I had seen the number of educational and financial institutions grown many fold in last few years.
Good educational institutions draw huge number of students which supports and grows the internal economy of the city, I have seen this happening in Nagpur where the engineering and management colleges have transformed the city.
Taj expressway will get completed in less than one year's time from now and it would have great sentimental impact on the prices after that the real impact on the local economy would be seen.
Investment in places like agra is like buying a plot in 2004 in naharpar, which has grown from 4k to 25 k per sq yd in 6 years and it should atleast double in 4 years from current prices so 4k to around 50 k in 10 years or 10 times appreciation.
Once again you should go there and evaluate things from your own perspective and suitability.

I was travelling, so could not post the messages. I have heard there are various developments happened in Park elite floor.Also from december A and B block will be offered possession also.
So Just wanted to know what is the status in V block, so can we also expect possession by december, what is the facilites which would be available there year end.
Please provide some details there.
Also I have gone through your posts on Agra thing, but I don't believe that Agra as a region have any potential to grow and we should invest there reason are simple no stable and visionary administration exists there.
Secondly other than small scale industries nothing is coming in near future there.

roads — Bad Condition of Neharpar Road
Dear Sir,I am Complaining against Naharpar road because recently i join office in noida and daily i has to commute from Faridabad to Noida. Route from Faridabad to Noida is either Badarpur to Noida or Naharpar road to Noida.
As working of Flyover is going on Badarpur road therfore i has to commute from Naharpar road but it is in very bitter situation.Everywhere there are pitchs (gadah) that it is really difficult to drive.
Please help and built that road again

If we all want to apply pressure on builders, we need to take some action legally, then only we may find some result, other wise let be assure that we are not going to get the allotment.

BPTP Crest, Plot #15, Udyog Vihar Phase-IV, Gurgaon, Haryana, India - 122015
Last weekend I was at Agra, I was surprised by the development the town is seeing. Omaxe Panchvati township which is a low rise G + 2 looks wonderful, 70% of the houses are already occupied, the price is just what naharpar prices were last year.
Fatehabad road towards shamshabad is fast emerging as most sought after destination, TDI is also present there on the same location. Noida Expressway will pass through this locality.
I am going to invest there, bargain hunters should spend a day there to see the real picture.
