[Resolved]  SMR Builders/Flat — Very poor construction/response

I purchased a flat from SMR builders. The flat is located at SMR Vinay City, Miyapur, Hyderabad. As per the agreement, they should have handed over the flat on June 2007. But they handed over the flat on October 2007 with poor condition. All the inside walls of the flat is snacky and none of the corner finishing was straight, it was zig-zag. Tiles flooring was dancing and marbles had a cracks. We have been asking them to make the flat to a livable condition since December 5, 2007. They have been delaying the work like anything. Until now the work is not complete. Moreover, there are no safty grills in my flat and we are living in 10th floor with 2 year old kid. The builder is not at all bothered how much pain, suffering we are undergiong. No flat owners in SMR vinay city is satisfied with SMR's construction and the way how they behave towards the customers.

We have contacted the MD, GM, PM, engineers and superviser. No use.

Any suggestions are welcome.

I agree. SMR has not done proper job in SMR vinay city. Any body who wants to purchase in SMR future projects can go & see the work at SMR Vinay Cty. If still you convinced, you can go ahed and take the flat.

Just don't take decision based on their model house or based on the conversation with their marketing or by just going through their website. The information in their website obvoiusly advertise them.
We became fools after purchasing in SMR Vinay city. I advice new buyers don't become fools like us.
By far the worst builder that I have come across. Cheats people a lot. Advertises many facilities but depends on luck what u get eventually. Will never complete on time. Once payment is made treats you like a street dog. No customer service at all. Feels like we are building a house all by ourself brick by brick. Takes 100% payment upfront and then the builder has no incentive to complete as most of the apts get sold out upfront. So starts the next project uses the resources of current project there.

A big cheat should be exposed to media
This is one builder you have to avoid at any cost. My experience with this builder has been nothing but pure torture. I paid 100% money and am sitting 20 months on with still no apartment. When I had a look at the apartment before purchasing, it was 80-85% ready. This was in November 2006. I paid 100% money and it is not May 2008 and flat is not ready yet. They have started collecting maintenance fees now when none of the amenities are ready yet. No drinking water, no piped gas, basement car park is not ready yet, playground, gym etc.
I have made innumerable trips to their office for quite small things and still nothing gets done. Recently when my wife spoke with the GM, his response was "What is the point talking to me? Can I come and paint the flat for you?"
That is their attitude.
They had made a mistake in the registration document and I was in US for some time. My wife had to run after them almost 3-4 times a month for 3 months and I had to make a trip every month after that before it got corrected.
SMR sucks, and I made a big mistake buying from them.
In case you are wondering, I bought at SMR Vinay City.
You can probably buy from the builder once everything is ready, never buy if work is still in progress.

*No point buying with them if you are thinking that buying a flat means you don't have to supervise work on a regular basis and builder will take care of everything.
SMR claims to be a reputed builder in South India. The experience of those who have bought flat in SMR Technopolis, Madhapur, Hyderabad is pathetic and people wanting to buy a flat in SMR are warned. The residents of the apartment were forced to unite together to fight against the atrocities of this builder. SMR promises a lot of facilities and attracts buyers but after they have managed to con the prospective buyer, then you just have to run behind them. All the owners have spent numerous numbers of hours just waiting on their office. Facilities such as play area, club house, sports court were promised. The flats were supposed to be ready more than 6 months back, but they are just not bothered to complete the flat. The commercial complex (in front of the apartment) corporates who have leased the office are being wooed and pampered since they pay exorbitant rent. The parking area supposed to be for visits of the residential area complex has been handed over the commercial. The decisions by the builder are taken without any consultation with the residents.

The area is a complete mess with workers all over the place and showing no signs of completion of the project. Most of the facilities promised in the brochure have not been provided. No wonder, the builder is finding it extremely difficult to sell some of his flats now. Recently, the builder had the audacity to ask for the monthly maintenance charges without even having completed the facilities and handed over the apartment. All complaints to the builder are falling on deaf ears.

If you are looking at purchasing an SMR property, PLEASE DO IT AT YOUR OWN RISK!

I have sent many mails through the SMR official website. Yet I did not get any response or reply from the builder. I contacted the main office, MD, GM, PM, and all engineers every one. But no use.

When people actually contact for their problems, you did not turn up. Now you guys are defending yourself.
SMR builder is the worst builder i have ever seen. There is nothing good to say about them. The good example fo their work manship is SMR vinay city. The new buyers can go & see the quality in SMR Vinay city. Then they can take decision about their new purchase.

This blog is to educate & help the new buyers about the SMR quality & commitment.

Even after seeing their work in SMR viany city if some body wants to take a flat in their new venture, no body can stop their bad luck.
SMR not completed their promised works in quality manner. There are many problems in their SMR vinay city venture.
Poor quality material
Very Poor workmanship
No security to the owners
No body from the SMR listen to the owners including the worst fellow MD
Even 10% of the comitted facilties are not provided
Project already delyed by 2 years
collecting the maintanance with out having the facilities

These are few to specify. There are many to mention.

Warning to new buyers. Visit their SMR Vinay city in Miyapur, Hyderabad before taking the decision. Else you will be the most unfotunate person after taking the flat in SMR new ventures

I was one of the first few who booked a flat in SMR Vinay City during Dec 2005. I chose SMR due to their reputation although SMR was charging 200-300 Rs per sq ft premium. Builder promised me to hand over the flat by Jan 2007 but handed over only in Mar 2008 that too after 1000s of follow-ups with each & every one associated with this project from SMR. The constrcution quality is very poor with almost no finishing touch. The problem with builder is that no one listens there about the problems. At the end, i simply feel CHEATED by SMR.
Before you buy anything from SMR, please go to SMR Vinay City and talk to the residents there about their sufferings and then decide. SMR Vinay City residents would tell you their horror stories and their struggle with SMR Management. This is probbaly the worst builder in Hyderabad.

Please visit my flat 2A - 610 in SMR VInay City when you are free and you can judge the capabilities or the construction quality of the famous builder (SMR builders).
I have sent many mails to the email addresses on the website. Few bounced back too.
I have given many written complaints in different books each time( Complaint book used to be changed every now & then) I'm behind all these people from Dec 2007 and the problems still pending.
I would appreciate if you can take up the issue personally with any of the management members and solve our problems. We all problem facers of SMR Vinay City will be thankful to you.

I agree with this complaint. I have purchased a flat in Block 1 of SMR Vinay city. The quality of construction is very poor. The material used is of very poor quality and the walls with leaking water. The finishing is very bad inside the flat. I have complained many times before taking the possesion but the response is very poor. They have delayed the possesion for about 8 months.The flooring is really horrible with lot o[censored]p's and down's. They have used cheap work force and screwd up the whole thing. It is a big pain for me to see a poor quality flat for which I spend soo much of my hard earned money. I suggest not to buy any SMR ventures.
As everyone is facing lot of issues with SMR vinay city, why don't we take a firm stand and go to consumer court. If we face leakage in new flat, imagine the condition after a year or two. Same applies to crack, bathroom fittings, etc...
We own an apartment in SMR vinay city. We were mentally tortured before getting possession of the apartment. There were delays and after several days of bunking office and sitting with the workers, paying them extra money, we got our work done with 8 months delay. The delay didnt bother us as much as the quality of construction and workmanship bothered us. The company has a very callous attitude towards its customers. I am not sure if there is a single house owner who would vote in favour of smr. If anyone plans to buy here think about it a million times. There are problems with almost every builder in hyderabad. Everyone slips on schedule but eventually if the quality is good, it would probably leave a good impresession at the end. But this builder has cheated customers on all parameters. I feel totally robbed of our hard earned money. No value of money if you invest in SMR Vinay city.

Yes, please visit the site as Usha advises. Any project actually, all of them are still construction sites :P. SMR seems to take forever to complete construction. You have read enough about Technolopolis. Check out Vinay City too. The rusty entrance gate that can never be closed, pot holed entrance into the apartment block.

Tennis court, swimming pool and other amenities yet to be finished. And yes, most of the flats are yet to be completed, those completed have the usual leakage, misaligned tiles etc.

Usha - concerned authorities ??? Who the hell is SMR? The Prime Minister's Office? BTW this is not even a blog :P It is a complaints board.
The SMR MD is the No.1 Rogue. He cheated the people. The SMR Vinay city is the good exampe how he cheated. Beware new buyers. Don't purchase in SMR.
When buying anything the first thing you should do is talk to the previous customers. The fact that Usha is asking you to not talk to existing customers but to talk with the MD is a point in case that there is something severely wrong with what SMR is delivering. I would go ahead and suggest that make it a point to take a wide enough sampling so that one disgruntled or one happy customer doesn't skew your opinion in anyway.

So if you are a potential SMR buyer in any of their building then ensure you go and ask existing residents in that building and atleast couple of their other constructions. The fact that there are residents who actually have vested interest in the building (~Rs.40L to be precise) and still venting there anger publicly means that SMR has grave issues in what they are delivering.

From the very begining there building is plagued with the following issues

1. Changing plans arbitrarily (Where's the 2nd baby swimming pool and jogging track around the whole complex?). E.g. RO water piping not done and residents are asked to go personally and get RO water from ground floor.
2. Wayyyy late delivery (they slipped by over a year in some cases)
3. Very poor drainage with most appartments facing severe leakage
4. Failure to deliver on solar water heating. The building 1 is in commision for 1.5 years and SMR is simply not able to deliver hot water
5. Coning customers on trivial things like not providing lupum finish on the ceilings in bedrooms, super bad quality of door wood, paint and tiles

No person of sane mind should buy from them after they talk with SMR customers, specifically Vinay City, Metropolish and Technopolis
I think we should make it public by getting it published in newspapers so that the propsective buyers in other SMR's building know about SMR' cheating.
SMR Vinay City, a poor poor Construction. Looks like Usha is an employee of SMR that is the reason she is supporting SMR. Usha, have you seen the construction? I can challenge you, if you can stay in my flat with your family for a week without complaints then I can give you my flat as gift. I feel that, these comments are from the folks who invested lots of money on SMR Vinay City to own the flats. You simply jump into the forum and trying to support the SMR. Hope you are a wise women. If you want to stay with good neighbors then please do not support these guys like SMR.
