[Resolved]  SMR Builders/Flat — Very poor construction/response

Hi,

I purchased a flat from SMR builders. The flat is located at SMR Vinay City, Miyapur, Hyderabad. As per the agreement, they should have handed over the flat on June 2007. But they handed over the flat on October 2007 with poor condition. All the inside walls of the flat is snacky and none of the corner finishing was straight, it was zig-zag. Tiles flooring was dancing and marbles had a cracks. We have been asking them to make the flat to a livable condition since December 5, 2007. They have been delaying the work like anything. Until now the work is not complete. Moreover, there are no safty grills in my flat and we are living in 10th floor with 2 year old kid. The builder is not at all bothered how much pain, suffering we are undergiong. No flat owners in SMR vinay city is satisfied with SMR's construction and the way how they behave towards the customers.

We have contacted the MD, GM, PM, engineers and superviser. No use.

Any suggestions are welcome.

I am also a purchaser of a flat in SMR Vinay City and after reading the complints and comments i thought i should clarify a few facts.firstly It it obvious that a lot of criticism is about a few finishing and other minor teething problems which almost every purchaser will come across in almost every venture in almost every city.If any body needs proof please go around and find out( i was my self there at Shobha Iris In bangalore last week).We shuld also realize that in construction there can be no perfect Building, I can show buildings in jublee hills that have cracks and other problems mentioned by some of you.And do you know how much those people spend on those buildings? It looks like the so called Arun is ignorant about a lot of things in construction and is trying to glorify small things.I am not saying that the flats are perfect, iam only saying that these are within limits.I have myself interacted with SMR staff and i can definitly tell you that they are not as bad as you are sounding. If you act too smart and too pricky the response also will be similar, Why nobody is writing about good things in SMR Vinay City? Is there any venture in Hyderabad with mini cricket ground? Did any builder give tennis court, Shuttle court and basket ball corts all in one venture together? The children's parks the Amphi Theatre, The swimming pool, the club house all are really of good quality. How about the care taken by builder to protect people by erecting high fencings from cricket ground? I think there is no other builder who gives so much of importance to landscape likr the SMR.Yes definitly there is scope for improvement inside Flats. But that can always be told to the the builder to improve in his next Venture. Let's not talk like saints and purists. we all know how perfect the world around is.Lets be reasonable and let's not sound like frustrated souls while living in one of the good environments.Please go and visit malasian township for reference.
You have changed your tone now. You are only talking about the landscaping and not talking about your flat. Tell me, if you are getting following which was promised by builder:

(1) Gloss Finish on your marble floor. No one got it. We had shell our extra 10, 000 rupees
(2) Parking in cellar. There are still seapages
(3) Security. There have been at-least 2 instances of thiefs eneteting flats and breaking the locks. You seem to be ignorant of these events
(4) Corridors and staircases with marble/granite flooring. Go yourself and notice the emergency stair case in your block. There is no marble/granite. It is only cement and that too unfinished.
(5) All fire hydrants have been removed by the builder. God only can save us in case of fire in such a high-rise building
(6) All main doors of teakwood. Did you get this?
(7) Parking is provided in open shades while that is only for the visitors.


(7) Horrible finishing. Yes. We got this.
(8) Broken tiles. Yes. We got this.

am here again...you said talk about flat and you did not even have 3 things to say about your flat...you are talking of all common issues and some of them are still being attended to by the builder...security is given by a private agency not by the builder and the incidents mentioned are known to me...the issue is a matter of common decision... all the owners can change the security agency if they want...i was not promised gloss finish to my marble flooring...yes i got teakwood for my main door and i think everybody got...if you have not got why don't you directly go to SMR HQ and get your complaints attended to ...if talking to site staff is not helping...as for as i know the fire related works are still being done...it is better if the fire escape stair cases do not have granite/marble otherwise people will slip on them when they walk in hurry ...and we have told the builder to get them finished well...and he has agreed...i think as long as we get covered parking we should not complain...i would rather prefer the sheds to cellars...i will definitely go and find the seepage in cellar and bring to the notice of the builder...come on man don't keep cribbing ...be reasonable ...i am not saying the builder is perfect...but i can say he is trying to attend to our complaints as for as possible...but as you said the site staff is not as responsive as the builder...but still if you approach them properly even they will respond...hope you solve your problems soon and start enjoying, like us, your stay at SMR vinay city...gud wishes

I think in Vinay city all are deluxe flats only. You are telling you paid for the deluxe flat and got ordinary flat… How much you paid (1800 Sqft X 400 = Rs. 720000 /- )? We have paid 1800Sqft X 1500 =Rs. 2700000/- + Amenities. By paying 7.2 Lakh you are expecting the Palace. My colleague paid 1800Sqft X 2200 =Rs. 3960000/- + Amenities. His flat is still good comparative to mine But I don’t have any complaints. Our Flats are at same place you got it for 7.2 and we got it for 27 Lakh and 37 Lakhs, even then you are not satisfied.

Yes there are so many complaints written by people like you…. They are not realizing what they got for what they have paid in good Locality.

Yes, Vinay city rates are down by Rs. 400/- per Sq feet that is due to Market slump and recession in the economy. Vinay city rates are down by Rs. 400/- only but you go down to Nizampet road the prices are slashed from Rs.3500/- to Rs.1500/-.

You are not satisfied and then why are you staying back still……… and enjoying the all the facilities for cheap rates and giving the wrong propaganda.

Finally I think you have some problem try to consult a good doctor.
I have flats in two of the projects of smr in bangalore. No issues with quality of work and services. After sales service is very good. Easy access to higher ups. U should try to meet the higher level of management i.e M.D & Directors..

As i was reading through the comments, i have noticed a reading mistake in your comments. What Arun told was he had paid a premium of Rs. 300-400/SFT, means he paid 300-400 higher than the average rates (eg. 1500).

First read the mail carefully. I did mention that the premium of Rs. 400 was paid, which means if if rates in the near by areas for a similar property were X, then i paid Rs. X+400/-. And I am sure you have some vested interest in this builder, otherwise you would not have used the language like consult doctor etc, hence i am not going to further aruge with you on this.

There has to be something wrong with this builder, that is why you see so many people complaining for a long time. Also see an another link

Also, if you are an owner of a flat, i am sure you would be registered with gmail email group of SMR and would have noticed the new problems faced by many residents. In last two months, their elex bills has increased by 2 or 3 times as builder did connect the lifts/common lights/corridor lights to their flats. Even one of the flats had a bill of 11000 (no extra zeros, Eleven Thousand for a month). After looking into the matter, it was found that one of the lifts were connected to this resident's flat. Then many other people found that even their flats had some common lights/corridor connected

Arun just because u don't find a cribber on NET does not mean everything in the world is alright.It also does not mean that There are no problems for others who do not NET. NET is not the real world. That's why i told u to go and see for your self a few other similar ventures and if possible talk to them and then crib.Am not saying the builder is perfect but let's compare him with other similar builders and pass judgement. All i am saying is just be reasonable.Come on ...cheer up...Have u ever tried SMILING on the NET...try it now it works
What are all the complaints they have written may be its in other projects.But Current projects are really GOOD.
We bought a flat in SMR vinay city and the flat is very substandard, tiles cracking, zigzag walls, unfinished window frame walls, painting partially done in balconies, marble cracks and electrical outlets
not working occasionally. They used a very low cost tiles in kitchen and bedrooms which made them
crack even when lightly used. Delivered the flat an year after with no compensation to buyer. Very poor quality and customer service overall.

This Sahiti & Mansh are from SMR management. They just want to divert this blog in to different direction. None of the guys written negative here are either builders nor doing the real estate business.

You guys beleave or not one hing is sure the quality in SMR Vinay city is very very poor. If any body want to confirm this they can come to SMR vinay city & meet the residents randomly.

SMR Rami reddy not even provided the appointment to the residents since last 6 months. This project is delayed more than 2 years & none of the residents got the flat less than a year delay. How this manish got in 2 months.

All this trash. This manish & the sahithi are the builder's people.

SMR Vinay city is the poorest quality. Nothing is professional here. Everything is commenrcial.

This manish is not even part of the SMR google group.
Looks like recently the SMR guys see this blog and adding counters to the residents who are mentioning the real issues. At least SMR residents don't write positive here. We had lot of hopes on this project. But SMR not satisfied. Very poor.Instead of writing counters better they should work on the issues and prove their trust.
I came to know from SMR gmail group that a group of residents have prepared a long list of issues ( i guess 100 issues or so) with photos of many severe problems and they are planning to hand-over to SMR managing director with an ultimatum and then finally send the legal notice.
This SMR builder promises many things. Once flats sold he will not think about the customers. He boasts his projects in news papers. This SMR Vinay City started in 2005 mid and still this projects is not completed. Many pending issues. Quality is pathetic.

For name shake facilities are there like swimming pool, tennis court, basket ball court shuttle court etcc. None of these facilities have basic standards. Very very poor quality. This is new construction. But lot of water leakages & seepages started. tiles quality need not talk.

Maintanance is horrible. Everything is costly & commercialized. Residents are unhappy.

Even this builder not provided the time to talk to the residents since last few months. He always call the residents to his office in panjagutta only. 6 months back residents went to their office in panjagutta. He was talk to them reluctantly. Finally SMR disappointed the customers. He promissed the residents automatic switches for the generator 1 and of year back till now not provided. This is a single example. There are tons of pending works not addressed. We heard from some residents they are stopping the works and planning to move out. But still planning to keep their hands in maintenance.
Hi Guys, what do you suggest about buying property @ SMR Vinay Galexy, Bangalore. After reading so many comments I feel its better not to go ahead with the SMR? Please let me know your comments, in case any one has booked property in SMR Vinay Galexy, Bangalore. Any one from Bangalore who has experience with SMR builder?
There are so many other issues with SMR Vinay City that is going to give long term problems:

1. Society formation is being indefinitely delayed.
2. Property management company is a part or subsidary of this SMR as the maintenance is still collected by SMR.
3. No accounts of maintenance so fake expenditure shown.
4. This property is used as revenue model. The facilities that were supposed to be owned by the society, whose revenue should belong to the society is going to SMR. Example, beauty parlor, creche etc are leased to his sisters, relatives for 10 years and SMR gets to keep the money. The electricity for the function hall is paid from common maintenance but the party hall rental goes to SMR.

There are people like us who have bought the property for 40+ lakhs @ 2500/sqft. We have definitely got cheated. Agreed that no one can be perfect but no one should be so imperfect. We had a choice of buying in aliens elite for the same price but chose this one as we went by reputation of the builder and when we bought it in 2006 the structure and of was up. SMR had committed 2007 July as end date and it could have easily been completed by then. In aliens elite they had just started construction. Believe it or not, we would have got possession muh faster there with less hassles and it is of much better quality as compared to ours. There also residents are cribbing but few of my colleagues from aliens elite when they visited our apartment, they were very happy that no matter what problems they faced in aliens elite, atleast at the end the quality was good. We dont have that consolation also.
I do have a flat in Vinay city and I happen to visit aliens elite 5 months ago as my carpenter was doing some wood work there and he wanted to show me his work. I had a look at 3-4 flats as they were open and were in final legs of finishing and I was shocked to see the quality of construction & finishing. It was too good. Bathrooms were amazing. Tiles, finishing, color combination everhthing was just perfect. Whenever I compare them with my flat in Vinay city, I feel that I got cheated. I was getting a flat in aliens elite at Rs. 200/- per sq ft less than Vinay city's cost. I chose Vinay City as the builder had a name in Hyderabad and completed few other projects and aliens elite was new. But looks like SMR did make a lot of money from Vinay city project at resident's cost.
