ANAVIN, I agree with you. SMR Vinay City is one of the best residential complexes in Hyderabad to live. I live there and I agree that there were problems earlier but everything is solved now.

I needed to buy a 3BR house around 50L Bracket.
I am seriously evaluating buying in SMR Fountain Head project & went twice at project site this week.
However, the huge list of negative comments on various blog posts are bogging me down.
My assessment points of this project are as under -
- Tower 2 & 3 slated for Delivery at March 2012 & it seems likely to me.
- Tower 1 - slated delivery for June/ July 2012. Again seems likely.
- Tower 4 - I did not evaluate.
The view from Tower 1 - is astounding. Just greenery & a natural pond. The project has open spaces on all sides & blissfully serene. There is hardly any scope of this serenity being revoked in foreseeable future as project is surrounded by huge land parcels of IDPL Township / Aeronautics Land Parcel / HMWW (water works land) & Matrushri Society.
Current Price Quoted = 2400/- + 3.5L (infra) + 4L (2 Car Park) + 0.50L (Corpus).
Service Tax + Reg is Extra.
Its totally coming to around 54L for a 1900 sft super built up - 3 BR flat on 12th Floor. (carpet is around 1550 sft)
Now - My questions are -
- Is the price Ok for the locality. Although i like the location. I have no idea of similar projects.
- Has the agitation against the MD / Vinaycity died or people are tired & gave up on their problems.
Await suggestions from experst in the forum..

PC77, if you are getting at Rs 2400, i believe its a very good rate coz transactions have happened at this rate almost a year ago. What i hear now/have checked is that transactions are happening at Rs[protected]so that means my information is not correct). All the other charges quoted by you are the same. In my assessment as well they would be able to hand over tower 2 and 3 in March only (the earlier possession date was August 2011). The location in my view is good and if the proposed metro comes up, it would turn out to be a good investment. The presence of a school and nearby lake would mean open spaces for quite a long time (unless they try to build something on the lake !). And if the proposed road (parallel to the railway track and connectivity from fountainhead) as SMR personnel claim comes up, the deal becomes even sweeter. I had also evaluated a number of projects and feel that it is better value than other projects in the vicinity.
Fountainhead is promised by Nov 2011, if you see the status not its nightmare for them to complete the project by Nov 2012. what they said while selling is
Thanks for all your postings. I was about to finalize a flat in SMR high lands. The bargain was good and I liked the project over all. But as the project is still under construction they might have maintained it well (park, amenities, cleaning etc.) but once the project is finished it well be same like SAMR Vinay. Better to go with other reputed builders like Aparna, Aditya, Legend and they have comparative prising and excellent track record. Thanks again to all of you for raising your voice and bringing all this to public notice.
I don' Agree with the above comments. Some of them are exaggerated. It was delayed by may be 30 days but the construction and the amenities are good. It is worth for what you pay. Some of them may be expecting too much for what they have paid which causing this dissatisfaction.
Before purchasing they have mentioned what they are going to provide and they did it.Even they have provided more what they promised. As per my view the management and the team are co-operative. If any problem I have visited their MD.
As per my view only minor problems are there, it will happen to all constructions. If anybody have problems you can directly meet their MD, you will get the immidiate solution.He is a nice gentleman.

recently i visited the site of fountainhead, they are told me that tower IV will be hand over by Dec-13 so per above comments, it will be 2 yrs late, wondering if one should invest with this builder or not because i was seriously thinking of buying a flat in fountainhead at the rate of Rs 3200 per sqf or should go to more reputed builder like Aparna...
I would seriously like review of people who brought the flat in Fountainhaead and other project of SMR as to find out if builder would able to deliver as they promise or this is just marketing gimmick.

Your sales department showed us lot of false imaginations, till we bought the flat.
We residents were charged heavily for these amenities, but even after years of investment, we are back to " ZERO ".
How long this will continue in fountain head ???? Can someone share this email to MD sir?

I am a resident SMR Fountain Head, want to talk to Rami Reddy / Pruthvi Redddy regarding few major risks and concerns open from years and will be open if not attended.
As on today out of 969 flats only 180 flats occupied.
Below are the details of your FH project -
1. Bus bay is not completed and outside people are using as 2 wheeler parking and turning as major auto stand for Calvary temple people.
2. Park play items are already damaged.
3. STP unit wall are damaged and huge water leakage. Still not functional.
4. Entry gate is still not opened yet, residents are using exit gate as entry gate. It's almost more than an year gate is closed.
5. 3 vendors(SSS - BSS - Rakshita) are changed from last 5months in fountain head. Still hopeless situation.
These security guards are from Bihar state and no one knows local language. Few are above 50yrs of age. Observed most of the guards will be in sleepy mode, wearing slippers, no dress code, etc.
6. Internal cement roads are damaged at several places, no one is there to attend these repairs. Residents are feeling vibrations whenever heavy car / vehicle pass on.
7. No proper lighting at proper locations. Wrong placement of electric poles. Few are on the way towards parking slots. Few are very convenient to get into the balconies of flats.
8. Facility servers are pathetic as on today. We residents are asking the facility manager to introduce these vendors, but facility managers are not interested at all.
9. Shuttle court's which are in -1 and -2 are not usable. Kids and Ladies are not interested to come and play. Most of the labor's use these areas for urinals. Already informed to FM, but no use.
10. Cricket ground is completely uneven, can't use.
11. Swimming pools are still not functional, kids pool and Adults pool was observed lot of damages and getting repaired.
12. Few flower plants need to be removed from the kid's park.
13. Lift's maintenance are worst.
14. Drainage system need to be check and verified, lot of leakages at stilt parking. Cars are getting damaged.
15. Cellar parking are not yet allocated to any resident, even after years of occupying and paying 4 lakhs for 2 car parking.
16. No security process has been designed yet.
17. Most of the bore well motors are under repair from months, how long will it take to get repair.
18. No manjeera water connection yet. Depend on local water tankers supply. We don't know from where this guys are brining water and supplying.
19. Most of the flats are unsold and open for crimes.
20. Daily wage labors are using these unsold and open flats for urinals.
21. Sales departments job completes once we pay first cheque. Facility management least bother about the facilities maintained at FH premises.
22. 3 facility managers are appointed in FH, no progress of any job from last 6 months, what's the use ????
23. No parking stickers and Forms are available at main gate, any outside vehicles are allowed. Security treat for all residents.
24. Club house is not completed and handed over to residents. How long ???
I have already spent LAKHS of amount to buy this hopeless flat, now again I am spending LAKHS of minutes. What to do????
SUGGESTION: Reddy garu, I request you to please call me once. We residents have good plans to solve these long pending issues at minimum cost. You are spending time and money but no results.

I have purchased a flat in block 4, I am very happy with the out come. They have delivered what they have promised.

Big children playing area ( 1 small and another one bit bigger size)
Reasonable big cricket ground
Tennis court
Walking area
fortunate thing is that Metro station is just opposite to the building ( 1 km) :)

In our search for a gated community 2bhk flat under 50 L (1100 sft), I have came across SMR Vinay FountainHead in Hydernagar. I had visited first time around April 2013 and they quoted around 3000 per sft and they said possession would be by December 2013. But the residents in completed blocks informed that their projects would be considerably delayed and other problems like poor finishing work in completed blocks etc, I had postponed my decision in 2013. Again in 2014 around March/April (after 1 year), one mediator called me regarding SMR and I went for site visit once again. In 2014 they quoted 3200 as final prices, But we were surprised on hearing from them that the possession time is Dec 2014 now making our fear regarding delay in possession time true.
Also, another thing I observed is Amenities cost is way higher than other reputed projects like My Home Jewel (4-5 Lakhs as I know. ofcourse, its 4 years back, but MyHome Jewel amenities layout, landscaping or desigining and finishing is 5 years forward than current clubhouse / swimming pool or other amenities here in SMR Vinay FountainHead in Hydernagar. Moreover, exterior finishing (Plastering and colors) is very poor, no plastering at all for ceiling at stilt level . Exteriors are painted in combination of white and mud/ coffee color which are not appealing.
Maintainence for 2BHK is 3000 per month and 3500 for 3BHK is also bit higher, atleast for us . We expected maintenance to be[protected] for 2BHK as reasonable. Also SMR quoting same price for Ready to occupy and under construction disappointed us as we are looking for a under construction one and ready to occupy is of more sft and its plan has some considerable deficiencies like ducts making bath room conjusted.
We then checked Aparna Hill park for one of our relatives and very much satisfied by the Flat design, Landscaping, small fountains around all blocks, finishing or exterior colors. Amenities cost is 450000+40k for gas pipeline and 1 Lakh towards corpus fund. so, total 5 lakhs for amenities and 1 lakh as corpus fund which we felt reasonable for the design, landscaping, spacious lift lounges and quality they provide compared to any other builder. They have quoted 3599 per sft, minimum Flat area is 1200+ Sq.Ft they have.
One good thing we observed in Aparna Hill park which is distinguishable is Cars/vehicles directly can go to/come from cellar to main gates and they wont intersect with areas where residents would be walking or kids would be playing which is lacking even in MyHome Jewel or SMR and many other gated community projects. Ofcourse, Aparna Hill park is 2.5 kms from Highway which is the only negative point we observed. But heard very good feedback about the Builders and project and particularly their execution time. Heard that they handed over their projects on time even during recession.
Still as Im interested in SMR due to the location ( SMR Fountainhead being around 6-7 km from Cyber towers), I tried to found some justification for 6 lakhs for amenities(including 50, 000 for corpus fund) in SMR Fountainhead and saw reviews...Oh my god..got 90% negative feedback from internet and residents of SMR. Builders/ marketing staff themselves agree that amenities cost is 1-2 lakhs more than other gated projects but finishing is not even of average quality . Particularly check their swimming pool adjacent to the club house..its for name sake. Really confused now after going thru bitter experiences of existing customers, cant dare to go ahead because of the reviews.
However Play area and Amphi theatre in SMR Fountain head are ok to good kind of, that we should agree. Also they have provided a Bus bay with shelters which is appreciable and would be useful for students especially. If you have ample easy made money, dont bother about finishing work or Value for money and want a gated community near by Highway and Metro station, may be it is worth looking if you can negotiate for good price. YES They are cheaters. I have yet to take possession They already cheated me for Rent refunds . I paid all payments on regularly, Got registered early even one of their employee alerted me not pay now etc. As construction is going slow.
In spite i paid and got registered and the flat delivered 30 months late where i was supposed to get rent 10k per month. Which i was denied saying they are not paying to any one. While registering every one told me that they pay back rent for delays.

vinay's — No proper response
Hi,I purchase one Videocon TV along with other electronic items on Oct. 2010.
Around 3-4 months back had a problem in that den made complaint to Vinays, after lots of followups finally they send their technician. Now again from past 3-4 days same problem started. So i cald one of their representative, his mobile No.[protected] for assistance/help bt instead of listening to the complaint or giving any help he is just started talking nonsense thing. I dont think this is the way to give services. I had visited and done business in lots of other showrooms in Bangalore bt this is my worst experiense and big mistake dat i made business with these people. I cald 2 branches also bt these people are nt providing even owners number. Where shoud i go and what should i do just suggest me.
