[Resolved]  Unitech/ Unihomes Noida — Fraud by Property agent "Vikram" C/O Realty Canvas, A - 401, Defence Enclave, New Delhi and bad services by Unitech group.

I booked a unitech unihome at Noida on 27th June 2009 this year through an agent "Vikram Arora", C/O Reality Canvas, New Delhi. He submitted the paper before 30th June. We opted for downpayment plan as unitech was offering 10 % discount on downpayment plan as compared to construction linked plan.

From last one week, I am following Noida office (Ms. Alka, Mr. Rajesh Sinha etc) regarding my allotment letter. Two days earlier, I was told that it had been couriered to your mailing address at Greater Noida. But today, I called there to know the status and came to know that it is still lying at Noida office. Ms. Alka told me to collect it by hand.

I went there and collected the letter. Allotment date was written 3rd July'2009 and the payment plan was written "Construction Linked" payment plan. Then, I wrote a letter for changing it to "Downpayment plan." Now, they are saying that we have to make the full payment within 45 days from 3rd July 2009. But I got the letter today i.e. 29th July'2009.

Also, now they are saying that on downpayment plan, unitech will give only 8 % discount but we were told and also we can check the website, it is written 10 % discount on downpayment plan.

This is really very unprofessional and bad attitude. Nobody cares.

ello Preet Priyan Singh, as you can see above we had our first meeting with Unitech on 16-07-11 and have fixed 27-08-11 for next meeting to see the progress on commitment made to us. We know that they will again ditch us as the main reason for no-work they are saying is 'labor' but this is a big lie. And after Noida ext issues many laborers are also jobless so no labor crunch in the market for now. But we have to rely on what they are saying for now. Let us come on next meeting in big numbers and then talk together, we will intensify this process with each meeting. Good to see this group growing every day:-) Give you a call very soon.

That is why we want all o[censored]nihomes Noida flat buyers to assemble at one place online like FB and decide on one Final tentative day, when atleast 100 o[censored]s can move to press our grievances/needs before Builder. In between if you have not joined FB Unihomes Flat Buyers group, please Join it. Best way to inform everyone about Meeting is that. In two days 33 Unihomes noida investors have joined it and hopefully in a week time it will cross 100+ Then all 100+ members can decide on final date for the meeting. In between I would intimate all group members about 27th Aug you talked about. feel free to call me anytime :)

Hello All,

Just like you all, I had booked a 3BHK flat in Phase 1 (A block) of this project back in 2009. I have been getting concerned about the contruction status and posession alongwith the recent issues over the land where its building since last few months.
Today I started searching for other people like me who are in the same situation and glad to find this forum so helpful.

I visited the site this morning to check the progress and was very disappointed. The site engineer there (in the their site office) was very reluctant to give out any information. Below given is the progress what I saw this morning :

Tower A - Masonry work completed till 4th flr, roof landed on 6th flr
Tower B - roof landed till 8th flr
Tower C - roof landed for top flr as well - some amount of external white wash started (not sure if anythign was built internally - but external white wash started)

Looking at this I asked the person in the site office that when do they expect the completion of A tower he bluntly said - " i dont know ". I was so irritated but tried to maintain my calm ... and asked him in a different way ... i said "fir bhi .. kuch to idea do yaar ki kab tak complete ho jaayega " ... and he replied "pata nahin sir ab hum kya batayein ismey .. kuch nahin keh saktey " . TO this I replied - "ki abhi 1.5 saal mein sirf 6 floor huey hani ... to baaki ke 6 floors honey mein atleast 1-2 saal to aur lagengey ... ?? " ... this time he did not say anything but just nodded in little agreement ... I felt pathetic at that time with such a response. !!

And on top of all this they keep sending me the demand letters - I just paid the installment for completion of masonary work (on 2nd flr) last week and i saw that roof for 6th flr was on so I am expecting next installment which is due on 6th flr roof completion would come to me within a month or so !!!

I really want to know if anyone of you all are actually paying them as per their demands or has anyone holded on to the payments ??

I have noted down the contacts numbers given in this forum for most of the people and will surely get in touch with you all today evening.

Shantanu, it was insightful to know that. We know the kind of apathy they are showing to individual buyers. That is why it becomes necessary to form and strengthen the group and visit them in good numbers say in 80-90 and then seek a deadline commitment from them. And not just for once but for every fortnight we can plan a Visit/Meeting so as to consistently pressurize them to speed up the work.

I again say, Please all of you who have not joined a FB group beside this one, please do so. Very soon all o[censored]s would hold an online meeting over there to decide upon our future course of action or to decide on Event/ MEETING DATES for every fortnight.

Please do so. It is not possible for everyone to call each other or SmS each other, so only way out is to Join that UNITECH UNIHOMES NOIDA FLAT BUYERS GROUP - FB, so that we can set a UNIFORM EVENT DATE for all to know or receive notifications automatically.

Today`s TOI says that Noida Authority is planning to compensate the villegers by giving them 5% of developed land in sec-117/119/123 etc.We dont know if they have some land left after selling it to builders...The builders should also make things clear as they must be in contact with authority on these issues.
Hope to take these issues in our next meeting with the Unitech..
Yes I also read this issue.I also agree that builder should also update us which portion of land they are going to give them in sector-117.
It is good that authority has taken some decision to stop the agitation, authority may take back some of the land by changing the current master plan in thoses areas. Eagerly waiting for the month 'August-11':-)
The status today give another dead lock to the situation, the order from the court says 3 months they can go ahead with the constructions.. Is it that after 3 months its going to stop again? We have a meeting on 27th August lets make our points of discussion and ensure that we have valid and precise questions to ask as our Agenda. Let make all the effort to get all to this forum and ask them to give there suggesions and problems. Few questions:
1. What is the additional impact of these new problems of Villagers and the Govt?
2. What is Unitech's plan?
3. Is this going to impact on the Financial Aspect of the buyers?

I don't think there is any case pending in the court related to our project, if you know any one please share the link.

Our project is delayed only because o[censored]nitech's pathetic attitude towards customers and involvment in 2G.

This will just help us not fixing another meeting after 27-aug as Unitech can not put 'farmers agitations' as one of the reason of 'no work':-), though it was no way a reason to stop the work since last 8 months.
yes...construction held up is not new issue.Last 8 months they have done nothing and removed all the workers due to their own reason...which mainly due to financial issues.The farmer's agitation is not more than a month old issue.

Yesterday, I went to the sectors 117, 73, 74, 75, 76, etc. every where workers were on site except on 117. It means no one has stopped work due to farmers agitation (same is the court order not to stop work) so certainly Unitech is also not having any issue with current agitation.
Some thing is very serious with the company and no one will save us except our time and unity, in greater noida unitech has given possessions in more than 5 years for their previous projects, but at that time they excused recession. This time there is no recession in the market still builder is going on same path.
Now that we have almost reached the deadline given by Mr Kapoor for resuming works on site but without any progress so we must plan some thing very concrete to deal with such shameless builder. It is more than two years when we booked our flats and it is no where to completion.
you mean they have not started the work yet...I guess in the next meeting we have to discuss this that if they are promising something then keep it otherwise we have to think about some other way as well...I dont know if we can make the minutes of meeting .
Also, as decided we wanted to hold the next meeting at site but now people at facebook wants to meet at their office.
Yes, you will not find any one on site. This time we will go one step further, customer relation manager will say same thing because he is being paid for it I mean this is his job to put company on good side:-) This time we must talk to head of Noida office.

Same news can be found in google by typing "penalty on DLF". We have 100% similar case with our builder, we just have to stand together and proceed. Our agreement clauses are also meant to benifit only the builder, they have put every thing in it in their favour. Our agreements were also signed before required approvals. During application fill-up there was no details given about Force Majeure, etc.
