[Resolved]  Unitech/ Unihomes Noida — Fraud by Property agent "Vikram" C/O Realty Canvas, A - 401, Defence Enclave, New Delhi and bad services by Unitech group.

I booked a unitech unihome at Noida on 27th June 2009 this year through an agent "Vikram Arora", C/O Reality Canvas, New Delhi. He submitted the paper before 30th June. We opted for downpayment plan as unitech was offering 10 % discount on downpayment plan as compared to construction linked plan.

From last one week, I am following Noida office (Ms. Alka, Mr. Rajesh Sinha etc) regarding my allotment letter. Two days earlier, I was told that it had been couriered to your mailing address at Greater Noida. But today, I called there to know the status and came to know that it is still lying at Noida office. Ms. Alka told me to collect it by hand.

I went there and collected the letter. Allotment date was written 3rd July'2009 and the payment plan was written "Construction Linked" payment plan. Then, I wrote a letter for changing it to "Downpayment plan." Now, they are saying that we have to make the full payment within 45 days from 3rd July 2009. But I got the letter today i.e. 29th July'2009.

Also, now they are saying that on downpayment plan, unitech will give only 8 % discount but we were told and also we can check the website, it is written 10 % discount on downpayment plan.

This is really very unprofessional and bad attitude. Nobody cares.

FIR against Unitech Grande (Times of India 25-Oct-09, Page No. 8 bottom), find Google for details. We must unite to talk to Unitech, individual efforts may not prove productive. what you say?

Yesterday evening I went to the site and there is no development at all and off-course Noida Authority (NA) will not allow any work unless project gets approval.

We are not even getting loans from any nationalized banks (not even good private banks), last week I called up SBI Noida Sec-26 manager she clearly told me that this project has not got approval from NA thus no loan.

Allotment letters that we have received is having Force Majeure which only meant for FIRST PARTY interest, customers are no where addressed.

We are 5 friends and each have booked 2 BHK flats and facing the same problem of the non availability of the documents. Second installement is due on 5 Nov and we dont know what to do? Unitech is claiming that one can get loan sanctioned from the banks associated and people are doing it? Pl advice us what to do? Once we pay second installement after that there cant be any turning back.

Kudos to Mr Arora for having the gall to take a big shark like UNITECH to the cleaners. It was about time someone did. The apartments cited in the Noida project are not the only ones that UNITECH has been selling without first getting the requisite sanction of local authorities. I could quote at least two more such UNITECH projects.
Not only does UNITECH force applicants to take ownership of what later turn out to be illegal constructions but also of incomplete units with substandard workmanship in blatant violation of its contractual terms and specifications. This it accomplishes by turning a blind eye and deaf ear to complaints, levying a high rate of interest on the balance instalment payment due and issuing threatening letters until complainants finally succumb.
This is just a co-incidence that FIR has been lodged by Mr. Arora and this Forum is also initiated by Mr. Arora but Nikhil:-):-):-)

It is really good to see more and more people onboard and believe me this will help us at some desperate moments.

For now we, three friends, have also paid or going to pay the 2nd installment because hope is the only word that we can think now but for third installment “Hey GOD help us”.
I booked 2 BHK in Unitech Unihomes in sec. MU greater noida on 22.10.2009, I was told by the employee o[censored]nitech that agreement will be sent after one & half mont later at your address. Please tell me some body what will be the future of this project.
UNITECH is the most unprofessional construction companies I have come across.

I banks are not funding the project, because it is not aporved by the Noida authorities, From some sources, i have have come to know, that they may not get it at all.

However, they are pressuring like hell to make payments. God knows, what will happen to our money ( I have given Rs 6 lacs till date).

I propose to file a criminal enquiry and FIR against them .
I am planning to meet Mr. Sinha, Unitech Noida on this Saturdy. If more people can join tomorrow then we can certainly put some pressure in getting out the facts from Unitech!!!
I request every one who has booked in Sec 117 Unihomes, pl for god sake and your own STOP paying Unitech further. Do not pay a single penny to them. I know that another builder in Sec 70 has already got approval within 35 days from Noida Authorities. These buggers are fooling us that they submitted the proposal to NA in month of July-2009 and they really don't know that they are dealing with tough people. Remain united, and see the wonders. Enough is enough... Do not lose heart. Fight and fight... Hats off to Mr Zamir as he is taking up this personaly with Sinha. I advise Mr. Zamir to meet Mr. NK Babbar who is Sinha's boss and he may help in this matter. At least they should issue a general letter for deffering the further installments till they get necessary approval. What we are asking is only a testimony of lawfull construction and nothing else. DO NOT PAY ANYTHING FUTHER TILL YOU GET PAPERS, I REQUEST YOU ALL.
I am just going to Book a flat in Unitech Homes Phase -II, however, after seeing all this commnents, I am stucked and rethinking of my decicision. They have increased their rates today and are trapping the people. Please advise, as to should I go with booking or not ?
Dear harjeet If you do not want to get trapped by Unitech, do not book any flat. and first ask for a copy of approved lay out and amp of project and unit. Then see those , especially the fools o[censored]nitech mktg team will tell you that everything is in place and once you give them the cheque, they will direct you to the biggest of Commercial team led by Babbar, Sinha and alka. DO NOT BOOK ANY FLAT OR ELSE BOOK BUT DO NOT GIVE ANY CHEQUE OR MONEY.

What is rate they are asking for the flat ? Pls get info from them when they are going to get their paln approved. They don't have answers. Rajesh sinha is telling, it will take another 1 month. What is the discount they are giving ?

No kidding for now. No thinking. PL DO NOT PAY FURTHER!!! If everybody remain united, Unitech has to bow to our demands. United we stand, divided we fall. No questions of interest arises when we are at no fault. It is their mistake for not getting their plan approved, and we are no party to it. PL PL PL PL DO NOT PAY FOR GAOD SAKE AND YOUR OWN SAKE. We will pay the entire outstanding amount till date till we get papers from Unitech
For saving thousands of interest amnt, do not put lacs in jeopardy. DO NOT PAY...

I've also booked a 2BHK flat, my 3rd installment is due on 27-Nov-09 but I'm not going to pay it till they get necessary approval. I've paid my 2nd installment well on time but yesterday I got demand letter from unitech for third installment and they have levied late payment interest saying my 2nd installment was not on time.

Now these are not even picking up the phone. I would suggest to file a criminal case against Unitech for booking the flats without getting all approvals.

We'll have to take them head on and stay together. Tomorrow I'm going their with my friends who have also booked the flat there. I'll update you about their new lie.

I think you guys are right... We should not pay them the third installment.

I have decided i m not gonna pay them the next installment, until they come up with approved map.
This may be good news for us (but still waiting…)

Yesterday I visited Unihome’s site and saw some works in progress including a new site office being built which will be ready within a month( if they continue work). Really exited to see some laborer at site doing some-thing some-thing

Second, I just called up Andhra bank and got reply that Unihome-people has confirmed them that they will get approval in this week so Andhra will start disbursing Loan from Next week.

Let’s keep our fingers crossed by that time
