i have heard that unihomes project has been approved by the govt...please guys throw some light on this?? why this guys are not giving us the required documents then, which i need it badly for my loan approval from the bank...unitech has let us in a very pathetic situation..hope this situation get better in the coming weeks...
Prateek you are right in saying Unihomes has got approval but not all, this is what I have been told by one of the Andhra bank manager dealing with Unihomes loan. Floor plan is still not approved by NA and it may be given clearance in this week (manager's statement).
I am also in touch with SBI for loan and they are also waiting for Unihomes approval. Lets pray they get it:-) and we get our loans from Nationalized banks.

Want to join the community and be together for any such issues. Even I booked a flat there. Also Deutche bank is not the Germany based Doutche bank. Its some other Deutche private loan company(Gurgaon based), which is not the Deutche bank we all know. You may post a home loan request with Deutch bank and know yourselves. Infact no bank authoprity is offering loans for this project.
unitech site office is under construction at sec 117, some work has been started & their staff is sitting there it was told by somebody to me .. can anybody living nearby verify it.
I visited Unihomes sec.117 site on 21st Nov.last SAT. I met with Project Manager and other contracter. Some work for Phase 1 has started 2-3 days before and phase 2 work will start within 2 weeks as per project Mgr. He claimed that the plan has approved by NA. There are 2 things which shoked me and other allotted I met there.
The original site, on that basis I and other people have opted to book 2BHK has not been approved by NA. The new location is 300 mtr.away and directon of the flat might have changed. I am concerned that my sun facing flat may be changed. Another shocking news to me is that NA is constructing SEWER tratement plant nearby which will spoil the surrounding. This is the reason they gave for delay and shifting the site.I was told at the time of booking that it is water treatement plant. Now my point is it is the location which matter in deciding the price nowadays. that's the reason similar size flat price differ so much.
This is absolutely cheating by UNITECH in lagal word as with out our consent the site is changed.it is like shown thing and given something else. Pl. join together to fight this as it is more difficult for 2-3 people to fight with UNITECH. I hope UNITECH will listen our genuine concern and will compensate us even if we want to withdraw as the prices of other property have gone up since.

If you visit the www.unihomesgroup.com, you can see the master plan, key plan etc. Is the map which is being constructed is different than that ? I agree with you that in the months of June, July some map was floated by dealers which is different than what is posted in the website.
Regading your concern of sewage plant, we discussed this in detail in our google group. Many members told that sewage plant is not a big deal. Now a days sewage plants don't produce foul smell. A very big sewage plant is in sec 50 but it is not concerning anything.

After reading all the comments, I request all the guys who booked flats in Unitech Unihomes phase 1, 2 etc. to unite and form a community and ask the unitech management regarding the status. Only by uniting, we can teach Unitech some lesson and I am sure that all will fight for their hard earned money. What say...gentlemen.

Not buying any more flats from Unitech and bringing the fraud o[censored]nitech to public notice might act as a check for arbitrary methods o[censored]nitech.
Also guys don't be in a hurry for quick buck (by booking a flat and selling it in 2-3 months for quick profit)...
The era of quick bucks is over now...people have made money in the past ...but it doesn't look so in future...

In case Unitech has altered the site or orientation, we should talk to them in a forum. Only talking for talk sake of forming a forum will not work. All the guys in and arround Noida, pl be unite and talk to Unitech. They has to compensate this change to us and also give us a opportunity to exit without any terms and conditions. I had left many low pricing projects (Amrapali & Jaypee) due to my booking in Unitech. Who is responsible for this? ONLY UNITECH.

As far as sewage plant is concerned, it makes no difference as no one can do anything about it. It won't affect prices thes days. if it had not only sector 117 will had foul smell, but sector 118, 119 ans 120 will be affected by the smell as well.
Secondly by the time the flats are built the prices will be approx double in value. location can be changed at any time without consulting the buyers, thats what the ageement says. I hope they do not alter it a lot. Most important thing here is the construction starts and ends within the time limit.

There is no agreement letter issued which seems to be unusual in the case o[censored]nihomes noida...the letter issued is terms of agreement which is not even on stamp paper.
Did you talk to unitech in this regard ? Whaever they have written or promised in allotment letter (e.g. possession within 24 months) which is not on stamp paper can't be challenged in law of land.

I agree unitech and there employees behaviour is truely unprofessional. I am also one of the victime like other. I think the map is now approved but we are still trying to get the non encumbrance certificate from unitech which is also one of the requirement by banks to disburse the loan. i am trying hard from last one and half month to get this certificate but all my efforts are in vein till now. did anybody get the Non encumbrance certificate from Unitech till now. Please respond
I just talked to Unitech people and he told me that now all approvals are in place and you can get loan from any bank, Andhra bank will start disbursing from next week. Please assert this information at you end:-)

The whole thing of pilling work going on in nothing except hogwash. Came to know that SOME form of work is done on weekends to fool the customers. Other days nothing is done. All brokers are now concentrating on Amrapali Zodiac, Prateek Laurel etc projects that are coming in the vicinity and they are not advising to go for unitech as it's eroding their customer base.

Baba..I have seen the site on weekdays too and saw work going on. May be you are right on the financial condition o[censored]nitech..but if you compare the quality of already completed project o[censored]nitech and Amrapali..there is lot of difference...anyway..lets' hope for better.

Unitech is not giving power backup for flats ..it's only for essential services. Also they are charging 2850+ sqft for the flats wwhereas amrapali and prateek laurel are charging 2350sqft. There loading area too is less.Amralai has so many unfinished projects and god knows it will start with which project.
Also as far as allotment letter are concerned there is no transparency in it. Absolutely no transparency. They have hired one truck and mostly in weekend(weekdays near X.mas and new year as people come of weeekdays too during this year of time) they do some kind of work.
There completion date of 24 months time starts from which date ..only God knows. They have got money for the phase-1 project, then why dont they honor it. Has any one received CLP's first demand (first installment after construction begins)? This is just to know what date they will assume for construction start as work on site is very-very slow (as on 10-Jan-10 site visit).

Secondly the construction work at the site is in progress or it is only for name sake only. I have heard through T.V. news that some builders in NOIDA are diverting funds for the completion of their old projects, is it applicable with Unitech if so how the flats delivery would be made on time..
