[Resolved]  Unitech/ Unihomes Noida — Fraud by Property agent "Vikram" C/O Realty Canvas, A - 401, Defence Enclave, New Delhi and bad services by Unitech group.

I booked a unitech unihome at Noida on 27th June 2009 this year through an agent "Vikram Arora", C/O Reality Canvas, New Delhi. He submitted the paper before 30th June. We opted for downpayment plan as unitech was offering 10 % discount on downpayment plan as compared to construction linked plan.

From last one week, I am following Noida office (Ms. Alka, Mr. Rajesh Sinha etc) regarding my allotment letter. Two days earlier, I was told that it had been couriered to your mailing address at Greater Noida. But today, I called there to know the status and came to know that it is still lying at Noida office. Ms. Alka told me to collect it by hand.

I went there and collected the letter. Allotment date was written 3rd July'2009 and the payment plan was written "Construction Linked" payment plan. Then, I wrote a letter for changing it to "Downpayment plan." Now, they are saying that we have to make the full payment within 45 days from 3rd July 2009. But I got the letter today i.e. 29th July'2009.

Also, now they are saying that on downpayment plan, unitech will give only 8 % discount but we were told and also we can check the website, it is written 10 % discount on downpayment plan.

This is really very unprofessional and bad attitude. Nobody cares.

Unitech — mis selling

I have noticed an error in my letter to you . I had purchsed the flat at Unitech uniworld in 2005 and paid them off in 2008 February

Just for information:

After F-block construction start, digging work for D block has started (few minutes back I came back from Unihomes site). So 4th demand may be coming soon.
Guys!! I went to see the construction progress..and yes there is some construction is going on..though speed is slow...some labourers were making frames and two guards were on main entrance...but actually the construction plan is not very clear and there is no one to explain.Unitech has sent the third installment payment but they should show us or upload on their website the actual construction progress of one`s unit booked.The construction and master plan is not matching...

They have started the piiling work some 50 meter after the road...if you check the master plan the constrution of F block should start after 20 to 30 meter from road...

If you follow the master plan the construction for phase-1 is not started yet...

This project is going to delay for 6 months to one year ..that is sure...

I came to know through the T.V. news that 10 % service Tax is imposed on the builders against the under construction houses or booked houses and the same is being recovered from the customers who have booked the homes, by the builder. Friends appose this tax imposition by awairing the customers who have booked their flats in any construction co. Be unite and get legal advice also write to the FM for the removal the service Tax.
who the hell on earth told you to book through a broker, you think you will fill the coffers of an uneducated illiterate broker, and the educated professional employees will be at the besk and call of your irrelevant complaints ??? ask your soul before you scrib !!!
I am planning to buy Uniworld garden in sec 117 - i think it's in same compound as Unihomes. Pls suggest me a- are there any issues in 117?
I also booked in phase ii. I also think sample flat should be there.Fund should not be transfer for other project.Date of next installment must be informed by sms, e mail, phone with one month time .unitech people shoud consider above and we all the persons who book in unihome should make pressure for it.

I can say good progress for B and F blocks only but for rest it is very slow. For D block in which we have booked is even yet to start, we have received 4th demand for this block but the work is not even in progress. When I talked to Unitech account manager in this regard and he talked to some site engineer I got answer that 2 feet deep small area digging is so called "commencement of work" for these blocks, I am even doubtful that in that small area even two blocks can be adjusted! We have to deposit money by 12-apr-10 and we will again go on site this week ends to see the progress.

We can not even see the Block number indicator plates for D block.

Frankly saying creating a building frame for 9 or 12 storey building should not take more than one year and then remaining one year for finishing. But important is that work should be in progress with steady pace.
I am thinking of looking at Amrapalli thru Investor Clinic. Is it ok?
Foundation of 6 towers (F1-6) of Phase 2 almost complete. Gr.Fl.structure in progress. I think work is progressing but pace looks slow.I talked to some contractors they said foundation is critical which now complete. creating structure takes very less time comperatively and they r hopefull to complete the towers on time.Hope things should be well. I visited the site yesterday only. keep posting it helps.

Friends, on Sunday & Monday I visited the site the work for D block is not started so far and for other blocks work speed is very very slow, only few labors are seen at the site.
It is pathetic attitude of builder and as for some o[censored]s it is going to be one year when Unihomes Noida flats were booked situation is alarming. As they have already taken 4th demand (which was biggest amount in all installments) for ‘commencement of work’ construction would have been with good pace but this is not the case. Here go some facts:

- In this project there are 6 block (A to F) and approx. 30 towers (of 9 and 12 story) and working this much towers would need a significant amount of laborers
- they took excavation-payments for most of the blocks by 17th Feb 10, for D1 and D2 by 12th Apr 10
- and so we have already paid 35 to 40% of CLP price, if compare our amount with down payment then it will be around 50%
- about D blocks when I asked Sinha and Site engineer they told me that one feet ‘GADDHA’ (dig) is start of work, ridiculous
- The progress is OK only for some of the towers in Blocks B and F (not all, there are 6 towers in these blocks). Reason may now be obvious, visitors see them because they are on-path from where we go to visit site and this attracts new customers as well, a mirage.
- Rest of the blocks is still under piling stage which is ridiculous as they do not dig too deep just one or two feet and they do some manual piling which is two days work (at most).

Now keeping in mind that most of the buyers are from middle class or lower middle class so it has started agonizing us and time has come that we should get together and go and talk to builder about this. As it is already going to be one year when this project was launched and progress is not acceptable so we must come together, we all know about plight of this builders share price after year 08.

Off-course as we have purchased flats from this builder so we can not think of bad about it but the facts are facts and we should not just have attitude like ‘wait and watch’. Now time of excuses is over, all other builders in same area who launched their projects recently started working day and night. For example, work on Pan Oasis site is 24 hours a day (it just in front of my house), Zodiac they also do the same, Supertech Pavilion 34 which was launched along Unihomes is having significant progress, same of Prateek 61 and other builders. And most importantly others have not committed possession in 24 months as our builder did but no sign of commitment to meet the deadline.
what about a dharna and juloos infront of their site office on Sunday.
I think Dharna and Juloos is political weapons:-), we just need to talk to them in bulk to convey that we are really concerned about 24 months commitment. I personally go to the site almost every week (as it is near my house) and talk to people on site, last time I talked to site engineer (R B Singh). Similarly I talk to Sinha once in a month but one man is not enough to build pressure.

As there are 3000 buyers (flats) alone in Unihomes and some more for Unigardens so every one must analyze the situation on their own.
Is E-block (phase 2)construction started ? Is any body pay full payment, shifted from construction plan to down payment plan.Please comment.
Any body having idea on the latest construction speed? Do you think they would be able to deliver the project within 24 months as promised earlier?
